I marvel every week at the effort and results of our administrative team as they implement our activities! There is not another “Over 60” community that has the diversity of activities offered as are offered here at Overture Arboretum and there is truly something for everyone in which to choose! We have some residents who do not participate at all and that is certainly their choice. But the activities are offered should they decide to join us. Residents can participate as much or as little as they choose. If you are considering a Senior Independent Living community we hope you will call for an appointment and visit us. We LOVE it here!
I enjoy all the amenities that overture has to offer. I really enjoy going down for continental breakfast. We also have a great coffee bar. Close to shopping everything you need.
I have enjoyed everyone of my 4 years here. The facilities are very good and the location can't be beat. There is so much to do within walking distance or a short drive. Residents and staff are very friendly which makes for a great overall experience here.
I love this community because the people living here and working here are kind courteous and friendly. With recent landscape improvements it gives it a friendly atmosphere when one arrives. It looks cared for and inviting. The team does an excellent job at providing refreshments, occasional meals and activities. I love the resident led activities also. They are always fun.

There are so many considerations when making a decision about a community for your residence and some are difficult to assess. One is the maintenance provided which cannot be assessed until you are a resident. A subpar maintenance department can make or break your satisfaction! I have lived in Overture Arboretum for 3 years and can attest that our maintenance department is 5-star!. They care for each apartment as if it is their own and they are the pride of our community. Overture Arboretum is a senior community where you have the freedom to participate as much or as little as you wish. There are many activities planned here and the staff is always open to suggestions. I might add that we have a top notch maintenance department which is the envy of many multifamily communities. Enjoy living here. So close to everything you need. The coffee machine is one of my favorites. We have wonderful games to play during the day. You will find something that you will enjoy.The office is willing to stop and answer any questions you may have. The pool is heated and we have residents that walk everyday to keep active. You will feel welcome at our mix and mingle on Thursday.
We could not find a better community to live in. From day one we were welcomed not only by staff but the residents themselves. It is a wonderful close knit and caring community. Michelle and her team work hard at creating and maintaining this environment.
The leasing process was very easy. The staff at the complex are great! The online portals were fairly easy to access as well. Looking forward to joining the community on October 28th, 2025!

I am so happy I moved here. I have met so many fantastic people who have such interesting stories to share. Some of my friends questioned why I was moving to a 60+ apartment, but I already had a close friend here and knew that this was the right place for me at this time of life. The amenities and activities are excellent but most important is the community of great people.
We've been here 3 years and loved every day. The residents and staff are very friendly and helpful. The few maintenance issues we have had were resolved quickly and completely and the location is great.
Kenia and Debbie have been super helpful in answering all our questions and assisting us with completion of our applications. So happy to be joining the Arboretum community!

We have the best housekeeping specialist Lilia at overture. She does a outstanding job at keeping our building clean. The breakfast bar is organized and kept up.

My experience here gives me peace of mind knowing that I live here without anxiety. When I have had occasion to request assistance from the office or from maintenance, the response is always prompt and reliable. And predictably so.
My husband and I truly love our new home!! The management staff (Jane & Christin) are AWESOME!!! Our every request has been taken care of in a timely manner!! The activities are fabulous!!!

Great place to live. Wonderful staff that makes the community feel like home. Staff members that feel more like friends and family than staff.
We've been here for over 2 years now and I still enjoy every day. The staff and residents are all so friendly. There are tons of things to do with plenty of opportunities to be as social as you want.

Located in an area with ample services, shops, and restaurants. A great sense of community among the residents with space for numerous activities including a pool, a demo kitchen, a theater, exercise room, a craft room, games, a coffee bar, outdoor gas grills, and places to congregate for visiting.
I lived at Overture Mueller for 4 years, and there is NO COMPARISON with Overture Arboretum! From the management staff to the large, clean and well-lit public areas and gym, to the dedicated art and craft rooms (which don’t exist at Mueller) and the clean and well-equipped exercise room (non-existent at Mueller), I am SO glad I made the move here to Arboretum. The pool is larger, clean, shady and such a pleasant area, there is no comparison with Mueller. The maintenance staff are on top of getting repairs done, too. For me, this location is ideal and I am very happy to be here!
Friendly, nice and happy people live here. Lots of opportunities to make friends. The staff is always available and eager to help if assistance it needed.
We are very happy with our apartment and the building. I teach art, which is a wonderful experience for both me and those who participate. It's fantastic to see their improvement and we all enjoy a relaxing time learning about art and its history. Also, I have the best friends in the building whom I love dearly.

