Great place to live! Neighbors are all good to hang out with and create bonds together. There are so many activities that are all well planed and fun.
KatieRose and I love living here! When the morning sunrise wakes us up to a new day, I open the blinds to let more of the light in, and crack the door to let KatieRose start greeting all her pup friends that walk by. I have met 4 of my neighbors in my quiet hall, and look forward to getting to know them.
I love living here. The staff is so great. The place is so clean and smells so good. My neighbors are so kind and friendly. I get a happy, calm, peaceful feeling when I turn off White Settlement road to go home.
It was such a strong positive vibe we chose it and are moving in now. Feeling very welcomed by staff and residents alike. Lisa Compton and her whole staff are truly amazing and it’s no wonder why all the residents love it here. Looking forward to this new chapter in my life.

However, I have encountered a problem with my first of the month Flex rental payment, which always come back as “insufficient funds”! My check doesn’t post “immediately” on the first of each month at which time Flex requests payment. I have responded to Flex addressing this problem and am waiting a reply. I don’t want the Overture to have a note on my account that I don’t have my payment available!

I really enjoy living at Overture River District. The staff are very friendly and personable. There are a large variety of events every month for everyone to participate in. Lots of friendly and fun people live here. We are close to shopping, restaurants and downtown Fort Worth and the cultural district with museums and events.
Lisa has helped us from day one to feel welcomed! We were looking for an apartment that was newer, had a safe and vibrant community, and a floor plan that was roomy and bright. We found just the place we needed right here at Overture River District!

I enjoy living here because of many reasons. The property is always clean and location is awesome. Good neighborhood and right on river.
Staff are always genuinely interested in our thoughts and opinions and do a great job.

I came to Overture to view a specific apartment I had seen available on the website. Lisa met me with enthusiasm and gave me a wonderful tour. I felt so welcomed. The apartment is even more than I hoped for, and I leased it on the spot. I look forward to being a part of this lovely community.

Awesome place to live. Quiet location that backs up to trinity River. The staff is awesome. A lot of activities to choose from. Happy hour every Wednesday, painting classes, exercise classes, card games, pool tables and more. Heated pool is the best to use year round.

Every aspect of living at ORD is comfortable. The office staff and the maintenance staff are accessible and friendly. The amenities are useful, available, and comfortable to use. The cleanliness of all public areas is welcoming. The community gatherings are fun and well planned. My only regret is that I didn't find out about ORD sooner!
Totally enjoy living here. Just renewed my lease for 15 months. Staff is awesome and it seems no matter who they bring in after other move on to other opportunities they are always amazing.

Management is fabulous here and so is maintenance. I have put in 3 requests so far with maintenance and all responded by the next day. The residents are all friendly and there are plenty of activities to choose from to stay busy.
Everyone we have met has been wonderful and this includes the Overture staff. We love all the activities and coffee in the main room as well as the Wednesday's get togethers.
Wonderful everybody here is so amazing. You always feel so safe and everything is so clean and so nicely kept always enjoy coming home. All of the residents are so sweet and so friendly.

I am a seasoned apartment dweller and when I found Overture River District I couldn't believe my luck. The staff here have the best attitude and performance of any apartment I've ever lived in! I was on their email list for over a year but if I ever had Questions I could always call and ask specific questions, and these people were good on the phone as well as in person. If they were busy they would in a friendly manner say so instead of rushing me off the phone. (I had already toured the place and seen a couple of different apartments in that year as well, 2024.)Finally after that year I made the best decision ever and moved in in May 2025. The community gatherings and events are amazing, the amenities are amazing, especially the pool which I haven't had time to avail myself of yet! Staffs great attitude is what makes any little issue go so much easier when it feels like you will be listened to and that you are not a bother.
I have been here at Overture Ridge for almost 6 months and can’t imagine my life in any other way. I am more relaxed and content thanks to the wonderful staff and Overture Ridge.
No more worries about roofs AC units floods, and the people at Overture Ridge are very friendly

The amenities are great and I try to experience as many as possible.

Heidi always has time for your simplest questions and is ready to help, Lisa is also always with a smile on her face and busy but has time for your questions. Stacie manages the whole building but comes out to check on the residents during events. Rod in maintenance is always right on your work orders. Marci is a miracle worker and makes every event spectacular. Love the staff. Wouldn't change a thing. Keep up the good work.

Overture Ridge is special, very friendly staff and residence. There is always something to do very clean inside and out always willing to go above and beyond to make sure all the residents are happy. I highly recommend Overture Ridge.
Management has stabilized and is really responsive and supportive. New Lifestyle Coordinator is doing a super job. I have no complaints and would recommend living here without reservation.
Everyone is so nice and helpful! We love the community here! The staff is so awesome! The grounds are well kept and we feel so blessed to be here!

Location is very convenient to all community services, entertainment, restaurants, and medical facilities. Property is secluded and serene. Overture provides numerous on-site activities for all residents.
Totally enjoy living here. Great location especially being next to river trails.

