Best place to live. Friendly residents and caring staff. The grounds are beautiful and all maintenance issues are addressed in an orderly manor. Office staff is very transparent in their communication. Why wouldn't you want to live here?

Excellent property and experience living in a managed community. Overture FM is lovely, clean, friendly and a great location. Convenient to the metroplex. Great restaurants. shopping and sports. Lovely property with dog park and trails for riding bikes. Pool are is resort like! Well maintained.

We now have a “Resident Club” that was started by a resident who goes the extra mile of arranging entertainment. Members each put in $10 or $20 for entertainment & we each bring our own beverage & snack. Generally beach table plans ahead what we’ll bring to share. We’ve had 4 or 5 of these events we call “Resident parties”. Everyone who lives here is invited & about 60 come. These parties are in addition to our weekly “mix n mingle” which are always fun! Highlight of our week!

We have been here 3 years and have few complaints. The maintenance is excellent with fast response time. Love the daily garbage service. Most people are very friendly. It is very quiet here, with a few exceptions. You can’t hear anyone downstairs or next to you, but you can hear some people above you and we’ve had a neighbor whose dog barks all the way down the hall whenever she takes him out. As long as the rent stays at a manageable level, we will most likely stay here.

Been here going on 3 years. For the most part it is quiet unless you have a stomper that lives above you. The maintenance is excellent. One of our favorite things we do every month is going to the movies. Overture buys the tickets. Have met some really nice people. Having someone pick up our garbage every night is a plus and love having elevators

Great place to live. Friendly staff and friendly residents. There are many activities you can enjoy: Mix and Mingle every Thursday, weight room, western dancing, different kinds of art programs, and different kinds of breakfasts each Wednesday. There several types of games to play during the week: Left, Right, Center, Hand And Foot, Bridge, Poker, Mexican Train, Swoop, Rummikub, Five Crowns, and Bingo twice a month. Some times we just sit and visit while drinking coffee.

My wife and I are very comfortable living at Overture Flower Mound. The community is a joy to be part of in all aspects. One can be as involved (or uninvolved) as they choose. Flower Mound has a lot to offer. The entirety of Dallas-Fort Worth and all that it offers is close at hand. With the DFW airport close by, air travel is easy. We are glad we made this choice.

For the most part it has been a great experience. We had a hefty rate hike in 2023, but a manageable one in 2024. As long as they can keep our rent at a reasonable level without reducing amenities, we plan on staying.

recently, we dropped our key ring down the elevator shaft! Much to our dismay as to what to do, Dear Oliver came to the rescue, but the dilema wasn't easy to solve...so Our Dear new Maintenance man worked with Bob, & Oliver made a device to retreave the keys! we at Overture have the best maintensnce men ever in Chris & Oliver...both always with a smile! How blessed we residents are to have them both!

Great property. Very well kept and lovely grounds and walking paths around property. Friendly residents, great staff, and efficient maintenance staff! We have lived at Overture Flower Mound for 3 years and love every minute of it. Fun activities and many great Resident lead events as well. Book club, movies in the Reel Room, Poker, Art classes all levels, Bingo, Bridge and great exercise classes. Yoga, water aerobics and drum fit. Something for everyone. Manager, Lora, is very approachable and very pleasant and hard working. She is an outstanding Manager.

I love living in Flower Mound Overture! We've been here for 5 1/2 years & made many friends! When we first arrived we were told that Overture is like family & we've found that to be true! Like anywhere, there are always negative people who complain about everything , but they stay in their own group. As Mary Englebrite once said "Wherever you go, there you are!" We have joy in helping eachother & enjoy our wonderful staff! We feel blessed to be spending this phase of my life living here! My husband has done so much for Overture! He designed & helped build the beautiful Veterans Garden & maintaining it; he heads the Veterans group here as well as planning many Veterans events here. He has been Overture Resident Santa Claus each Holiday season! He organizes the "putting contest", "Pea pool contest", Left Right Center set up & take down for game. He's the Bingo Caller for our lively, fun Bingo games! We're both grateful to share our joy of being an Overture Residents!

The Management Team here truly understands the definition of the words customer service! We couldn’t have asked for a more supportive and resourceful team who with very little notice has accommodated some last minute requests for us. I love everything about living at Overture. It’s peaceful and just a short walk to the lake. There are so many places within walking distance. As far as the apt building, the amenities are fabulous and everyone is so friendly. There are many activities, although I’m not retired so I don’t participate in most of them. I’ve had a couple of maintenance issues over the past year and they were all fixed within minutes! I’ve never had such fast responses anywhere.

While in the hospital and rehab, my sister and daughter came across Overture Apartments in Flower Mound. This will be a very difficult adjustment for me since I have just sold my Lake House and will be relocating out of a four-bedroom house in Grapevine. Circumstances beyond my control have forced me into this situation. Overture is a lovely apartment and offers many amenities, which I hope to be very involved in. I am at the young age of 76, going on 50. I feel like I’m a little too young for it. I will do my best to make the most of this new chapter in my life. It will be both challenging and exciting.

