So far, so good. Residents are friendly. Front staff are very helpful. Still moving in and getting settled. Maintenance is great about addressing things promptly. I look forward to being a part of upcoming activities once I get settled.
I have lived at the Overture for 6 years and I love living here. The friends I have made are one of the main reasons, as well as location of my apt. and the surrounding neighborhood. This is a dog friendly place and I enjoy walking my dog and visiting with other dog owners. The dog park is fun and a good place to visit friends. There are many activities each day for those who want to participate. I have no plans on moving out of Overture. This is home.
Our apartment floor space is well utilized allowing lots of room to have arts & crafts working space.

Overture Fairview keeps getting better and better and better. Our apartment has a balcony view overlooking the pool that is pristine and sparkling and not only that is heated year round. It's great to see families splashing together in the pool. The activities are so much fun led by Overture Fairview and as well by the residents activity community group. We never knew that getting older meant so much fun with so many friends. You seriously don't know what you're missing if you're not living at Overture Fairview.
I have been here for nearly a year and really enjoy my apartment and all the varied activities that go along with it. We have a good staff now and maintenance needs are being dealt with in a more efficient manner. The maintenance crew is great and work hard to keep things in good order.

We have lived at Overture Fairview for over a year and we continue to really enjoy the experience of sharing life with such great friends. Great events are planned throughout the week and we have professionally staffed exercise classes. Maintenance requests are handled quickly and accurately. I love Overture Fairview more and more every day! The community is wonderful, one of the more beautifully decorated communities I have ever seen, I am very fortunate and excited to call it home! There is every amenity anyone’s could want! The entire community is impeccably maintained, it is a pleasure to walk through to get my mail! Haha! The staff is friendly, I look forward to building a personal rapport with them as my surgical recovery winds down and I am out and about more. From what I see, and feel, I’m going to be very happy here at Overture Fairview for a long time!
I have been at Overture since Nov 2023 and have felt safe and at home due to the friendliness and overall activity level here. The RAC group is a great compliment to Overture’s programs for its residents. My decision to live here was based on location and “initial feeling” about Overture as I walked in.
I also looked for sunlight and a 2-bedroom layout, both of which I have found to work quite well with my apartment. All in all, I am very pleased to be at Overture Fairview!

We've almost lived here almost one year. During that time, lifelong friendships have been cultivated and new neighbors are joining in the Overture Fairview experience. We love the special events and the Residents Activity Community is the frosting on the cake.
Good place to stay. I love the social time with other tenants and friendly staff. I also like the way the staff is friendly and helpful. The outside looks nice with flowers and clean out door pool.
Christine was amazing. From our initial visit to our move date and beyond. We've been here 4 days now and are excited for the future, especially with all the activities on the calendar!

My husband and I have lived here for over 4 years and we love it! Excellent location, excellent staff and maintenance, and great amenities! Many different layouts to choose from. We highly recommend to anyone looking for a new place!

We found our "family" when we moved to Overture Fairview. The maintenance team is quick to respond and the leasing team is courteous and always helpful. They all feel like our extended family.

I love the activities even though I am unable to attend all of them, plenty of people do. Something for everyone. Great place to live. If you love to party or just sit and watch a movie in our movie room its there. Games, exercising, swimming, or mingling with your friends or potential friends we have it here. Too much to list. My husband and I really love it.

The residents in this place are fabulously friendly. That is what makes the difference. Also everything is near in this neighborhood. Groceries, department stores, restaurants, hardware, etc
This is a really nice over 55 complex with great amenities! The apartment are updated and the grounds are well kept up. The area is great and offers a lot of choices to shop and eat.

From the moment we stepped into the lobby from the front door, we felt a sincere and warm welcome. We heard laughter from the residents gathered the breakfast and enjoying plans for the day.

The Overture is like a Country Club without golf and tennis. Poker, bocce ball, bowling, swimming, cooking out, dining out, etc..
Truly an active lifestyle community surrounded by shopping and dining facilities and all within walking distance.
This community rocks! Every resident that we have met so far (one week here) have been very nice and they love the place. The neighborhood is quite interesting and has everything you can possible need. Restaurants, Whole Foods, pharmacy, etc.
Great friends and nice area to live in. Near stores and walking trails. Eating places are near and shopping are in walking distance. Apartments are very nice and comfortable.

