I have lived here for six years, with the new administration. It's very pleasant and clean, and there are numerous activities. The administration all the way to the maintenance department are very accurate and kind.
Very excellent service in all areas maintenance, mix and mingle , staff involvement and professionalism Property is always kept very clean and outside grounds are kept very well also. Thumbs up !

I have lived at the Overture Highlands for almost five and a half years and I’m extremely happy with my experiences here. The community is professionally decorated, always clean and neat, and the staff is awesome. I have ample opportunities to enjoy activities with friends and to meet new people. I never imagined that my retirement could be this comfortable and enjoyable. I would recommend this community to anyone seeking a wonderful retirement experience.
Love Overture. The pool is fantastic and the exercise program with Kenya in charge is outstanding.. Our office staff makes this a great place to live. I have lived here since it opened.

I have been here since 2020. The best thnk is the community of neighbors. People here care about each other. It is also a great home, not just an apartment, with plenty of storage and the best maintenance in the world. I don't even change light bulbs.
What can I say? Alot! First, the location is primo! Minutes from the freeway…shopping and entertainment are literally within walking distance! If your a homebody, this is your place. Coffee bar, big screen media room, billboards and an in-house salon. Ok, now the apartment itself….marble, stainless steel appliances, glass shower, yeh a few places have similar, but not with the cavernous space to go with it. Soooo quiet. You gotta come see it! I saved the most important aspect for last. The people here, including the office and maintenance staff are caring and professional, note the order….caring and professional. Take my word for it and come take a tour, tell ‘em I sent you!

Great building. Great shopping areas. Theatre just across the street. Total worry free living for me. Amenities are also good. Office personnel are pleasant and accommodating. Rent increases are moderate and comparable to most other upscale 55+ buildings.
Location, Location, Location! What isn’t here? You can find a better location. My doctors are all within a2-mile radius. I can walk to the mall and even Costco! Friendly staff and neighbors. I have gotten great tips and ideas. For those who hate to drive like me, low traffic area make it easy to get around without having to get in heavy traffic.
Have not moved in yet but from first visit through the sign up process the performance by staff has been outstanding. Facility is exactly what we were looking for.

Overture is perfect for my needs as far as price and location. I feel as though I live in a neighborhood, not just an apartment. Overture truly is a community.
We have now lived here for almost one year..and we absolutely love this place!! People are so friendly, the staff is awesome and the social events great! Couldn’t be in a more perfect place to call home?

This is a great place to live..weekly Mix and Mingle on Thursdays, special events and parties, a wonderful heated year around pool and a very nice gym and great exercise classes. The residents are so very friendly and the staff is always there to assist you ?WONDERFUL PLACE TO CALL HOME!!
I have lived at Overture for 7 years and have enjoyed the swimming pool and fantastic exercise program. Living near the Highlands and Parks Mall are a definite plus..i enjoy meeting friends at Mix and Mingle and line dancing.

I’ve visited friends who live in 55+ facilities and Overture is the best by far. My friends who come here also love it. The only thing I would enjoy is if the building would allow us to have the fireplaces operating continuously. It adds so much comfort and ambience to the bldg.

Max fixed my light switch problem quickly. Our maintenance team, Max & Norm are great.

We absolutely love Overture Highlands..we have been here 4 months now and have enjoyed every minute!! It is a great place to call home! We enjoy having coffee on our balcony overlooking the pool area each and every morning, other residents are so friendly and the staff is so helpful at addressing any problems or issues that you have..we definitely picked the right property!!
My husband and I have never lived in an apartment and that we thoroughly enjoyed this staff is great and our neighbors are awesome We have a lot to do every day. Everything around us is clean, organized, and pretty shopping restaurants theater. It’s all here I would recommend this place to anyone that is a great place to live.

We have now called Overture Highlands home for 3 weeks..it is truly a lovely property to call HOME!! The property is spotless and always smells amazing!! The residents who live here are so out going and friendly..AND THE STAFF..well they go above and beyond to assist u and so far we have attended two functions that have been delightful..they work very hard to please all the people who live here at Overture Highlands..we feel we have chosen the right place to call home?
They been here just a little while and I really enjoy it Place is clean and quiet. My husband likes it also even my baby Sammy is enjoying it. Still trying to get settled but sooner or later it’s going to happen. Your employees are great. Dominique is fantastic.

WE had a Senior Prom that was a great success, I enjoy the resident saying how much fun they had. this project was resident lead with wonderful help from Overture Highland staff.