We have not actually moved into our apartment as yet. We did come and spend a night with you a couple of weeks ago. We had a very nice time and were so pleased with the friendliness of the staff and the
residents. It helped make the decision to make the Overture our new home. Thank you!
The location is walkable, with grocery stores, multiple restaurants and other retail shops nearby. Most of the residents are from out of town. Mix and mingles each week lead to new friendships.

When I moved into this community, I didn’t know any of the residents. I was immediately welcomed by my neighbors on my floor and asked how they could help me get settled. I went downstairs to a social gathering and was greeted by many residents who welcomed me and invited me to join them at future events. Because of this, I have become an active member of the Overture community. This is my home and I am very happy here.
I moved into my apartment a little over a year ago and have absolutely no regrets about my decision to live at the Overture Arboretum. The community atmosphere and the sense of security are outstanding. A variety of activities are provided as well as ample room to engage in personal recreational pursuits. The attached parking garage is an added bonus.
The Overture Arboretum staff and residents are extremely friendly and helpful. I have never felt so "at home" at a new residence from the beginning--it has always taken time. The facility itself is warm and welcoming. I would not hesitate to recommend it.

Our resident experience has been fantastic. We are surrounded by community, which is the best. I, personally, never feel alone here. We always have something to talk about. I have many activities to do at my apartment, like an artist, but I enjoy being part of this community and sometimes participating in events.
But the most crucial thing was to become a teacher here. I never thought I could do it. We have been painting with Olga for more than two years. The students have proven a lot and are more involved with art and the history of art. Teaching makes me happy! I follow my dreams and hope to inspire all the resident students to do the same.

I am in the process of relocating and so far everyone has been so very helpful. The team at my new community are so pleasant and friendly. Always offering a way to help. The process and communications have been helpful to getting my services set up easily too.
Enjoyed the last time I lived at this Property. So happy the Property Manager Jane Rose is still guiding this property. I really like the landscaping around the Pool.
The apartment building is modern, airy, well-appointed, and well maintained. Amenities include an outdoor heated pool, substantial indoor and outdoor common areas, a dog park, and exercise classes. Activities are scheduled throughout the week (happy hour, classes, demonstrations, etc).
Love living here. I feel so secure. I am close to so much shopping.

Overture Arboretum is a lovely community to live in. The staff is excellent, professional, friendly, loving, feels like home. The decor is beautiful, the maintenance crew is friendly, professional, and like family as well. The coaches for water exercises are great. The entertainment venues are wonderful too. This affects the attitudes of the residents, who mostly seem to be friendly, considerate and above all, happy. That speaks for the ambience and management, I believe.
Ovation Arboretum has a truly seamless application and registration process. Everything can be submitted and completed online, and day of arrival to pick up all keys only takes moments. These professionals know how to simplify the entire process for the resident. I highly recommend Graystars management team!
As a new resident, so far, we feel comfortable have not settled in completely will be there sometime towards the end of October, but looking forward to it enjoying the community

We enjoy living at the Overture/Arboretum. Our apartment is just the right size for us. We travel often and feel very comfortable knowing our home will be safe while we are away. We enjoy walking to local restaurants in the neighborhood. We wish more restaurants would open in the spaces where others have gone out of business in the past few years. Overall, we are very happy living here.
Overture meets my needs at this challenging age. I have comfort in my chosen apartment home. I have friends and opportunities for more through the residents. I have service opportunities which give my mind and spirit boosts ( in my case, I get to teach and share with others). And I have a wide variety of entertainment, social and learning opportunities as well. And my family do not worry as I feel safe. And Overture Arboretum has LOCATION in spades!❤️
I am very satisfied with my stay here. The management works hard and are very adequate. I love the location of the apartment with all the stores so near. The residents are quite friendly.
I have lived here 4 years. The location is ideal. H-E-B is across the street. Medical facilities are near by. The post office is on Jollyville. A branch of the Austin Library is on Spicewood Springs Rd.
Restaurants and shopping are within walking distance. It really is located in a great area.
I appreciate the cleanliness of the Overture. The hallways are cleaned regularly and the halls have a clean fresh scent.
I love that you can put out a welcome mat and put wreaths on the door to celebrate the holidays.
I love the feeling of security and know they’ve done everything possible here to ensure our safety.
I have one thing I wish I had a way to dispose of a door mat, worn out mat at sink, large plastic planters and cat trees.
I do enjoy the concierge trash service which picks up trash at your door.