Friendly staff and always happy. From the day we walked in they’ve been very helpful. I haven’t met the new manager yet Jenny. Hoping she takes the time to get to know her residents like Christina and Mia do. It makes a big difference when it feels like home. Love the monthly activities and food and coffee and new friends we’ve made.

Overture fairview over the last 5 years that I have been a resident has had more than it's share of short comings, however the last year and a half I have seen the beginning of a much needed turn around.
The staff has been phenomenal ?. Attitude and mutual respect is essential and it seems, we as residents and staff are on the same page. I don't want to leave out our maintenance staff. They have much to do and are always willing to listen to the problem and do their best to solve it in a timely fashion.
I'm happy to be an Overture Fairview resident.???❤️?

Things are so much better here at Overture fairview. Staff is great, maintenance has been very friendly and respectful of any issues that have arisen. Kristi and staff have just received in chairs for the great room,they look great and we were in need of some new ones. Staff seems to be on top of things, what a difference in the direction overture was going.

Things here at Overture fairview are getting back to what it was 4 years ago thanks to the new staff. They have been outstanding. I can't say enough good things about each and everyone of them. Keep up the good work, I'm sure everyone here appreciates all of you.
Wonderful residents and great access to shopping, most within walking distance. Recently repainted. A great maintenance staff, very busy with keeping up with things. For some reason contacting staff and getting answers seems to be very slow. Wish it was better. But all and all, a very nice place to call home.
Christina was just transferring her managerial duties when she secured my apt for rental. Actually, I was her first rental! She did not how to deal with the rewards program at that point but was wonderful about setting me up with the program for as she transferred my large intro gift card on February. ) She then explained the program clearly for me and has been thorough with other questions here at Overture. I have been very happy here!
Toilet paper not kept available to residents & guest in the first floor restrooms. Fob door pad still not operating correctly all the time. It sometimes open on first click of the fob but more times than not it takes several tries before door unlocks. The door has been & is still a problem after being repaired more than 2 times to my knowledge.
My wife Dolores and I truly enjoy Overture and the staff here are great. Since we moved here, we have developed many friends and enjoy all the activities afforded to uis. Great Job, Overture.

We have a new staff member and she seems very interested in our community. We had a wonderful brunch today and our new staff member was on hand to help serve and mingle with the residents. We had a great time dinning and visiting.
I love living at Overture Fairview. It’s a lovely place near many great restaurants and stores. I’ve made so many wonderful friends. It has a lot of amenities and activities. Something is always “happening”.
Our current manager has been a great change. Security is better with both parking gates working properly. Also building entrances are working OK. Amenities have also improve. Will see how our new lifestyle coordinator will do. She seems very open to suggestions. Neighborhood is silent in spite of the many apartments that have been built and populated this year. I renew my lease for another year.
Rating would have been higher if not for the lack of an elevator near my unit for SEVERAL months. Prior management lacked candor and did not foster confidence in their ability to handle this and other situations. Current management has made progress and significantly improved communications. The building and amenities are very nice. Staff is helpful.
My review starts with the turnover in staff and maintenance. I'm not complaining about either its just that by the time I get to really know the people they seem to move on to either greener pastures or a different location. I think most older people like stability. Changing staff seems counterintuitive especially when have great people. This latest change seems to be a good one. We have had disasters in the past. So far it's been a good change

Enjoy being convenient to shopping, restaurants, banking, and medical in good area and neighborhood. Overture Fairview, specifically, has not been kept upscale in 4 years since I have here. Very disappointed. Many issues with entries and exits safety, and elevators. Flower beds color has lessened, therefore taking away from attractiveness. Front lobby area is not enticing, as in color, live plants, seating being very low and difficult to get up from for the elderly, including the barrel swivel chairs. New chairs recently purchased for the large room are lower to floor, less roomy, and harder to rise from than former chairs. Obviously purchaser was NOT thinking of their clientele when selecting chairs. Lobby could improve by having lamps, nicer side tables for seating groupings.
Our manager needs to move to another state. New Manager seems to be really competent. Maintenance is very good. We need a new Activities Director. Residents Activity Community organizes great events and is the best part of living here. Come and see this place and be welcomed.