I have nothing but positive feed back regarding my stay this far... I was met with a rude neighbor the first week I moved in, but have been informed that the person is no longer a resident here...everyone else have been very nice and friendly, as it should be. The staff is amazing!!!

This apartment complex is close to my doctor offices. My pharmacy and local restaurants.
I am very excited with my move here to enjoy the all activities.The management team here are very professional, knowledgeable and friendly.
I love it here. It is so peaceful and quiet. The neighbors are so kind and helpful. The staff is always so friendly and pleasant to speak with.
I just love walking into the doors and the hallways smell so nice and inviting and clean. Everything is so fresh and wonderful here.
Once I get everything situated in my apartment I will feel even more at home than I already do. I feel so comfortable and safe here.
Our building is beautifully decorated for Christmas. Mix and Mingles are fun and we have new neighbors who are nice and friendly. Our maintenance crew has been very busy getting our work orders done. I truly enjoy living here.
Everyone has been amazing! I was invited to attend an event before I moved in and everyone talked to me and made me feel welcome. The staff took me on a tour and made me want to move in. I'm extremely happy!

We enjoy the updated features of the apartments especially the large island in the kitchen and the large glassed in shower. The complex is well maintained and secure. The lobby, interior areas and amenities are very inviting, well decorated and clean. We really enjoy the many activities by the management and residents and the many amenities they have to offer here.

I enjoy seeing how nice the landscape is when I drive back home, because that’s exactly what Overture Highlands is to me, Home.
Recently renewed my lease and several reasons why I did. Very comfortable here. The location is perfect for me as it is close to family, shopping and restaurants. Could not be happier with how the staff here has treated me.
My husband, my mother and I have lived here since March 2023. We downsized from a large house to the two bedroom apartment we have now. Since we've been here, we have met several nice people. This year I participated in the water aerobics and really like it. We have had friends over and have received rave reviews on the property and the people that have greeted our guest.
Any maintenance issues that we have had have been addressed quickly.
We hope to be here a long time.

Our experience here has been very professional as well as very friendly both the complex as well as the persons that manage it have always been concerning about all the things that were needed to get accomplished on how to live well here as well as have a good experience with others and I do appreciate that very much.
A resident for less than a week but among the reasons I chose to live here was the staff. Every member of the staff has been outstanding in every interaction we have had. The property, the amenities, and the location also helped make the decision and easy one.
I like it fine. It needs paint through the common area. More security and gates and doors that are in disrepair. Better common element housekeeping. Management and maintenance by Norman are all exceptional in my opinion. One of our front desk staffers, the leading agent can be very dismissive of residents questions and help. Amber and DOnna are wonderful.
For the most part, all is good. Dissatisfied with the fact that the east door by the salon is a weekly problem along with the east entry gate to the east door. Not a week goes by that there is not an issue. It's been this way for the past 9-10 months. There needs to be a permanent fix as it is a huge inconvenience when you can't get in and you have a cart full of groceries.
Also, we have been too understaffed at the front office for too long. It's obvious on a daily basis. The ladies that are there are doing their best but we need leadership on site.
Community is clean, quiet and well staffed. Residents are friendly and respect the physical aspect of the property. Staff members are respectful and very attentive to the needs of the residents. My only concern is not being introduced to my unit before I moved in.
Very clean environment. Still waiting on a maintenance request to be completed. The commons area is nice and the staff are all friendly. Love the closet space and the big kitchen.

I love my apartment. I am sometimes unable to participate in activities because of my work schedule. Staff is friendly and usually helpful. Communication is better, but still lacking in some areas.
I love my apartment, but I look out my windows and see dead trees and ground cover. And I pay extra for my view. The pool is always clean, the new cushions are lovely, but I can’t really see them because of the ugly brown pergola.

Generally, I’m pleased with the experience. However, common element issues still persist—broken doors, gates, etc. additionally, carpets in halls need a deep thorough cleaning before 6 years old and the entire property needs paint on baseboards, walls, resident doors.exterior paint and doors need refreshing. Also, many of our events are resident led or they are outside vendors giving a seminar. Stringer enforcement of pool rules should be applied. If management and employees aren’t willing to take a look around, I suggest a pool committee. Thank you.
Things are always breaking down and taking forever to get fixed. Once it is fixed it breaks again. The parts are coming fronn overseas so that takes alot longer.
The people here for the most part are friendly except when closing outside doors.