I have not lived in an apartment for more than 30 years, I have enjoyed living here more than I ever could have imagined. The people here have made my stay a great experience.
My experience has been very good. I have nothing negative to say. My requests on the portal have been rapidly taken care of and I must say Roberto has been wonderful. He has a wonderful attitude and is always very busy and conscientious. He is an asset to our community.

Overall, it’s a lovely place to live. Great community and great location. Construction projects have been the only drawback. And while I know they are necessary, no one enjoys living in a construction zone. I recognize that the staff are trying to make it as painless as possible.

Great for interaction with long term residents. Concerned about number of new residents that are severely handicapped requiring full time care. In many ways, we are becoming an assisted living facility instead of the advertised over sixty active adults.

Property management is an important factor when selecting your residence. My first experience at Overture Arboretum was beyond excellent! Within only a few hours,my AC was evaluated and their AC company was contacted. Only 4 hours later, the technician arrived with a new coil and shortly after, my apartment was cooling. I’ve been involved with property management for a number of years and can identify superb property management service when it is provided. I highly recommend Overture Arboretum if you’re searching for your next residence!
As a community we are de devastated to learn that the assistant manager position has bee illuminated and that our hardest working, most capable, better organized and most trustworthy member of staff had: been let go. Kayla works harder and does more for you than all the other office staff put together.
I am excited that the swimming pool has been repaired. And I still enjoy the variety of exercise classes offered.
I do feel like the garbage pick up at the door for $30 a month, plus the City of Austin fee of $22.13 a month is more money than when I owned my home and had City services. I definitely appreciate the location of this community for all the stores within walking distance.
My husband and I have lived at the Overture going on 5 years and we continue to enjoy the staff, the activities, the friendliness of the residents and the overall atmosphere at the Overture!

