This is a great community to live in. The apartment we live in is spacious and warm, with a cozy feel. The neighbors are largely friendly and outgoing and are willing to help if you need it. If you wish to be private, neighbors respect that too. The location between two city parks and near the NCST campus is ideal. Access to buses and regular visits from the city to issue free senior bus passes is very welcome. The staff are helpful and caring, and continually strive to make our community better. Maintenance is knowledgable and quick to respond to work orders. I am happy to live in this community!
It has been more than I ever expected.things to do if you want to or nothing to do if you don’t.no pressure either way. Staff is there if you need them but never imposing.

I love living here at Overture. Everyone, including the staff and residents seems so friendly and the amenities are great. I have no complaints so far.
Love getting points but wish you could include points for either a visa or master card that was not connected to a specific store but could be used anywhere.

I have been living here for the past 4 years and Love living here, Lots of activities and friendly residents. The staff is also very helpful and easy to work with. Although we have a nice gym love to see the tvs working properly. This definitely needs work other than that the gym is good.
From the 1st day I saw the community being built, I said I wanted to live here. At this time, I was 48. I continued to say this would be my home, and years later here I am a resident. I am enjoying my journey and my neighbors are awesome. The residents are so nice and helpful.

It has been very quiet and very responsive when maintenance is needed.excellent communication with staff as well.activites are very well rounded so that there are always things to pick and choose from.
Overture Centennial is a wonderful place to live. The apartments are very modern and comfortable, and the management is excellent. The residents are very friendly and there are many activities to do.
You know what they say about where you live - "Location, location location!" We are 5 minutes from downtown Raleigh with Dix Park on one side, Pullen Park on the other a Cathedral on the hill to the North and NCSU all around us. We have an NCSU bus stop in front of our building (yes it's free) and the city bus stop just a short flat walk away. The apartments are upscale and ours is very spacious. The staff are warm and friendly and the maintenance crew are punctual and knowledgeable. We love living here and are involved with the community in many ways. It is a tightly bonded community and we look out for each other.
I have lived in Overture since it opened March 2020. I am very happy here Star, Greg and the team have done so much since they have arrived to improve our complex. We are all very lucky to have them and look forward to the new year with them

Overture Centennial is a fabulous place to live. The apartments are very modern and comfortable. The management team led by Star is very professional and is very focused on a great resident experience.

I am having issues with my refrigerator making taping sounds. Both Greg and Shawn has tried to fix it and they graciously called in GE to see if this problem could be solved -- solution is ongoing, but I am very happy that they are doing everything they can to fix this noise. Living here is super nice. Staff go out of the way to be helpful with a smile, and so much patience. Maintenance staff are the same- patient and helpful, and get the job done smoothly and efficiently. Great place to live.
Tha activity director is very talented. She has added a lot of events/activities that are diverse, fun, creative, thought provoking etc. The monthly activities are given to each resident in order to know what is being offered.

Living here at Centennial Overture has its perks! There are many events that management sets up for the tenants. Also, brunches and sometimes for holidays and special occasions, dinners are served for the tenants. Lastly, the apartment complex is very well cared for. Clean, comfortable and well cared for.

Living at Centennial Overture is a wonderful experience. No noise from rude tenants blasting their music. No babies crying in the middle of the night. A Christmas party, and Thanksgiving dinner prepared for the tenants by Management, and a lot of extras like bingo, movie days, workout room, Friday breakfasts, caring management, maintenance crew, and many other fun and free things to do and appreciate here.

I love living at Overture Centennial!!! First of all, location, then amenities, then never ending activities. There is always something to do, something to get involved in with your neighbors. Now, I'm still working, but I'm looking forward to when I do retire, getting in on some of the fun. Last, the lovely building itself, and it is always clean and fresh smelling. This is a huge accomplishment because our building has it's share of fur babies and you would never know it. You've got to come check us out!!.
it has exceeded my expectations in all categories. the staff has been excellent and always accessible even though I have not had the need of them since there have been no problems but there are always smiling and being helpful to others.if looking for a place that is just a nice quiet and no maintenance then this is the place for you.
I am pleased with the entire Staff here. The younger Staff displays life and vitality in their daily routine and encounters with us. Jane is like she has known us throughout the years. The young Maintenace Men are abreast of duties and requests to be done. requests are done in timely manner, clearup afterward is done if needed. The grounds are maintained beautifully. no trash or overgrown hedges.The entrance display areas are a welcome sight to see, whether from a room in my apartment, driving into the parking lots, or outside on a leisure walk.

