Great place to live. As you get a certain age, they are very no tolerance or low tolerance for a lot of things and this would be the place for you to be amongst other age group.

Very quiet and clean. Provided breakfast Monday Wednesday and Fridays. Many activities and special events provided. Friendly atmosphere. Electric charging stations a big plus, however one of the 4 in front of a handicapped space, so never available even though cars that park there not electric. Not near a door or elevator etc., so not sure why handicap parking in this space.

It’s a pleasure living here at Overture Powers Ferry. The location is excellent for my work place and it is also great for all entertainment experiences in the area , movies, games, concerts etc. The staff here at Overture is absolutely fantastic and amazing. I’m still loving living here at Overture Powers Ferry, it’s so peaceful , clean and quiet at this particular location. The staff here at Overture Powers Ferry is absolutely amazing, they are kind and very knowledgeable of what it is that everyone here needs to feel comfortable and safe in our community and to enjoy our environment. The only complaint that I do have is that I wish the price rate would go down especially if you renew your lease, nothing was given to renew my new lease and that made me feel very sad and disappointed ☹️ other than that everything else is fantastic!

My experience at Overture has not changed since the first day. While there are residents who are no longer here who I miss, the new residents are just as friendly. I have met great people, my neighbors are the best, and I continue to feel safe each morning I leave for work and on days I return home late evenings. Sadly, I cannot remember her name at the moment, but she’s my healthy foodie friend who works in the front office. I love exchanging healthy food choices with her. On another note, you will always see her with a smile on her face. Customer service is a big deal to me as I have been in the healthcare field for 44 years. First impressions are lasting impressions.

The activities they planned for the residents are outstanding and versatile. Maintenance has been very prompt and professional.The residents are friendly, outgoing and enjoying life. I am on the top floor and love it. My fear was moving from a house of 20 years to an apartment and being disappointed. However, my experience has been A+. I have the best neighbors, Ive made friends with some wonderful people including a resident who we grew up in the same neighborhood in Brooklyn New York. Maintenance are always available. The activities are awesome. The office staff are always all ears to hear concerns and follow-up.

From the moment we walked in the door until completion of move in everything has been excellent! The staff is wonderful, knowledgeable and helpful. Residents have been so kind by introducing themselves smiling and when in their presence. The only hiccup was my fav piece of furn (2 ft colorful giraffe given to me by deceased son) was missing from moving in. I irresponsibly left it by my car. Still praying to recover it. Otherwise, all is great!

I am so happy to live at Overture Powers Ferry! We have supermarkets within a mile, great shopping centers and three movie theaters to choose from! Not to mention the public parks, a convenient library and many restaurants to choose from. But the best part of living here are my friends and our staff members. I enjoy doing activities with my friends, and it begins with breakfast! Three days a week many residents enjoy getting together in the morning for breakfast where in many instances we plan our day. The staff here plan a myriad of activities, plus they are available to help with anything that comes up with our apartments. I love it here!

I feel like I found my Forever home, a term I've rarely used. From the moment I saw the property I was impressed. I was greeted by Renee whovexcorted me through the property where I stayed in the guest suites. A wonderful experience. The following day she took me on a full tour of the property. My stay here at Overture Powers Ferry has been awesome. It’s beginning to be an Active Senior Community. I’m in my third week of residency and I’m enjoying myself. From the water volleyball to wine tasting (learning about wines from around the world) is making living here great. Kudos to Mr. S Johnson who sweetened and was thorough in helping me through the application process in just seven days.

I love living here at Overture Powers Ferry location, it is a nice quiet community with very pleasant sweet and kind residents . The staff here at Overture is amazing, they’re all professional at what they do best, and that is making all of the residents comfortable and secure with a safe environment and a great place to live. This particular location is a SUPER plus for me because of its location, I work twelve minutes away and it saves me a lot of time and money by living here at Overture. Overture 55+ is an awesome place to live. My hopes are to make this my final home. I especially like community relationships that I have become a part of. Overture offers a lot enmeties that are great for any age group, such swimming, yoga, all resident card games and others. There is the gym that I love do my work-outs. There always somthing going on. I enjoy the breakfast that is usually 3 times, this gets me and others out of the house to enjoy each other. The community events are well-planned and are very rewarding. There have some changes with menu but I will say that I have voiced my concerns and my hope is that some of the suggestions will be taken seriously and implemented . The maintenence is great, they are very conscious and thorough. Being on a fixed income, I am always concerned about the cost living percentages related to yearly leases renewal, I think Overture does a great job in this area as well. Overall this is a great to Live.. Thank you Overture 55+

This is my second year here and I do love it. One the major things here that has gotten my attention is the fantastic gym. A calendar is prepared each month for residents to keep up all of the wonderful fun things and educational events. The maintenence staff is great, they take job seriously and they do repairs with smile on their faces and they always check to make sure you are satisfied. They have change office staff quite a bit, hopefully that soon be consistent. All in all it's a great to live. We know times.are hard for everyone so I am hoping that GreyStar will be among first the consider your seniors with fixed income, when it comes to rent increases. I love the “community “ feeling here. I wish the important issues (fencing around the property, safe area for dogs, control of unregistered cars in our guest parking area) were acted upon, not just placated. Electronic residential gates are left opened, hours after moving vans have entered.