This place has improved much with the new staff. Kristi, the Manager has been active and effective. We really appreciate Laurenda Johnson our Activity Coordinator. She is also a good cook! Come and check this place we make friends quite fast.
Overall experience has been good. The grounds need updating like seasonal flowers or other landscaping. Common area decor could be freshened up. Resident door decor needs to be limited to the actual door.
We have recently been assigned new management staff here at Overture fairview and I must say things have really started to improve. Kristy has really put a lot of effort into listening to residents
and getting things done that have been long over due. Larenda has really stepped up and made the hot breakfast and Thursday night meals excellent. I'm happier here now than in the past 2 years.

The location is great but is being overbuilt with apartments. Not Overture fault, but that of the town of Fairview.
As a result Overtures pricing is becoming less competitive as new surrounds old

Good place to live. It’s getting close to perfection. Just a little more work and effort should get 100 perfect scores. The staff are working hard. There are staff from the other properties. They are very kind and helpful. I would like to live here for a while and possibly permanently become a resident for a long time. I love the friends I meet and the activities like karaoke or singers who come to entertain us.
While it has only been 4 month's we are finding the comfortable l and ease of living at Overture exactly what we sought. After some minor stoops and starts on several minor maintenance issues we are now living at effortlessly as we planned. We find the residents very friendly and enough activities to pick and choose those of interest.
Improved communication from Management on Residence related matters. Responses have been more timely and better understood. There still needs to be more feedback opportunities for residents to provide input to decisions affecting them.
I have enjoyed my home here at Fairview for 2 years & looking forward to many years more when concerns were raised staff

Great place to live. Many good neighbors left in spite of many leaving to other places. Residents plan great activities. Manager and Assistant Manager are very dedicated and work hard and also Maintenance guys are very good in what they do.
I’m really happy here. It’s so good to see renovations being done and that you’re keeping things up-to-date. The problem I’m having is that the workers have made such a filthy mess of my porch and I can’t get to it to clean it up they put my patio furniture up against the patio door and I can’t get it open. I would have brought the patio furniture in, but I can’t lift it sideways like it needs to be to get in here. I hope you can help me with this and I know some other residents are feeling the same way.

We love living here. We’ve made so many friends and enjoy the many activities. The apartment interiors definitely need some updating. The location is great and we love that we can walk to several nice restaurants.

Generally, we really enjoy the experience here. Been about 18 months, with few complaints, but there are some. Really poor communications from management. Apparently, we have a new assistant manager...there has been no general communication with her name, photo, or other information.
Our maintenance director has left...again no contact from management, other than introducing the new people.
Finally, there are a large number of new residents, who apparently got the same introduction to the property as we did.....nothing. No one gave us gate codes, no one took us on a walk of the property, or explained the rules. Now, we have people using the flex room as a daycare for their grandchildren, people parking wherever they want, including the driveway, and just general disregard for courtesy.
The apt is modern and pleasantly quiet. My neighbors are friendly and helpful. I would like to see the hallway rugs cleaned more often since animals are allowed. The maintenance usually has a pretty good turnover time. All in all I really don’t have any complaints.

In order to keep our building as up scale as others in the area, we could really use fresh paint in the halls and especially by the doors. While I understand people are moving in and out, it seems we could touch these up regularly.

The people who live here are fun and usually engaged in the activities and social forums. Its a beautiful property and gorgeous apartments The area that is lacking is in the activities department- exercise should be twice a week at least… that gives the most benefit. Yoga - water- drumba- strength.
Don't cut corners. Also when residents are inconvenienced by having windows boarded up for months for example - a small stipend or gift card should be extended. When the staff states they are too busy and then are seen on personal cell phones - it does not bode well with concerned residents. When they are seldom seen about the property or stopping by the classes it negates the feeling they are invested in the residents or property.

Overall it’s a good community. Pool maintenance is a recurring issue. For some reason management does not see the importance of contracting with a professional pool maintenance company and instead relies upon internal staff. The pool is closed for (shocking?) on several occasions because of this. I have lived in apartments where the pool is cleaned every morning with no interruption in availability. It is not at Overture Fairview. In addition, management does nothing to discourage the ducks that make the pool their home in spring. The paid water aerobics instructor is a colossal waste of money.
Worry free maintenance to make it easy to travel and not think about unexpected repairs to our old house.

