Greetings from Overture Riverwalk, Well we just finished with the the Holiday events around here, to bad you missed it. Thanksgiving feast was delicious and we even got to go back for seconds! Next it was already Christmas and the festivities were merry and bright! Before we knew it it was time to Ring in the New Year! Where on earth did 2025 go? Greetings, I am coming to you as a happy and content resident at Overture Riverwalk. I can’t begin to say what peace and serenity I have in my everyday life while living here. I do enjoy my alone time but I do like the interaction I have with other residents and their fur babies ?. One of my favorite activities is to walk around the complex and enjoy the beauty and quietness the complex has to offer. I also enjoy giving others a smile :) and a helping hand to any resident that needs a little help!

Everyone that I have met has been very friendly and want to help me get involved. The staff has been great as well. The community grounds stay looking good. Maintenance guys Louie and I believe the other helper was Norbe, they attended to work orders submitted to the them from the front office after I turned in my inventory form from move-in in a very timely manner. Nice guys. They still have to return to paint the patio door outside as well as some of the stucco that was chipped away from the last tenant.

I have been here for about 3 months. I find that everyone is very friendly. There are so many activities that a person can attend which makes it so comfortable to be here. Still learning my way around the city but so far so good. The staff are so helpful and willing to help with whatever is needed if it’s within their power they are there.,This place is 1000% better then where I lived.

What a positive experience with management. The grounds are in excellent shape and very pretty. We just had our windows washed. There is new paint, carpets, and baseboards in the hallways of all four buildings. Such a positive group of people that live here. Not at all an apartment complex but a community of good people.

I was very impressed with what I saw from the main entrance to the outdoor pool area and of course the apartment unit. This place has everything I wanted and needed. Beautiful and well maintained grounds. It's so lovely here at Overture. Flowering shrubs, beautiful trees. The community common areas are clean and can accommodate lots of residents. The grounds been quiet. Its nice to live here with quietness it provides, access to many amenities of the gym, pool, jacuzzi, game room, and more. Need a little more younger activities for our olders. The times are difficult for some who do work during those hours. The facility/company need to provide trips to San Diego, Palm Springs, etc to shopping centers, and/or weekend getaways.

Welcome Rain Yes,it does rain in Southern California. The usual summer of sweltering ,scorching ,humid July and August is now a memory. I have taken advantage of the pouring rain with a morning swim in the warmth of the pool. Among the company of Wet ,shivering and dripping birds looking for a perch and a place of comfort, a couple of well fed stray cats doing their feline downward dog behind the bushes.No spoiled puppies are taking their morning walk .today. Another peaceful comforting day at Overture.

We are so excited about living here! Not only is this community beautiful, but it seems to be managed by such stellar staff, especially Emily & Kim. They are not only welcoming but highly efficient personnels. We came to see the property on Wed & had the lease ready to sign and closed the very next day. Our Senior Apartment Community is all inclusive. Service, yearly maintenance, safety, entertainment, health & wellness, exercise, resources, events for all genders, most holidays etc. The staff is supportive, engaging, caring, empathetic, available, kind, attentive. The elevators are a premium amenity that allows access to three stories in each building. Great for moving in & out, furniture, groceries, mobility Challenged individuals (wheelchairs, walkers, scooters, canes etc.) Really enjoy living & thriving here. Thank You

The Best Parts: Responsive Management: The front office staff are wonderful. They are friendly, professional, and quick to communicate any community updates. Maintenance Pros: The maintenance team is top-notch. Issues are usually resolved within 24 to 48 hours. They are courteous and always clean up after themselves. Great Unit Features: I love the modern kitchen appliances and the fact that every unit has a decent-sized balcony. The layout of the bedrooms is intuitive and functional.

Recommend rent stabilization as Seniors are mostly on limited incomes. Recommend informing tenants prior of increaes such as trash fees bulky items etc. Instead of them just showing up on Monthly statement and tenants not having a voice or option in the decision process.

I gave Overture Riverwalk 4 out of 5 STARS. I would appreciate lower rent. The maintenance staff are excellent, especially Norbert, the head maintenance man; the maintenance men are always prompt and thorough in their work. The office staff are friendly and welcoming, which makes interactions easy and pleasant. The grounds are well-maintained, adding to the overall appeal of the property. The surrounding neighborhood feels safe and convenient. Overall, it’s a good place to live.

Parking is horrible. People are parked in the free spots for 2-3 moths and management has not made them move whereas it makes it difficult for working people around here to find a spot. Even there own workers who live onsight.

This is a 55 and over place to live. It's quiet, tranquil, no loud noises as in a regular community, retirees, single and family oriented place, affordable as long as you can manage all the utilities to be paid (Rent, Water, Gas, Trash, & Electricity). -It would be nice if Water & Trash was paid for as this is an apartment community NOT homes or Condos.

Love the community activities such as New members Meet & Greets where we get to welcome new residents, learn about their journeys, families, interests, etc. Taco Tuesdays, Carl's Jr. Truck every March delivering my favorite burgers. Mother's Day Tea (We got to wear our Derby fancy hats) & have a guest. Father's Day Barbecue 06-15-2024. Staff is approachable, available & helpful. Would love to see the Residents Business Recognitions grow, so we can collaborate & support one another & add value to our Resident's lives. Proud of our new staff-Danielle, Emily & Shout out to Rachel,Kim, Monica, Norbert, Carlos, Louie & USG Courtesy Patrol, Cleaning Crew & all Volunteers on Various Committees. I am especially grateful for the computer room & meeting room to be able to have professional meetings with a screen, computers, printer. The units are very nice. The only real issues is the office not being open from 9- to closing. When there are 2 or more personal in the office, my suggestion is that they take staggering lunches so when residents has an issue they can receive help instead of waiting 1-2 hours before someone returns. The other issue is if they can install quite air conditioners.

A quiet place to live. Parking is not welcoming due to people do not move there cars who are still active living & go places. Prices for apartment living are reasonable aside the additional fees gas, water, trash, & electricity + every year rent go up 10%=$175 or more..

Your rise in rent has been raised too high for 55+ retired folks on fixed income. I will not be renewing my lease that expires on June 30th. Just because rents are going up everywhere does not mean you should raise the rent $232 a month. This is ridiculous and has gone up more than SS. You are taking advantage of elderly people who already have to put their health aside to keep a roof over their heads. Shame on you!