Wonderful location in Flower Mound. Easy to get around the metroplex area and also many doctors are just down the street! Hospitals near by in Grapevine and Flower Mound. Beautiful walking paths, dog park right by the Overture property. Grapevine Lake is across the street and many wonderful restaurants to walk to. Very lovely area. Overture is a nice property and well maintained. Manager, Lora, works very hard to be approachable to all residents. Kristen our Lifestyle Manager is perfect in this position. They added rocks to the parking lot island so we are not looking at drip hoses. It isn’t flowers and evergreens like we hoped, but it’s better than it was. Wish they had a better way of registering for events instead of walking down to leasing office and signing a book. I saw another over 55+ calendar and they had QR codes to register for events all handled by their activity director. This would be so great!

Overture Flower Mound is a great place to call home. Lora, the Manager, is outstanding! She is fun, helpful, kind, efficient, and a great leader. Overture is a great location, easy to walk to restaurants, safe area, pretty walking paths, the grounds are lovely and it is wonderful to live here Maintenance is superior and Oliver and Kaleb work so quickly, professionally, and communicate very well. Kristin, the Lifestyle Coordinator, is amazing! Clever, friendly, creative, and professional. We enjoy her very much! Carrie is our Leading agent and she is so helpful. You will enjoy working with her on your new lease. My husband and I have lived here nearly 3 years. Many activities. Yoga, aquatic exercise classes in warmer weather, Book Club, Mix and Mingles on Thursdays, New Resident Orientation, Juliette and Romeo lunch once a month, Art classes are amazing and great neighbors! One of the main reasons I love living here is a sense of community and a feeling of being around family. But unfortunately, there are several things within the complex that are getting in disrepair and I’m sure that’s due to age, but it’s not being kept up with but my rent continues to go up. I don’t believe the carpet has ever been cleaned and vacuumed very infrequently. There are many nicks and chips out of the walls that need to be touched up. The pool has many chips in the plaster, which could be a safety issue if you walk on it and that really disappoints me since that’s one of the amenities that I enjoy here And it was something that was supposed to have been addressed over two years ago. And the landscaping looks unkept as well.

Everyone seems to get along I would like to see landscape in our parking lot taken care of better it seems to be last on the list also stairwells aren’t cleaned regularly and carpet in my hallway doesn’t get vacuumed or the vacuum doesn’t work well picking up I would like to see better food served at mix and mingle and our special meals I know other overture locations do better

The location is a big plus for me. With the exception of DFW planes the location is quiet. The common areas are kept very clean. Some of the dead plants and shrubs have been replaced but I hope that more will be replaced along with repairing any inoperative sprinkler systems.

I have enjoyed getting to know the residents of my community and they have become a family. But unfortunately the landscaping of the property is in disrepair in different areas. Crepe Myrtles have not been trimmed in over a year, weeds are growing in the monkey grass, bare soil. In addition, the pool is in need of cleaning of the wall, which has algae.

Everything seems to be okay, but we would really like to be able to look down into the parking lot from building 1 and see some pretty mulch and flowers instead of hoses sitting on top of the dirt. It really is unsightly.

The apartment itself is fine. The maintenance is very fast. The events put on by Overture are OK. The residents put on events which are fun like different games. The residents get along and help each other which is awesome.

I’d like to see security increased. There needs to be security cameras at each entrance especially because anyone who follows someone in has access to all floors through the stairs. Also, the elevators and breezeway doors are not locked during the day now from 9 to 5. Security was one of the top reasons I chose to live here. There have been cutbacks in different areas, however, everyone’s rent was increased substantially. When rents are increased, residents would like to see some improvements for their money. We live across from a trailer park that is an eyesore. We pay the extra money each month for things we cannot get elsewhere. The activities are run by residents, ie Book club, bunco, dominoes etc

The community is great. We have met some of the nicest people here. Biggest complaints are: dirty carpets in the hallways, dirty and hot elevators, dirty stairwells, and the never ending dog barking. Apartments with yards tend to leave their dogs outside and they bark at everything and anything.

Had ceiling damage. Took 6 weeks to repair. I have asthma and it became a health and inconvenience to me. No reembursement for having apartment cleaned after major kitchen ceiling replaced. Fine dust residue from cutting of residue was everywhere. Quicker action for repair and follow-up cleaning g is not unreasonable!

For the past two or three years Don't vacuum the hallway Don't change the filter for the air conditioner in the hallway Don't vacuum the dinning room area The curtains are dusty The landscaping in the parking is a mess The coffee maker needs to be clean The microwave in the buffet area needs to fix the door The dinning room don't match the tables and chairs like before And many...many others things I understand that Lora can not fix things than the past mgr never do her job . The worst thing is that the region mgr knows ( Susanne) and just give me excuse. I LOVE THIS PLACE and I want to see almost the same when I move 5 years ago. I'm open to discuss at any time and show some pictures I have.

For the most part I enjoy living at Overture Flower Mound. But one of my primary disappointments is the lack of landscape appeal which has steadily declined during my first year of residency. As a dog walker, I get to see up close and uncomfortably the lack of care to the property. It’s sad and the excuse is the cost. For the most part my fellow residents are friendly and welcoming and I have taken advantage of the different activities available.

We like the apt.,the location,the resident. But in the las 2 years they don't take care of the building. Don't vacuum the carpet , the air conditioner filters in the hall for at least 2 years. And many others things that's is part of the maintained. Is sad that the new mg . Lora need to do the work that the others managers never did. I typed 1840 characters and the app wouldn’t accept. 1840 characters. Terrible landscaping, building carpets and elevators stink. Halls are hot in building 2 and maintenance portal will not accept input. Error message that it needs problem description which has been input.
