I really enjoy living at Overture River District. The staff are very friendly and personable. There are a large variety of events every month for everyone to participate in. Lots of friendly and fun people live here. We are close to shopping, restaurants and downtown Fort Worth and the cultural district with museums and events.

I enjoy living here because of many reasons. The property is always clean and location is awesome. Good neighborhood and right on river. I came to Overture to view a specific apartment I had seen available on the website. Lisa met me with enthusiasm and gave me a wonderful tour. I felt so welcomed. The apartment is even more than I hoped for, and I leased it on the spot. I look forward to being a part of this lovely community.

Awesome place to live. Quiet location that backs up to trinity River. The staff is awesome. A lot of activities to choose from. Happy hour every Wednesday, painting classes, exercise classes, card games, pool tables and more. Heated pool is the best to use year round.

Every aspect of living at ORD is comfortable. The office staff and the maintenance staff are accessible and friendly. The amenities are useful, available, and comfortable to use. The cleanliness of all public areas is welcoming. The community gatherings are fun and well planned. My only regret is that I didn't find out about ORD sooner!

Management is fabulous here and so is maintenance. I have put in 3 requests so far with maintenance and all responded by the next day. The residents are all friendly and there are plenty of activities to choose from to stay busy.

I am a seasoned apartment dweller and when I found Overture River District I couldn't believe my luck. The staff here have the best attitude and performance of any apartment I've ever lived in! I was on their email list for over a year but if I ever had Questions I could always call and ask specific questions, and these people were good on the phone as well as in person. If they were busy they would in a friendly manner say so instead of rushing me off the phone. (I had already toured the place and seen a couple of different apartments in that year as well, 2024.)Finally after that year I made the best decision ever and moved in in May 2025. The community gatherings and events are amazing, the amenities are amazing, especially the pool which I haven't had time to avail myself of yet! Staffs great attitude is what makes any little issue go so much easier when it feels like you will be listened to and that you are not a bother.

I truly enjoy living here. I moved in July of 22 and have renewed my lease twice. The amenities are great and I try to experience as many as possible. I retiring in January 26 and look forward to exploring more activities going on here. The staff are wonderful and do everything they can to make living here enjoyable. Excellent staff and amenities. very happy. love living here and makes me smile every day. Heidi is very helpful and knowledgeable and always has a smile on her face. Heidi always has time for your simplest questions and is ready to help, Lisa is also always with a smile on her face and busy but has time for your questions. Stacie manages the whole building but comes out to check on the residents during events. Rod in maintenance is always right on your work orders. Marci is a miracle worker and makes every event spectacular. Love the staff. Wouldn't change a thing. Keep up the good work.

I never give reviews but I would like to take a few minutes to shine a little light on Ms. Lori. Since she has become a part of ORD, the atmosphere is pleasant. She is very friendly, patient and always welcoming. I would just like to publicly thank her for the positive changes she's made here at all ORD.

Move-in was smooth and easy. Actually has to use the trolleys as the one I brought with me had a flat tire. Very thankful for the thoughtfulness of the complex having those available for community use.

We love our home here at the Overture. Our lovely apartment faces the Courtyard and Pool. There are so many friendly residents and the Staff is amazing. Our social director,Dwan always had something fun going on. The maintenance staff, Cameron and Steve. Arrive quickly and fix items requested. We love our community and our apartment. Please modify the "3:00pm to 5:00pm rule in all common areas for grandkids". We have passed Mothers Day, Fathers Day is coming up, and grilling or playing billiards with my grandkids at 2:00pm or 6:00pm doesn't seem like too much to ask.....but it is "against the rules".

Overture Tributary is a great place to live for single folk or couples. I have been living here since July 2023 and have never regretted a single minute. The proximity to shopping and restaurants is excellent. The facility is well maintained and there are plenty of activities to get involved in. But really what makes it so nice is the people that live here and the people that work here; you get the feeling that you are part of a community with no pressures to get involved in activities if you don’t feel up to it you can be as social as you like. If you like peaceful living, this is the place for you.

We have lived here 6 months and so far it’s been good. The staff and maintenance staff are fantastic. My only complaint is that there are no handicapped bars in the shower. I bought a bar that has suction cups and it will not stick to the tile.