This complex is well maintained, and the staff is personable, efficient and attentive. The location is excellent, with public transportation, grocery, pharmacy, and restaurants close at hand.
Michelle and her team are doing a good job. Many improvements at our home recently. New landscaping, nice events, such as the Spring brunch, fixing the pipes, painting the halls, cleaning and striping the garage. Things are looking up!
The residents are friendly and helpful.
The staff is dependable.
We get activities, and social gatherings so we can meet one another and enjoy each other’s company.
Since I’ve been here, the movie theater has been broken down twice and it still is not repaired and I would like to see that be consistent since that’s a big item for people, thinking, this is a great place to live.
I know the staff is working on it, but I hope they’ll come up with a consistent resolution.
We enjoy positive interactions with many old and new residents of Overture Arboretum. With the warming weather, it is great to go for walks and shopping and exercise in the pool. We are still waiting for the arrival of new management.
Our community is filled with many close-knit friends providing security for all residents. We encourage our neighbors. At this time, we are going through many staff transitions including needing much on-the-job training.
Overture Arboretum has truly become our home. we have developed many close friendships and enjoy our time together sharing stories and perspectives and interacting at community events and games.
Generally my life here is good. The constant turnover of lifestyle coordinator position leaves us with confusion and diminished activities. The friendships and community developed here are strong and are the best reason for me to remain at this time. The annual rent increases however, will be the cause of my leaving as the number snd quality of the amenities seems to be decreasing. Maintenance staff is above reproach, friendly and professional.
The majority of the residents could not be nicer. That is what is keeping me here. However there are some newer residents who can not take care of themselves and would benefit being in an assisted living facility. Seeing some of these residents struggling day to day brings down the morale of those who choose to move here for the active lifestyle that is advertised.
We love the interaction with other Overture Arboretum residents and exercising in the swimming pool. On the downside, the quality of amenities continues to be reduced and many new residents appear to be in the assisted living category instead of over 60 active adults.
Overall it is a good experience but there is a problem with barking dogs. They stand out on balconies and bark throughout the day, sometimes for an hour or more at a time. Generally it is a nice place to live.
I'm so happy that the pool is opening soon. I'm really looking forward to sitting outside in that beautiful setting with such nice weather. I hope the WellBeats (?) exercise class self-serve program (touch screen & big screen on wall) will be usable again. It is missed & needed. Thank you to the office staff for striving to improve communications with the residents; it is very much appreciated. As always, Roberto is an absolute pro, a real joy & a pleasure; an A-#1 Maintenance Supervisor & person!
Lovely place with lovely people. Very friendly environment. There are lots of opportunities to meet other residents such as Mix and Mingle. I would like to see a better beer selection at Mix and Mingle, such local craft beers.
The 2-man Maintenance Team is terrific & we will miss Jose's hard work & problem solving expertise, as he retires on Friday. We are so grateful for both Jose & Roberto, & the countless hours they tirelessly work. Roberto highly deserves this promotion to Maintenance Supervisor. This is a wonderful community of kind and friendly, supportive residents. I feel safe here, and am very grateful to live in a place where I feel connected.
Kudos to resident volunteer, Sharon Gilmore, who gets our coffee machine started early! Now residents don't have to wait until the office opens. Such a nice thing for a resident to do for our community. The people here are great!
Too much staff turnover makes for confusion, cancellations and errors in activities.
High rent increases for residents causing them to leave the community, makes many nervous and insecure about whether they will have to find more reasonable living conditions.
This all contributes to lower morale and distrust of the organization. Generally speaking I am happy in my little apartment mostly due to the friends I have made here.
I love our Overture community but, things are not as good as they were when we first moved in. Not nearly as many Overture led activities—mostly resident led. Breakfast decreased from 5 days a week, 8-10. Then, 8:30-10. Now, only 3 days a week, 8:30-10. Coffee was originally 24/7, now it’s only when the staff is here.The breakfast selection needs more variety—for example, we have had the exact same packaged pastry now for months. Some rotation, please. When we question some of these things, we are told” it’s not in the budget.” Well, the huge increases that we’ve been having in our rent are not in OUR budget!! I want to stay here forever! Please make that possible!!
Overall, I am pleased with living at The Overture Arboretum. I am glad they have cut back on breakfast from five days to three days a week, and have cut back on the cost of food for mix and mingle, in order to hold down cost, cost that must be passed in to residents in their rental payments. That is, I had rather keep my rental rate lower than have more food. I would not object to eliminating breakfast entirely to reduce rental rates. Just make sure savings of this type are passed along to the residents instead of increasing profits

Good place if you wish to be active in group events. Location is excellent although the noise on Jollyville Rd. can be extreme at times. Fitness center is adequate but not great.

A community bulletin board might be helpful as to who is sick, or leaving or just needs some help, this would be voluntary so no invasion of privacy. This community offers a clean, safe, quiet place to live. The residents are very friendly as is the staff.
Only drawback is that it is expensive. But what in Austin isn't?
The best part of living here is the relationships with the residents. We look after each other. The worst part of living here is the effect of the latest cutbacks on staff and security. Reduce areas that don’t have such a direct impact on the residents like landscaping, decorations, etc. As long as the place is clean, we’re good. The staff on the other hand is SO VERY IMPORTANT. They aren’t just there to protect your investment (which they do by keeping your residents happy, btw), but they are our support and what keeps it fun to live here and spend time with our neighbors. You’ve reduced the staff significantly in the last 3 years and even removed a significant staff member that affects the security here by removing the courtesy officer position. Pretty soon this is just going to be another apartment complex like all the rest and not worth the cost we pay to live here. Consider what you would want if you lived in an active adult community. Thank you.
I wish communication was better between office & residents. The activities here are so sparse! Building is so cheaply built yet rent increases never stop!