I absolutely love my apartment, I was actually the first to move in the building almost 3 years ago, and ive told all my friends about it and some have moved before they was offering resident referral program, but its ok, I would love to continue living there, and I think i'll be able to with the new early sign your lease plan that going on, so my rent won't skyrocket, other then the rent going up so high that i can't afford it I am very please with everything about OPF, my friends call me George Jefferson, because of me moving on up to a deluxe apartment in the sky, lol

Some outstanding issues never get addressed by management after being reported (or at least the status is not provided). Disconnect between what was indicated during sales cycle and what actually exists at the complex. However, the activities director is excellent.

I do like the Overture/Greystar concept of amenities for residents. Staff tries to respond to resident needs within their authority limits and experience. Maintenance staff is responsive and timely. Building is beautiful.

My concern is the revolving door of management personnel. My next concern is up keep of property on a consistent basis gates broken our Carpet cleaning through out the building hasn't been clean in 3yrs since opening. We are still in lease up with consistent move in out activities we have pets and accidents spills on carpet. Our carpet has even changed colors unless we as residents COMPLAIN nothing is noticed are done When you call down to office no one picks up or rtd calls You must go down to physically speak someone . I'm truly concerned about our quality of up keep we pay top of the Mkt rents and expect them to live up to what brought us in the door as well as Overture expect us to pay rents on time and maintain property guidelines

Secured, gated access, interior corridor access with ample lighting, regular sized dryer and top load washer (Not stacked, so there's no mildew in the washer), the main lobby offers complimentary coffee, hot chocolate, secured, postal and package delivery access, billiard table, card table, screening room for complimentary Monday night movie, conference/community room (event (family and or friends) or meeting, breakfast, lunch, dinner), the best Maintenance Staff (professional, efficient, courteous and resourceful), the Event Coordinator plans and implements the monthly events calendar for the community.

Overall I enjoy living here. However management has changed 5 times. Management are not trained to work with older People. There is no structure to know who is actually here there is No communication between management and residents. There should be at least one meeting a month. Often phone calls are not returned You must stop the turnover of people. There is no respect to the fact that residents develop relations with management. Trust is important but that is ignored For these reasons and the fact that I see no change in these area I am starting to look for another place. No one cares here.

I’m not completely satisfied because I believe maintenance is entering my space without my permission & tampering with things. I’ve noticed that food has come up missing as well as condiments! And there is a possible squatter situation up over me because it’s supposedly unoccupied but I continue to hear noise after hours. I’ve made several complaints to security but it continues to this day!

Christmas night both gates to parking lots were not working. There were cars everywhere in front of building, no one available to assist. Called the emergency number for assistance and that didn’t happen. It wasn’t until 1:00 on 12/26 when staff opened office was the issue addressed. This is unconscionable! Elevator in building 1 breaks down frequently, usually on weekends when office is closed. Need to develop better management for emergencies

No proper communication. Events gets cancelled a few hours before the event takes place. No proper planning in advance to suit the staff. When there is feed back on the outstanding issues, the same answers are repeated over and over. Nothing gets done about the issues.

It is physically very nice but there is way too much change in management. I have had 4 managers so far. Relationships are not valued much, you need to have more stability, people seem dispensable Which i do not like. It is a major problem and nothing is changing for the better.

The apartment I live in is nice. When the coffee machine is working properly downstairs, that’s a great perk! Delicious coffee. Two drawbacks: 1) now that weather is nice, I love to open my windows and balcony door; however, I end up closing them when I get sick off the marijuana smell in this “non smoking” complex. 2) this is a 55+ community which means lots of people are still working until 65-70 years old. Yet, the majority of the activities take place during the day, during working hours. Workers still pay the same rate when they can’t enjoy daytime activities. However, my apt is very nice and it’s home for now.

It has not been pleasant here at Overture Powers. I am now very disgusted when I pay my rent ,the check never gets deposited to the end of the month, that is such an inconvenience. People do not have use of their television for two weeks and there is know email sent to them or a meeting about this . The internet has been completely down. I can go on and on.

Everyone was friendly enough, but the paperwork process was extremely cumbersome. I dealt with four people for more than a month to get everything signed to move in. That was almost 4 months ago, and the person who referred me still has not received the referral check that was promised.

I’ve very disappointed in the lack of professionalism of the staff. They are chngede every few months and the people are inmature and do not know how to communicate with mature seniors. Example, whem speaking to the group, there is eye rolling, hands on hips and making all kinds of movements that we just watch in amazement. I think it would help to allow the staff to work noon to 8pm and have more activities in early evening for people that work. As it is now, they are always running out the door in the middle of an event.

The community and residents are extremely nice, but getting major repairs done is non existent. I waited over a year for a shower repair and it never happened. We have major problems with the internet service they provide (no service) yet you are charged!!! They tell you they will work on getting the company in, but nothing yet…maybe next month…?

I wholeheartedly regret moving to Overture 55+ Powers Ferry. I do not recommend this place to anyone. I owned a home prior; lived in numerous apartments in different states before that. This is the worst. This building is not well constructed - all flash with the lobby plus amenities. Apartments were poorly designed, too. A resident will definitely hit their head on that cabinet over the too low to the floor toilet. Move-in was horrible, with bad experiences from day one due to the condition of the apartment. Unless you live on a top floor, you will hear every footstep of the tenant above you, and perhaps their grandchild playfully running across the floor. Beginning at 7 am this Saturday morning, I've listened to my upstairs neighbor walking back and forth and now I hear her grandchild. It is not all their fault: this building was constructed without proper soundproofing between floors. Plus, here only a few months - elevator out 4 times + parking lot gate hasn't worked many times.