Parking is not always convenient to my apartment. Most events are during the day when I’m at work. The mail is not convenient. When I order groceries or food to be delivered I have to do it to business hours but a lot of the time I’m at work.
New management seems good.
Not recommended for those of us who are hot natured. Lots a good people live here.
It’s just too warm in halls and common areas!! I’d love to wear my pretty sweaters. I’d love not to start sweating before I get to the elevators. I’d love to stay downstairs longer and visit with my friends!
The building and apartments are very nice. The gates and doors often malfunction and/or are left open making safety and security a concern. Communication and maintenance are continued issues.
There are a few things the residents are unhappy with. I will leave my thoughts to include the many surveys submitted, many of which I think have been thrown away. We need leadership here now, not petty differences. A manager is to manage the property and facility, not the people being treated as students in a junior high being summoned or sent to the office.
I’m only giving average reviews until somebody pays some attention to the dog park. For 3 yeas we’ve waited for weeds to be controlled and for the park to be watered. Now in addition to those same problems, we have ugly rocks and ugly, faded flowers in some ugly pots. The cracks in the dry ground are about 2-4 inches wide. Please take care of the dog park!!
I do not like apartment living. It is noisy. I prefer to be left alone. I do not like to participate in the activities.
I very displeased that you never know if you have to lift up or push down on handles.. Something is always broken & this place was built for tall people. I have trouble accessing my cabinets. But, Greystar does not really care. They are just a big greedy copr.
Landscape is drying up and cracking open due to lack of watering. Staff is leaving due to new management approach. New approach is not merely different, but appears to be authoritarian, somewhat antagonistic, and ignorant as to how to deal with it's new customer base. It would appear that many current tenants would not sign a new lease.
I have been here 4 years. I lived in my last home 38 years & homes prior to that. I do not like apartment living.
Things have improved since Amber has become the manager & Donna is great. Norman get 5 stars for his maintenance.
Something is always breaking though, doors, gates, elevators etc. People are very poor about cleaning up after themselves & their pets.
There is a lot of prejudice here. I realize there are a lot of things that management can't control & this is one of them. And to think we have people that steal items is horrible. If they are found doing this, I hope they are evicted.
I wish the noise in the pool could be controlled. I can hear Kenya yelling out the instructions during pool therapy like a drill sergeant. The people can see what she is doing, why does she have to yell out the instructions. I realize, that children are going to be noisy, but I wish the parents and/or grandparents would respect other people that live here & tell them not to be so noisy.

The first year and a half was amazing. There was a truly caring team of staff members and a strong sense of community. Then change in management and everything changed. Based on how they responded and handled things, we learned the management team Greystar has very low standards. Very thankful we no longer live here and will not refer. The concept of active adult living is a great one! Just be sure you do your research.
Management is getting a little better but still does not understand us Senior citizens! We are a group who needs more communication! Email announcements need to communicate better times and dates!
It's noisy. People do no respect the people that live below them. The noise in the pool area is bad. It should be adults only. Even they are a noisy. I hear the on my 4th floor apt. People do not clean up after themselves or their pets.
Very confusing move in of course it was the hottest day of the summer. I’m still trying to learn the routine, plus get unpacked . Hopefully I will figure out the portal, and routine
For the first time since we have lived here, Safety and security do not seem to be as important as the bottom line. Multiple security gates that don’t lock and slam open. Areas of the parking lot that should be painted so that curbs are seen. Tired of hearing “we are waiting on bids”. Makes me sad!
Communications are the worst.
Upstairs people are very noisy. No respect for people that live under them. I've heard other complaining about this. Reminder emails should be sent every few months to remind residents that are above another apt. to be respectful of those that live below them.
Not enough handicap parking.
Residents do not clean up after themselves when there is a spill or their pets have an accident in the public areas & on the elevator. I found dog poop by the elevator. We need cameras to find the people responsible for these messes. A lot of people just don't care. It's sad.
Visiting children run up & down the hallway.
Loud people in the pool especially children. People need to have respect for others.
Door by beauty salon breaks a lot. There should be a sign placed inside & outside the door saying it is not working & prop the door open.
Gate breaks a lot also.
Lots more but I'm tired.
The current management of this complex evidently has little concept of how to interact with the level of many of the tenants in residence. There are strong racial undertones, and many of us would leave immediately if it weren't for lease restrictions. Many would never again recommend this place to any of our friends.