I requested several times that someone from management looks into the automatic door closures. It makes live miserable for us old folks how they operate. Some of them are downright dangerous. Besides of that no complaints. Erica does a fabulous job with the events.

Comfortable place to live and make new friends. There are a number of activities for group interaction as well as gatherings for celebration on holidays, a mix and mingle night each week, a craft room with instructor as well as a fitness room.
Enjoyed the past two years. No major complaints, especially with maintenance and cleanliness which is a high priority for me. A change in Staff since I have been here has caused some confusion and disagreements. The new staff is very organized and competent BUT do not have people skills and are not receptive to residents issues and changes.
I’ve lived Overture since the very beginning when they opened In 2020. I love it here and hope to stay in my home as long as possible.
The staff are very helpful and caring and I appreciate that.
Maintanance is first class. Repairs are done fast and right the first time, usually within the same day. A very comfortable feeling.

I’ve met beautiful people here that will be lifetime friends. I feel our experience is what we make it. It can be beautiful if we make it that way. It’s a place where we can reach out make another persons life worth their living. If we are happy, the people we run into during the day will turn into happiness also. Life is not about me, but helping those around us feel good about themselves. We are never alone, there’s always someone around us to talk to. Our staff members are the best now. They are going out of their way to do nice things to make our days fulfilled. I appreciate how willing the staff is to help us even when they’re busy, they still take time to help us with our concerns. I say thank you to each one here who helps us! It’s cleaner than I’ve seen it since I came here two and a half years ago. Big appreciation about that!!

I moved from California to the Overture Centennial a year ago. I have living here to be very pleasant. I am very active walk and use the gym here. Great location with the beautiful Rocky Branch Greenway right outside our door. Lots of community involvement with all the activities available. I really like my (man cave) apartment. Great staff here at the Overture Centennial Raleigh.
After living here for 6 months, we are happy about our decision to move to Overture Centennial. Our neighbors are very friendly and helpful. Management , especially Jane, is very friendly too. They are always accommodating and helpful too. Our apartment is beautiful. The grounds are kept well. The only complaint I have is that many of the interior self closing doors need to be adjusted to the guidelines. Some of them are dangerous when closing.
I hope someone will listen to make it a bit easier for us old folks.

I have lived here since November 1, 2023 and am still very happy that I chose Overture Centennial as my new home. Not only are the residents friendly, but the staff does its best to hear what we have to say (both good and not so good) and to respond as quickly as possible to any requests.
I have never before lived in an apartment setting, so it took some getting used to, but after recently losing my husband, I felt very much alone and it is great that I have friends right around me who really care for me, as well as many activities to choose from so I don't have to stay in my apartment all day.
I hope that this will be my home for the rest of my time here on earth!

Management has recently changed for the BETTER, I believe. However I do not agree with a few changes but as a whole I think it is good. Made friends and enjoyed activities. Maintenance has IMPROVED 100% and made life easier. Cleanliness is now up to standard where under old management it was not.
Clean, good hours of operation, need better parking system. Had maintenance fix my leaky windows, hot water. Need too many characters for this review. Thanks.

It's very nice place to live. Very friendly people. We love the events that they have for the residents. We love the workout room and the instructors days that they come. The coffee area is one of my favorites.
Everything here has been satisfactory for me. I really enjoy the Chair Yoga class..our instructor, Maggie, does a great job with us every Wednesday..I am just sorry our Friday class has been terminated…

Our Winter Gala was held on Wednesday 12/15, here at Centennial. It was a smashing success. The food was yummy, the desserts were beyond wonderful and the jazz band and singer were terrific. The tables had been pre-set with white tablecloths and decorated with holiday lights. The staff, under Catrina's direction, did an outstanding job of making the evening enjoyable for everyone who attended. Thanks, Centennial staff for a job well done. K.H.

Just moved in! Everyone is friendly and helpful! Love my neighbors and the free coffee is awesome! Can't wait to play pool and ping pong. Checked out a book already and will be participating in the craft room.
The community living at Overture Centennial is warm and inviting, as are the apartments. We are about a mile away from two grocery stores, a drug stores, physicians and much more. The staff are helpful and accessible.
After two months we are very happy. Nice environment mostly nice people. Very good and responsive management team. Also the maintenance team is very responsive
I enjoy living in my community. There are a few things that need updating but new management and maintenance have been making positive strides. We received a Thanksgiving gift from the staff, which made me feel appreciated. Nice thought.
Overture Centinnial is improving with new management and maintenance. There are issues and it might be worth considering forming a resident advisory group to work with management to solve issues.
Staff is Excellent Professional, Friendly and helpful. A list of doctors , optometrist and specialist in the area.