Nice people, professional staff, well-kept facilities...what more could you ask for. Been at Overture a year, no major complaints.
The location is unbeatable for shopping, eating, traveling and health care. Nothing more than 20 minutes away.
With the new manager things are slowly improving. Usually pool does not look clean but still water aerobics are offered. The drywall repairs, due to the foundation fixes, took a toll on our backs when we had to move all pictures from affected walls and some furniture with precious souvenirs inside. Repairs look good. We have had several power shortages lately.
Mngmnt turnover is too frequent. 4 turnovers in 5yrs.
Frequent elevators outrage is against the law in a Senior Citizens facility based on ADA.
Current Mngmnt does listen to Resident issues but Greystar does not seem to offer resolutions.
Garbage dispoble Ben is unhealthy and rodent infested. Inhouse disposal been have no regular pickups and overload, creating smells and rodents.
Uncontrolable evens continue to happen without mngmnt communication to residences, often with no indication of when the issue will be resolved; all elevators Down at same time?
Generally speaking all ok except staff turnover confusing coupled with a lack of communications about who is new who does what etc. Secondly, maintenance of non routine and some routine matters is lacking, again by virtue of turnover and communication of what is happened. They seem to be trying but are coming up short. Otherwise this would be a 5.
First two years were relatively nice, although majority of staff just seems uninterested. In the last year or so, things are just not the same. With the locking of the trash chutes, you now see garbage in the stairwells and in the hallway at all hours, with apparently no way to correct this. Recent new tenants just don't seem to care either, leaving garbage everywhere.
smoke alarm was going off, I submitted a repair request and it was handled pretty quickly. Pool is getting ready for our pleasure and I'm looking forward to water aerobics classes. The exercise classes and dance classes are something for me to look forward to.

Overall I've enjoyed living here. The general location is convenient for me. I have enjoyed the activities and residents here. But the place has changed in the time I've been here. The things I've noticed most are:
1. The appearance & functionality of the place has not been kept up. 2. The big number of residents that have moved out. 3. The level of turnover in the staff also breaks the feeling of continuity & community. 4. Local managers seem to have little decision-making discretion. This adds to residents feeling a lack of ability to affect their environment. 5. The big number of apartment buildings that are being built all around us is disconcerting.
On the other hand, the one unique bright spot here is the Resident Activities Community (RAC) which fills in the gaps in activities after hours & weekends. Love it!
Communications still are lacking at best. Gate to parking has been open for nearly a year. Can't throw garbage down the chute. Otherwise, apartment is great, it's quiet and location is unbeatable.
Things are improving with the new manager. She is doing better in communications. The new Lifestyle Coordinator Laurenda is a keeper. She is dynamic and find much more activities and cook better meals for the days we have socials. Maintenance is slow. This is probably due to a bigger load because of lack of periodical inspections. Trash shutters are kept closed during the days the Trash service does not pick it up, and when shutters are open the trash is to the top! South gate is permanently open so no security.
Great location, close to shopping and restaurants. Residents have many activities to decide if they want to join in. Maintenance staff is very efficient and respectful. We have a new manager that seems more than willing to answer any questions that you have.
Three people at the office. Should ALWAYS be two employees at the front desks. Many times, there is no one. The manager should be seen regularly by residents. Should not be holed up in her office 99% of time.
Not as good as it used to be, Management has no clue how to properly communicate with the residents. As an example..new calendar shows Fall Festival in Prosper on 10/5. No location information, or info on what it is. Assuming everyone knows, I guess.
Convenient to elevator. Stores and restaurants nearby. Everyone is friendly and helpful. Grounds are very pleasant for walking and we even discovered the garden where if you have a green thumb you can plant vegetables or flowers for your enjoyment.