I have enjoyed living here. My only complaints are about my specific unit and its location. It is over the trash and the residents and the trash service are very noisy allowing the doors to slam. The gates when they open and close are very loud, which is quite often most days. I do like the neighborhood as overall it is quiet. My apartment fits what I need. I am not involved in the apartment community.

Every time someone goes in there, the doors close so hard that I'm waiting for my pictures to fall off the walls. Thanks for your attention & keep up the good work. Enjoy a lot about our community from the look of the open areas especially the pool. Only problem is not consistent with the temperature. Gym is very nice need to put out cleaners and towels so we you finish you can clean it up. Card is very nice same with the media room. Overall enjoying my time here.

Overture management needs to communicate with the residents. Activity communication is great, but there is a lack of communication on the condition of the building - management should be telling residents when the security gates and heat for the pool and hot tub will be working. And residents should be able to gather at a town hall meeting and ask those questions of management. That is called two way communication, management reports to residents and residents meet with management. Everything else here is 5 stars and wonderful.

Great so far but you really need everyone to have and wear a first name name badge. Makes for a much friendlier and communicative group. Also need to have a means of communication between the tenants for suggestions, requests and ideas and not just pronouncements from the concierge . Seems like it might be easy to add to the monthly schedule or have a bulletin board somewhere. Thanks Sonny Isbell

Really enjoy residents that taught me how to play Mexican train dominoes. Currently I am learning bridge with the help of residents. I'm enjoying the craft, exercise, painting and meditation classes . I find the creative cuisine exciting and can't wait to attend. Courtyard is very peaceful and love the layout. Staff is responsive and greet you with a smile.

The group you referred us to to get the internet connected, asked a lot of personal questions like restaurant and food preferences. I felt like they were mining data to turn around and sell. No way to know why they were asking but not a pleasant experience. You should find someone else.

It is a great place to live, just getting used to apartment living, it's been 40 years since I have been in an apartment living. There is good and bad. I think that the good outweighs the bad.

The elevator goes down quite often. The outside doors have not been locked in 2 months. I use to feel safe here. I have been here 11 months and I still have wood floors issues.

I am encouraged about improvements Finally happening that were promised a year ago. But when you have the property manager yelling at her staff in the middle of the great room, it doesn’t make for a pleasant atmosphere.

High staff turnover is very disruptive and affects quality of services. High move out rate due to a variety of factors. Not the positive place it was a year ago. Sad!

I love my apartment and I love my neighbors. But I am very unhappy about dogs being allowed at all times in the great room in the kitchen. I feel this is extremely unsanitary and detrimental to my health since I am allergic to dogs. I am also unhappy about children, running wild in the great room at all hours.

Overture Tributary local management appears to have very little power, most decisions come from corporate!! I think leasing and overall satisfaction would be higher if management was local! It takes to long to get a decision on any request!

I have given notice today to Lori that I will not be renewing my lease which expires 9/30/2024. While my decision has nothing to do with management, she was very cold and dismissive and didn’t ask me any questions. I previously asked Kelly what a buyout would be if I needed to move earlier. I also asked Lori today to give me a dollar amount. I was given Different answers both times. In any event, I plan to honor my lease and move out September 30 I have enjoyed my stay here thanks to the wonderful residents I have met and befriended. Thank you.

Elevators squeak, door locks break often, carports are muddy, hot tub not working, gates not working, floors uneven, water and sewer bill way to high, need a car wash station. Who hired the painters? Good things- staff is great. Exercise room and programs are great. Functions are first class. Common areas are exceptional

I have been lied on by Lisa Bearden. A manager here at Overture, was told by “ Karen” that I have a dog which I have never had a dog in this apartment complex! I was told by Sam another “ Karen” who works in management here that I have 2 dogs! I moved in here on October 21, 2023, under the advertisement that I would receive “ 6 weeks free rent”! I have yet to receive my “6 weeks free rent”. It was all a lie! False advertisement! Bait and switch! To say the least. The numbers are not adding up at all! So to say the least I’m very disappointed with this place. Also upon moving in and getting my key. There was a “ snake” in my apartment!