Been here two years yesterday, and love every day. Love the availability of two parks surrounding us plus WRAL Azalea gardens in walking distance, plus all the perks that go with our complex. Great managers here also!

events have had better beer lately (blue moon & octoberfest) thank you! we also had burgers once this summer. i think everyone enjoys burgers more than hotdogs. i mention it since when i moved in we had burger cookouts for almost every holiday so i am hoping that there will be more burgers & good beer in 2024.
Enjoy the area.Getting to places around the area is Covid to to get to.Near my physicians and pharmacy. The area is extremely quiet. Activities are plentiful for residents if you are interested in joining in fun and fellowship.
Great location, great opportunities to meet people! I love little details like the shopping carts located at the elevators. The common areas are great places to hang out with others and meet new people.

We are moving in on September 19 but stayed at the guest suite which was very pleasant. The only problem was the bed which is too small for two people.

I was undecided regarding lease renewal and the changes she made were immediately improved. Hence s, I renewed EARLY!
I’ve lived at Overture about 15 months and had a great experience, having met a lot of people who are also residents. The facilities and staff are great. There is a good mix of down time and planned activities.
I really Love living here, people are very friendly and joyful. The only comment is that the food the community puts out for all the community activities has lots of sugar and not many choices. Other then this it is great to live here..
I love living here. Great sense of community. Good activities. Good staff. There's two drawbacks - most importantly, it's rather expensive. I'm not sure I can always afford it and a new fee for parking close to the building may force me to rethink when my lease comes due and the rates go up again. Additionally, this is an apartment community - just that - and so some people who should probably be in a higher level of care community are here instead.
Wish more things start at 4:30 or 5 so working people could attend.

My experience here has been met with friendly residents and great leaders especially Cati who provides the residents with diverse activities. The residents also provide many activities.
OC has an entirely new management team. While they have been communicative individually, there hasn't been any 'Town Hall' meeting to get to know the team and to hear about plans in place for needed repairs, regular maintenance, changes, or improvements. This should occur quarterly.
Two way communication is needed.
We have an incredible resident community. Most people look out for each other. So Overture has got the structure and the residents in place to have a vibrant, interactive community. But yearly double and triple digit dollar increases have forced people out. I understand making a profit. But I do believe in win-win wherever possible.
Community amenities are good and I believe the resident council and the residents make them better for everyone. Again, two way communications on amenities & events would bring new opportunities. Lastly, in relationship to that, a resident survey about both demos and amenities/programs, would help fine tune the community needs.
Call box near other door is not working. Talking with other residents, this seems to be a reoccurring problem. It would be nice to get this fixed. It looks like it might be getting damaged from exposure to water from rain events. It is out in the open and not under a protective cover like the call box at the main entrance. Just a thought.

Sometimes replys from staff take way to long. It is understandable sometimes but not always. Outside of that this palce is a nice place to live.
We're getting better. . .tightening up some needed systems, community checks, community programs. We have new Manager & Assistant Manager who both seem interested in being as responsive as they can be while still running a business.
Great staff and really fun residents!! Good place to live. I feel very safe and appreciated here! Lots of fun activities and gatherings.
The only downside is that when i give reviews, the system tries to make me publish more characters than i want!!
Overture Centennial is a nice place to live. It’s in general clean and secure. Management is available if needed and they are helpful and responsive. Maintenance for the apartment is quick and helpful.
Unfortunately the outside surrounding the building and Maintenance for public issues is failing. Sings are not replaced, dog stations are crooked and not attended to. Locks don’t work correctly. for weeks and months. It looks like that nobody is checking the place on a regular basis. And that’s too bad because it’s a nice place.
The community, the residents, and the amenities are good. Residents have come together to try to communicate and work constructively with staff. There needs to be more transparency about how things are done for more win-win situations. And more compromise about how things are handled. Something that's important to me are the exercise classes. For more than 4 Mondays in a row -- no instructor has showed up?!? Really. Couple of other times - no one shows up???
It is disconcerting that every major news outlet in the US has run a story about RealPage and Greystar being named in a law suit by the DOJ and 7 states including NC for price fixing. Boo. Does not make Greystar look good. Figure out the optics. Chill on the rents rising. My thoughts.