Julie and I love the connection with other residents and the staff.
Unfortunately, our community continues to have issues in the winter months with pipes breaking and flooding apartments. This along with resident reporting of financial hardship imposed on them because of the additional cost of fixing the leaks and flood damage when the building owners should be assuming that responsivity as well as compensating the flood victims for the personal hardship imposed on them.
I want to offer a suggestion. The weekly Mix and Mingle events are not intended to be a meal. The food served is sparse and it is usually not very healthy or appetizing. Yet it is costly, especially the alcohol, and like all costs it must be recouped through the rental rates.
I doubt that as many as thirty percent of the residents attend. Personally, I would like to see Mix and Mingle discontinued, or at least changed in a positive and less costly way. For example, I’d rather have a tasty dessert only that I could eat while visiting or take to my apartment to eat after dinner. Residents could be instructed that water will be available, but if they wish they may bring their own drinks. (I enjoy a beer or mixed drink occasionally, but had rather not pay the bill for the heavy drinker)..
In summary, Mix and Mingle needs change, and there is an opportunity to reduce costs to help hold down rental rates as well as make improvements.

Love living here. They have a great mix and mingle on Thursday. Have meet a lot of good people. We do have many that are not active and block you in. Overall the location is good for me.
Amenities, staff, location are top-notch. There are numerous and always great social events. The residents are friendly and caring. Apartments have nice eye appeal but the layout leaves much to desire. Doors opening and closing interfere with the other. The appliances are bottom of the line, but functional. Ceiling fans are noisy and out-of-balance. Living here is enjoyable.
Been here 4 years in August. I will not be renewing my lease. The noise from Jollyville Rd. has gotten progressively louder both earlier in the morning into late night year after year. There have been zero improvements to the community in general as well as reduced amenities yet the rent goes up every year. There is a handicap chair poolside that has never been usable in the 4 years I've been here.
As far as I'm concerned this place went from a 5 star to a 3 star community in less then a year.
I will leave it at that and if anyone from staff of Overture Arboretum or Greystar wants more information of why I gave this review feel free to contact me.
My apartment has several faults and that is why I expect to move when the renewal takes place in 3 months time.
Graystar is too "woke" for me. It is supposed to be an apartment complex but there are rules that go far beyond anything I have ever seen. I want to see a notice board that residents can post things on.
I want to see Catholic Mass, Jewish Rabbi's, Protestant groups etc. Greystar is walking on this ice here. Resident should be able to decide on their own what groups they want.
I feel that the luster has come off the place. It isn't as clean as it was when I moved in. The services has decline a bit as well. There has also been a revolving door of employees in the thirteen short months that I've lived here.
I was quite satisfied and would give a 5-star rating while Jane Rose was Manager and with the staff we had in the past. However, since Jane has left and now Christin has left, I cannot give a current rating more than 3 stars; and my current 3-star rating would drop even lower if Roberto and his assistant do not continue as our maintenance staff. The bottom line is that Jane and her staff and Roberto and his assistant not only performed their corporate duties very well but also manifested a concern for us residents. Currently, the lack of adequate office staff and the turnover indicates to me that Overture/Greystar is falling down on the job.
Overture Arboretum is very conveniently located, and could be a really desirable property, but because it is managed by Greystar( a very sub-par management company) the property is never cleaned properly. Also, the pool heater will go out and be out for two or three months.
Greystar Properties are chronically understaffed and most community managers are not problem solvers. Everything is done on the cheap. It wouldn’t take much to fix these problems, but with Greystar in charge, the residents, the staff and the buildings always take a back seat to profits for the owners.
Nice neighborhood with excellent shopping nearby. The residents and staff are super friendly and helpful. The apartment building is showing its age with stained carpets from water leaks, there is visible wall and damaged floor tile in public areas, the exercise equipment is worn out and in bad repair. Overall the Overture Arboretum is an OK place to call home.
Living her is OK, not great, just OK. The amenities used to lure you here look good but often don't work, particularly the exercise equipment--it doesn't all seem to work all the time. There is always some issue. One exercise bike that has never worked; treadmills that are supposed to have access to TV, the internet, social media, heart rate monitoring, but don't. Things just don't get fixed despite repeated rent and other rate increases. This place looks good on the surface but underneath there are problems that don't get repaired.