Friendly residents and lots of fun things todo. Maintenance has been
agreeably prompt. There does seem to be an ongoing problem with serious water leaks.
There has been a real effort to make our building look better and it does. Our maintenance staff has its work cut out for them. In some instances due to poor workmanship by the sub contractors.
Communication is still lacking.
General interior building repair and status is poor. Communications from maintenance and corporate are minimal and fair to poor. Waited over two months for door repair from construction crew. Once completed, no one told our maintenance people and we are still waiting for repair of lock. Communications from management are minimal and never include actual information on status, cause, or situation.
This is my first time to live in an apartment. I like the location, literally within a few minutes of anything you would want or need. I can be as active or inactive as I choose. Plenty of activities to be involved in. Staff is hard to reach at times, but they are very friendly and helpful.
Amenities galore. Location convenient to restaurants and shopping. Fairview Town Center undergoing major retail growth. Resident led activities abound.
Generally, living at Overture is a great experience. It's quiet, people are friendly, it's quiet, and nobody really bothers you. The neighborhood is tremendous.
However, recently there has been a large turnover of residents, and it is obvious there is absolutely no new tenant introduction. We happen to leave adjacent to a trash area, so we see the area regularly. Only recently are people not throwing away their soda cartons, pizza boxes, food containers, etc. So they sit in the trash area, sometimes for days. There is dirt in this area that has not been swept up or cleaned for months. We also notice that our hallways are not swept as regularly as they were when we first moved in.
Pleasant experiences, generally, thus far. Unhappy about staff turnover and lack of someone to always answer phones during work hours. Not enough onsite resident parking. It appears that some of those who pay for garages and/or carports, still park in resident open air spaces, therefore creating not enough parking. It would appear a solution would be that each apartment be allotted number of spaces, according to square footage of apartment. And those who have garages and/or carports should NOT park in open air spaces.
The rents are going up, up, up. The amenities and services are not. Frustrating. We aren’t as satisfied as we have been in the past. It’s a shame, because the location is great.
The apartment complex is in a wonderful location with shopping and restaurants all within walking distance. Nice heated pool with hot tub and exercise room. Numerous games and social activities. Something for everyone.
I would rather be living in a house, Overture is a good alternative. There is too much concrete here for me! I do enjoy living where there is an opportunity to meet others. The RAC organization is the best! If not for them, this place would be rather boring.
I have been living at Overture for a 1 year 8 months and very happy where I am. I am hoping that my new lease will be more reasonable when it comes up or I may have to shop for something that I can more afford.
No follow through. Back gate is always open. They took away fire extinguishers from our apartments and it’s been approximately 2 months and have never received new ones. Back entrance door (building 2 south west end building ) unable to get in secondary to refusing to put a lock on it for residents even though there is a place for one. Those of us who can’t breathe have to walk a long way to get to apartment. During a fire alarm event, no neighbors opened doors to exit building . Told FD has list of disabled people who live in apartments and would check the book during a fire alarm event. Verified this with FD and this is not true. Great pool but needs to be updated and it’s dirty. Safety writing for no diving or the height of the water needs repainting. Continental bkf lasts only 1/2 hour. Hotels leave it there for at least a hour to give residents time to get down stairs. The staff is great but there is a lack of communication and follow through.
This Overture has gone down since I move. Communication from staff to residents is deficient. The South security gate and one East entrance to the building are opened or not working constantly. Maintenance is slow. Social events included in Calendar have diminished in quality and food. Hot breakfasts are reduced and of poor quality (pancakes and potatoes). More than 20 residents have left for a newly built property. During 23-24 the Calendar included contests, but winners were not announced. The last manager left at the end of November 2024. A new manager came on the 30th of December. The Lifestyle Coordinator left in December. The Resident Portal was down for almost a month. The computer version is wrong. The phone app works but past information was not properly transferred. The Manager’s 1st day was spent on portal problems. Staff have worked for very few hours during the last artic weather days. Activities suspended. Other Overtures staff offered hot soup to the residents.
In general, living here is pleasant. Nothing extraordinary, but nice.