I enjoy living at Overture River District. It is centrally located to shopping, downtown Fort Worth and re Cultural District. The residents are friendly. The staff are all accommodating to our needs. There are lots of planned events for everyone.
I officially will not move into my new apartment until May 1st, but am very excited to move in. The leasing agent Lisa, was amazing. I signed the pre-lease paperwork the same day she took me on a tour of the apartment and all the amenities the complex offers.
The new management is trying to get us back on track with many activities, much better than the previous managers and they are friendly, available and ready to help us when needed

I never give reviews but I would like to take a few minutes to shine a little light on Ms. Lori. Since she has become a part of ORD, the atmosphere is pleasant. Move-in was smooth and easy. Actually has to use the trolleys as the one I brought with me had a flat tire. Very thankful for the thoughtfulness of the complex having those available for community use.
We love our home here at the Overture. Our lovely apartment faces the Courtyard and Pool. There are so many friendly residents and the Staff is amazing. Our social director,Dwan always had something fun going on. The maintenance staff, Cameron and Steve. Arrive quickly and fix items requested. Thank you you all for making Overture a 5 star living experience .

We love our community and our apartment. Please modify the "3:00pm to 5:00pm rule in all common areas for grandkids". We have passed Mothers Day, Fathers Day is coming up, and grilling or playing billiards with my grandkids at 2:00pm or 6:00pm doesn't seem like too much to ask.....but it is "against the rules".
We are so happy after our first year here. We know we made the correct decision to “right size” at Overture Tributary in Birmingham! Be ready to start your forever lifestyle here.
The staff are so friendly and show they care about you. I feel part of a family there. The facility is always clean. I like getting a calendar of events and the events that are scheduled.

I love living at Overture Tributary! I have made so many new friends. And all the activities are fun. Sometimes even educational! Turns out you can teach an old dog new tricks!
Love everything that the Overture has to offer, including privacy if that’s what you want! Also, they are quick to respond to any request for maintenance.
So far I have had a great experience with the office workers. Samantha,, Ashley and Lisa have all been so kind and very helpful. I’m so excited about moving into this community. I am looking forward to planting my feet in this community. I believe I have found the right place to live. I’m looking forward to meeting new people and developing new friendships. I’m also looking forward to getting actively involved in this community. I believe all is well.
Enjoying my time here, so glad to be able to play Pickleball again. Exercise classes are great and can’t wait for water aerobics. The Gala was great and was so nice to get to dress formally.

Excellent and great staff. The property appears to be safe for the residents. At the Golden ages, the community members have to be safe and in a very happy, healthy environment. Again, the community is beautiful and developing loving and care environment is extremely important.

Great fun and great people. A lot of fun activities each day. The apartment is very spacious and the areas are always clean. Staff always very happy and ready to help in any way they can.
In the few weeks that I have been at Overture I have learned many variations of poker from Bob: learned much about bourbon from Steve, benefited significantly from Jean’s exercise +lass, cleaning tips from Larry and Kay,, learned not to let Mark pour me a drink, helpful technology
assistance from my friend Greg, learning I have the best neighbors in Betsy and Kim and what a super nice staff we have at ouovrrture.
Overture Tributary is a great place to live for single folk or couples. I have been living here since July 2023 and have never regretted a single minute. The proximity to shopping and restaurants is excellent. The facility is well maintained and there are plenty of activities to get involved in. But really what makes it so nice is the people that live here and the people that work here; you get the feeling that you are part of a community with no pressures to get involved in activities if you don’t feel up to it you can be as social as you like. If you like peaceful living, this is the place for you.

Living at Overture River District gives me the ability to not stress over repairing things fixing things. It’s always clean and they take care of items promptly have a wonderful staff.
It’s great that y’all are quick to Respond to my concerns. and fulfilling getting the job done. just want to say I was at my high school union 50 years last Saturday. People come up to me telling me that they wanna live where I live. They saw us partying and having fun on Facebook I was surprised.
The staff is so extremely helpful and friendly while I facilitate this move. I have not made a move on my own like this in 6 years. I love it here I’m living again and this move has been a fresh start.
So far, my experience with Overture River District has been entirely positive in every way! Staff are super friendly and responsive, current residents have told me how much they love it here, and the activities and amenities are great. The building is fairly new and everything is well maintained. I am looking forward to staying with them as long as I can.

Overture RD is conveniently located to entertainment venues, museums, shopping, and the medical community. The staff here is very attentive to the needs of all residents. Activities are varied and presented often. On-site amenities are many and user friendly.
I’m pleased to say that whatever I lose something or misplaced it it’s always in the place that I left it. Nobody picks it up or take it. Everybody seem to let you find it. That’s encouraging.