Residents are very concerned with the lack of staff members & recent loss of 2 key staff members/positions, in addition to the elimination of the onsite Security Officer position. Medical emergencies are frequent, multiple car break-ins have happened this past week in our "secure" Parking Garage, and residents are feeling a great lack of support as a result. Most of us are aware that the onus is on the Owners; not on our staff. Our very small, remaining staff are spread too thin (doing the job of many) & overworked. This concerns us as well, as we care about our Overture Arboretum team very much. Residents & staff are all suffering the consequences of these business decisions, and that's just not right.
Resident community support is constant and much appreciated. This is One of the few things that remain constant. Loss of assistant manager position will be deeply felt as Kayla pulled more than her share of the work. Even a friendly “hello” is lacking unless you make the effort first with the newest staff. Near collisions with a food cart during Mix & Mingle were totally ignored. Right now I am very disappointed that the front office team will now be only 3. I think the expectation will be that the residents pick up the slack or more events will be canceled due to lack of staff. I hope I’m wrong. Roberto is always quick to respond and always has a smile on his face.
Please stop taking “things” away from us. We notice little things and they mean a lot to us. For example—for the weekly movies we used to receive popcorn, good candy —-eg fun sizes of Snickers, Hershey’s, etc. and soft drinks. Now we get popcorn and water. Disappointing!!
The residents are welcoming and some offer to help with things I can't do like hang pictures (and I hope help me instal my room-darkening curtain rods. (Maintenance refused to do that???) At night I am just above the bright "P" sign just below my bedroom window which brightens my room.
We have not had a good activity director since Victoria left. Our activities have decreased but our rents have increased disproportionately. When we complain about anything, we are told “it’s not in the budget.”Well, the huge rent increase is not in MY budget! I love living here because of my friends and this beautiful place but it needs to step up in the activity department.
I appreciate your endeavors to improve our community, although I talked to office on Monday about a need for maintenance and have still not received assistance
There is inconsistency in staffing here due to constant turnover of staff. Events planned keep getting canceled. Security is grossly lacking. I was locked out of the garage and my building due to a storm knocking out power and no one present to reset the security system nor respond to my call for help.
There have been many changes in this community the past two years. But what is bothering me is 1). Cleanliness - the carpets in the hallways and tile floors are filthy. Needs deep cleaning followed by daily moping. Also with all the germs, the elevators should be disinfected each day. 2). Security has been a huge concern. There are strangers coming into the building who should be stopped and questioned where they are going and signing in. 24 hours a day. Anyone can get a delivery company vest and be let upstairs at any time.
I am 89 and my wife is 87. My wife’s health has declined enough this year that we know we need to move to a place that provides meals, but we will be forced to continue living here in order to avoid heavy penalties, more than $6,000, although the lease will expire in four months. They even refused to try to find another tenant for our apartment and release us early if they could rent it.
That is, the Overture management shows no compassion and consideration for our needs. It is all about their contract fine print and bottom line.
I could add criticism related to management turnover and loss of institutional memory, reduction in the breakfast bar from five days a week to three, and lack of upkeep in the corridors and other areas.
The biggest downside is the lack of freedom to set up and arrange meetings. This is supposed to be a free environment for those over the age of 60, however, there are restrictions on what meetings you can have, and there is no way to set up and communicate with like minded people. I think my days here are numbered. I feel it is run by a board of directors who are all believers in "woke" principles. In my previous residence run by Brookdale, I did not feel the same lack of freedom.
Sadly, this community is going through terrible things at this time. Unqualified persons in office, displaced disabled residents due to major water pipe breaks and absolute meaningless concern for residents.
I certainly will not be renewing my lease and i wish it was coming up soon.
We had a great staff in office through 2024, then clearly people were thrown into the openings and it has created great upheaval, mistrust and reduced benefits of living in the community.
one year here and we love it. But have a problem
1 The washer needs to be double rinsed every time and therefor I need to run it twice which is waste full, Still even though I sort darks and lights the lint problem is big
2 the stove takes over 20 minutes to preheat and the burners are untrustworthy for heat, not hot enough or burning, though I like the glass cooktop very much for cleaning up