Signs are not replaced.
Lightbulbs are not replaced. Supposedly light bulbs are too expensive.
Doors are open all night. Nobody adjust them.
It’s very trashy around the trash bins and around the back parking lot.
A year ago it was a great community.
Not anymore.
Like the quiet and getting things repaired when needed. Place is clean and the wife likes the activities. Pool is nice. People seem to have pride in where they live.

If a 4.5 star rating were an option, I would choose it. Rarely can you have a perfect experience anywhere you live, but Overture Centennial comes close to perfect.
great events & good maintenance. disappointed the front parking area has not been converted to guest, handicap & deliveries as promised by staff in 2022.
The new management is doing great, very pleased with all the activities at our center. I am only concerned that the new management has changed their office doors from clear to frosted, so when their doors are closed they cannot see who is coming in or going out. This might be a safety concern. Thanks
I enjoy living here. But like anything else, there are bumps in the road. The recent problems with the fitness program are indicative -- and preventable with a little better planning. The last fitness operator ended their programming on 3/26 or 27. So there was no plan to cover 3/28 & 29 classes that were posted as taking place. That is an easy advance fix. Then on 4/2, the new company didn't have a yoga instructor but a room full of 13 residents were waiting for an instructor who never showed up. And the manager indicated it wasn't her problem. Lastly, with a new company and new instructors in place, it should have been obvious that someone from management drop into each day's classes (all new) just to see how they were going. No one did. Or at the end of the week, reach out to participants for feedback.
Switching gears slightly, if management does ever reach out to participants for feedback, perhaps they should find out if any other programming is wanted.
Overall it's a nice place many features available a little on the expense side specially if you happen to end up with a pool view... to me is not worth $300 more. The next issue I got the feeling that I was taken because you get quoted for the rent but, then there are extras, I was told about electricity and water... that are customary but, I did not know about other. To me if there are extras that are not options they should be part of the rent and not separate. Or they can show rent$ garbage$ pestControl$ total$. ...Optionals $$ etc. That will show to me that everything is on list of charges and that there is nothing to hide. I hope they ask me to review again after a month or two not see if all the charges are really worth the money .
Positives:
1. Apartment gets 5’s for cleanliness, quiet, space utility, large kitchen, storage, surfaces, bathroom size and utility, and windows/treatments.
2. Common areas large and useful .
3. Mailroom(s) convenient

I love my apartment but would love if few changes could be made especially put better shelves in the pantry. At present too much space is wasted. As is we have so little storage space in the kitchen.
I have lived here at Overture Centennial since it opened in 2020. I have seen lots of changes and I am still very happy to be here. The location is amazing. Dix park and Pullen park on either side of us. Right by NC State which offers so many cultural experiences.
I feel our new Manager is doing a great job. She has made several changes that were needed. She and our Maintenance staff work hard to keep our community in good shape. They are always willing to listen to any issues or just a hello. I also enjoy the events and fitness classes that we have. The pool and grounds are nice to enjoy in season.
The staff here is very friendly, helpful, knowledgeable and efficient.
However, these are areas that could use improvement; We need a large recylable bin. It is full in 2 days. Picked up once a week. We desperately need a meeting room. Meeting in open area of The Scene is not doable. Parking is a constant issue. Manager says they are working to improve this.
I love my apartment....I love my neighbors. This is my home.
However, recent staff change has impacted the general atmosphere and activities of our community. The absence of management communication and the lack of interest in, and interaction with, the residents has had a profound effect on the morale and participation of the residents. This is not the community that many of us enjoyed in the past. This is no longer the community many of us raved about to potential residents and that is a great disappointment.
All is well @ the moment except I have put in a request for a sign to be put up @ stairwell 3 ramp for moving trucks & all other vehicles to please not block the handicap ramp so I can get in with my groceries or whenever I return from anywhere.
I enjoy living here at Overture Centennial. People here are very friendly and enjoy spending time with other residents either playing games are simply chatting with other residents. Only wish we had more physical activities classes to keep ourself fit and more games on sight like pickle ball, tennis courts or other games.
The community is wonderful. Fellow residents are welcoming and helpful.
We are transitioning from previous to new manager and new maintenance person. We need another maintenance person.