Nice apartments, convenient location, friendly neighbors, fun activities and events like book club, happy hour, food trucks,bingo, parties, potlucks and games. Great amenities like swimming pool, trash valet, parcel lockers for deliveries and beverage machines
We have lived here 6 months and so far it’s been good. The staff and maintenance staff are fantastic. My only complaint is that there are no handicapped bars in the shower. I bought a bar that has suction cups and it will not stick to the tile.
ORD is conveniently located. The property is well maintained and the staff is very professional, friendly and attentive to residents' needs. Numerous activities are scheduled monthly that provide entertainment for all residents. Great place to live!!
I have enjoyed living here. My only complaints are about my specific unit and its location. It is over the trash and the residents and the trash service are very noisy allowing the doors to slam. The gates when they open and close are very loud, which is quite often most days. I do like the neighborhood as overall it is quiet. My apartment fits what I need. I am not involved in the apartment community.
Our experience so far has been great. The ex-curricular events have been a lot of fun. Mh main comment would be if you could somehow make the doors to the trash bin close quieter. Every time someone goes in there, the doors close so hard that I'm waiting for my pictures to fall off the walls. Thanks for your attention & keep up the good work. My hubby and I are glad we made to move here.

Enjoy a lot about our community from the look of the open areas especially the pool. Only problem is not consistent with the temperature. Gym is very nice need to put out cleaners and towels so we you finish you can clean it up. Card is very nice same with the media room. Overall enjoying my time here.

Love the staff and their desire to accommodate the residents. Love the resident led activities because they provide the flexibility I need to do a variety of things.
I went to a play with six of the residents in the apartment community for my birthday. We had a wonderful time. Today I celebrated my birthday with approximately 25 residents.
Overture management needs to communicate with the residents. Activity communication is great, but there is a lack of communication on the condition of the building - management should be telling residents when the security gates and heat for the pool and hot tub will be working. And residents should be able to gather at a town hall meeting and ask those questions of management. That is called two way communication, management reports to residents and residents meet with management. Everything else here is 5 stars and wonderful.
Great so far but you really need everyone to have and wear a first name name badge. Makes for a much friendlier and communicative group. Also need to have a means of communication between the tenants for suggestions, requests and ideas and not just pronouncements from the concierge . Seems like it might be easy to add to the monthly schedule or have a bulletin board somewhere.

Really enjoy residents that taught me how to play Mexican train dominoes. Currently I am learning bridge with the help of residents. I'm enjoying the craft, exercise, painting and meditation classes . I find the creative cuisine exciting and can't wait to attend. Courtyard is very peaceful and love the layout. Staff is responsive and greet you with a smile.
The group you referred us to to get the internet connected, asked a lot of personal questions like restaurant and food preferences. I felt like they were mining data to turn around and sell. No way to know why they were asking but not a pleasant experience. You should find someone else.
It is a great place to live, just getting used to apartment living, it's been 40 years since I have been in an apartment living. There is good and bad. I think that the good outweighs the bad.
It will be one year in August since we lived here in Overture River District. The apartment itself is ok except the amount of kitchen cabinet space. The property is clean and the best part of it is Jorge and Rodrigo as well as front office personnel. Fantastic staff dwells here. My biggest con is the time of day that children have to wait until 3:00 pm to use amenities. Is too late in the day and only 2 hours. It’s too hot and kiddos want to play and not wait until 3:00. It’s something that weighs on our decision to stay.
The elevator goes down quite often. The outside doors have not been locked in 2 months. I use to feel safe here. I have been here 11 months and I still have wood floors issues.
I am encouraged about improvements Finally happening that were promised a year ago. But when you have the property manager yelling at her staff in the middle of the great room, it doesn’t make for a pleasant atmosphere.
So far so good… Absolutely amazing amenities and office staff!! But has a few nicks that need work but the company is very aware and prompt, professional and polite with changes..
High staff turnover is very disruptive and affects quality of services. High move out rate due to a variety of factors. Not the positive place it was a year ago. Sad!
I love my apartment and I love my neighbors. But I am very unhappy about dogs being allowed at all times in the great room in the kitchen. I feel this is extremely unsanitary and detrimental to my health since I am allergic to dogs. I am also unhappy about children, running wild in the great room at all hours.
Overture Tributary local management appears to have very little power, most decisions come from corporate!!
I think leasing and overall satisfaction would be higher if management was local!
It takes to long to get a decision on any request!
I have given notice today to Lori that I will not be renewing my lease which expires 9/30/2024. While my decision has nothing to do with management, she was very cold and dismissive and didn’t ask me any questions. I previously asked Kelly what a buyout would be if I needed to move earlier. I also asked Lori today to give me a dollar amount. I was given Different answers both times. In any event, I plan to honor my lease and move out September 30 I have enjoyed my stay here thanks to the wonderful residents I have met and befriended. Thank you.
Elevators squeak, door locks break often, carports are muddy, hot tub not working, gates not working, floors uneven, water and sewer bill way to high, need a car wash station. Who hired the painters?
Good things- staff is great. Exercise room and programs are great. Functions are first class. Common areas are exceptional
I have been lied on by Lisa Bearden. A manager here at Overture, was told by “ Karen” that I have a dog which I have never had a dog in this apartment complex! I was told by Sam another “ Karen” who works in management here that I have 2 dogs! I moved in here on October 21, 2023, under the advertisement that I would receive “ 6 weeks free rent”! I have yet to receive my “6 weeks free rent”. It was all a lie! False advertisement! Bait and switch! To say the least. The numbers are not adding up at all! So to say the least I’m very disappointed with this place. Also upon moving in and getting my key. There was a “ snake” in my apartment!