Parking lot gate has been inoperable for weeks at a time, now a month, for at least a year.
There has been a hole in the street in front for over a year!!
I have been asking to have our stairwell cleaned for nearly a year, since drywall repairs with no cleanup. It has never been cleaned in our 2 1/2 years here.
I feel like things are improving with communications since we have our new girl. I wish she was on site but oh well, we will see how it goes. I'm certainly happy to have a second maintenance person. Much needed.
As was expected but did think the on-site managers would be more proactive in the appearance of the facility, samples of which would include unlatching light bulbs in hallways, damaged walls by movers, overturned tables and chair in ciurtyard(this one I let it go for 2 weeks thinking certainly someone was responsible…wrong. I then turned them upright)
Just so, so. There is a lot of construction going on around us, so, that doesn't help. Lots of work still needs to be done here.
I think our maintenance guys are working hard and doing a good job.
Hopefully all the work that is being done will eventually lessen the work load on the maintenance staff. I also think that one person trying to keep all 4 floors, bathrooms and common areas is a lot to put on one person. The only people that suffer are the residents.
99% of residents are awesome. Grassy dog park is too small. Rats are still big issue as we see them running across the top of the fence while in dog park. We also paid a significant bill because rats chewed up wiring in SUV when we parked next to dog park prior to getting a covered parking spot. Security is an issue as gates are left open sometimes for multiple days/nights.

Getting ready to move after 3 1/2 years. Initially was pretty nice and comfortable-that has changed.
Windows have never been washed in 3 1/2 years.
Stairwell is filthy, with garbage in it for nearly a year.
People above us are extremely noisy, day and night. Asked management to assist-nothing.
Rent is OK, but we're moving to a rental house community, with a yard and garage and additional bedroom and bathroom, for less.
Mature property. Close to restaurants and shopping. Easy access to major freeways. Medical facilities near by. Available parking and overhead protection.
If this is about the maintenance here, it's very good. Any other comments are not as good. I was told that one person was getting more than a hundred email's a day. Sounds like something needs attention here!
Been here 10 days and the fire alarm goes off in the middle of the night. Went on for one hour. I finally called a number I found in the booklet about Overture and told them. Nobody was outside or in the halls.

I love it hear but with all.the construction that has gone on in the 3 plus years I have been here it's getting old. Still would like to see a recycling program.
Last night, Friday the 21, I had a large package delivered. There was only one elevator working way on the south side of the building. I thought I would get a cart to bring it upstairs but no carts!
I had to lug that box all the way to the working elevator and all the way to my apartment near elevator 2.
In June we got a notice fire extinguishers were being checked. Mine was taken and not return until just the other day, 5 months later!
Several weeks ago we got a notice that the filters would be changed in all the apartments but it hasn't happened yet. I thought they were to be changed every three months. I would be happy if they were changed once a year.
The outside doors on the north side of the building by the main entrance are impossible to open without a struggle. Several people with walkers and wheelchairs have complained about that.
Needless to say I'm not very happy with these problems and hope to have a reasonable solution to them very soon.
No professional pool service so the pool is often unusable. Updates and construction is slow moving. There is also new apartments being built causing more traffic and activity in this location. Rents are being raised on existing residents that is often higher than what is being asked of new tenants.
We don’t have an emergency number. Had a situation Jan 12 (Sunday) we could not talk to anyone here. Called the overture number and was cut off. The hey don’t respond to their residents. If you go to lobby no one is there. We got a new manager Jan30. Hope she gets this place fixed. Lots of residents moving
I would like to stay here but it needs to step up Also could we get an activity person who relates to our age group. If it wasn’t for our RAC group we wouldn’t have a very good social group. Some who ran RAC have moved out
I am not happy with our current rate increase. We’ve lived here almost 5 years and our rate has increased over 40 PERCENT!!! I understand Greystar is under investigation from DOJ for price fixing. I agree with them based on my experience and current low occupancy rate!
Keep pool heater on. Many quit water aerobics due to cold water.
Terrified of renewing lease due to price increase. First yr garage went up $75. We all have financial limits. So many leaving and we here can’t make up that difference
Bingo has lost people because it’s cancelled at last minute. Fortunately residents have stepped but they really want to play.
Dust and more dust. Can’t keep up dusting even daily. Swiffer won’t even touch all the dust on the blinds.
Noise. Thin walls and floors. You hear everything from other residents.
Need more than 2 maintenance people since we keep being told they are on a project so only emergency calls.
We’re now told can’t put out trash until after 6:00 pm or b fined?
So many people have left negativity is bad. You should do more surveys.
You can move into another complex newer for same $
Peoples moving out like crazy. Just don’t have the family closeness anymore. Keep getting new people working here. Staff isn’t friendly like before. I’ll probably move this year sometime just don’t enjoy it like before. Staff doesn’t make themselves available to us. How do we express our concerns.