I am very disapointed in my billing , for the water an sewer bill I have called and tell them at conserve that I am being bille twice for my water and sewer bill and they tell me it is because they mad a mistake on the last 3 months and are catching up but they cannot tell me how much was billed wrong
1) do not require event tickets - instead allow 1 guest per resident. events were working ok during the last 2 years. event wait lines were not an issue until recently when residents were treated like children & told the back of the room had to go up first which caused more congestion. putting a band in the middle of the seating area during the december holiday event caused staff to run around finding chairs for residents. the pool table area is a better band location which would also keep it from being too loud.
2) add guest parking to front as mentioned by staff in 2022 with completion due in 2023. residents were never told why guest parking was not added as planned. towing & forcing guests to park in back when they have no fob is not reasonable. the front parking lot should be for guests, deliveries & handicapped - residents can park in back.
residents were not consulted over these 2 drastic recent changes & deserve to have a voice, just like this survey!
So far so good. Two new to say very much. When we have had a question, it has been taken care of.
The people that we have met seem to be of the same mind sit that we are.
I like the quiet of the apartment. The only problem that I have had, is the lack of parking.
Things have changed since i have been here, goingto give it a chance with the new officers , they are all very friendly and we are having a news letter for trhe month, happy to see it. more to follow.
I can see Overture Centennial’s efforts to show their resident appreciation. Their concept is really good and generally well done. However their efforts often fall short. A classic example is the recent Gala. The setting and the music was excellent but the snacks was another story. The quality wasn’t bad but the residents at the end of the line had hardly anything left to choose from or to eat. Also, the wine is always cheap and not very good.
My apartment is great. Just what I wanted/needed. The community was marketed as a 55+ Active Community and I'm 73 so thought I was age appropriate. It's not that active. I have only met a handful of people who are truly active. That's been a bit disappointing. But not that important in the overall scope of things.
My only interaction with the new Community Manager was also disappointing. She was lecturing everyone on the consequences of having anyone's dog pee on the common area rugs. I felt like a 3rd grader and I don't even own an animal. A better approach might have been to ask for resident cooperation in solving a community problem rather than talking down to us. We are after all adults.
The exercise program is great -- good instructors. Like that a lot.
I like receiving texts with events or whatever. Good reminders that come right to your phone.
Very optimistic with our new Manager on site. Excellent Meet & Greet with Cat and Staff.
Greg has been a fantastic addition to Overature Centennial. He has reduced the stress and anxiety of residents in the care of our community. His positive way has made everyone happy he is here.
I still enjoy my place. Air-conditioning is broken on the third floor for weeks. They are trying to fix it. Still get water smell in my faucet. They keep taking away activities. We need more activities in the evening and on the weekend for people who work. It’s supposed to be an active community, but we’re getting more and more elderly Who are not being active. We need things like shuffleboard and bocce ball. Office type work area copier printer.

The only reason I'm ubmitting this review is to calim the points. The process used to obtain my gift card worked fine, but I think it's ridiculous to require a rating for any little thing you do.
Apt. Is OK. Like the walk in shower. Appliances are average. Place is clean and quiet. Maintenance is good. Parking is a real problem for people with handicaps.
Outside door @ stairwell 3 has been unable to access for three months or more. People like me on a walker & others in a wheelchair aren’t able to go to other doors with limited mobility. I have put in work orders & maintenance says they are waiting for a part so they can’t fix it. Thanks for your attention to this matter ASAP.
New Management! Period of grace. Maintenance people are very good. This building needs a staff member to be here during weekends. Carpets by the elevators are in great need of cleaning.
Nice. Still waiting on parking, storage and outside trash
and bench. Wish for weekend activities
and evening stuff. Better communication. Trash bin closer to handicap ramps.

I have not yet moved in, but have met several current residents and was impressed with their friendliness and helpfulness.

The first year here was good my second year here was miserable due to the person above me being Extremely Loud and I assume not with it mentally any longer she made noise at 12:00 a.m. and ended at around 2:00 a.m. it happened sporadically 3-5 nights per week. I informed the previous people who were in charge about it and they didn't do anything about the situation until she left. Being a disabled veteran I did not confront the tenant above because I can have a seizures, she either moved or died and the former staff didn't bother to tell me, because they were extremely unprofessional (sorry but it was true all except for Tori, and Charles the maintenance man) But, for now everything seems OK. I will keep my fingers crossed. I have nothing else to add. Good luck
Moving out, mgt is non responsive, fire alarm system does not work properly I’m moving to a assisted living facility. Have not heard from mgt about my notice I gave to her, I’m leaving June 30.
