I absolutely love living at Overture, it’s perfect for the 62+ crowd. The staff is amazing as well. The amenities go above and beyond expectations at Overture.

Overture at Fair Ridge is very well run. The management is proactive and responsive in dealing with any issues, and there are many activities to enjoy.
Great place to live. The apartments and grounds are well maintained. The staff are helpful and friendly. The residents are friendly. The move in was easy.
Elton is such an extraordinary manager and communicator. He makes each of us feel as though we are the most important resident in the complex. He can not walk through one of the buildings without being hugged by an admirer.
I love living at Overture for the last 3 months. The office staff are very friendly and always eager to help. There are lots of activities, something for everyone. The property is clean and well maintained. I would recommend the Overture to my 62+ friends .

We have such a great manager. I emailed Elton about an issue and he responded within an hour with a thoughtful and very well written answer. What a good communicator he is. He is always positive and smiling and goes above and beyond. Mariela and Donald are such hard workers. They are always pitching in wherever needed. Great staff!
I want to thank the wonderful staff at Overture for all the hard work that went into the 4th of July cookout. We had quite a large crowd and it turned out to be a beautiful day.
Develop a fair and equitable way for all residents get an equal chance to sign up and participate in outings…via drawing a number to sign up, odd-even —-by apartment numbers, or if you go one one outing, others get to go on another outing…or some devised equitable system …
I hear via the grapevine that the same group of people get to go on outings…because they live close to the sign-up sheet…and rush to sign up… Apparently even some who sign up other than “the group”….discover their name has been crossed out…
Having a fair and equitable system helps all members feel they are a valued member of the Overture community….
My wife and I have now lived at overture fair ridge for a little over a month.
Neither of us can say enough about this place in terms of the current staff members, the people, location and amenities.
We are enjoying our forever apartment and are excited to be living in this Active 62 plus community.
Good community to live with seniors of generally the same age. Serving Continental breakfast on every Wednesday is good complement for the resident community. Bus trips to malls, grocery shops like Costco, Trader Joe!s adds to the charm the community enjoys here
Now a five star community for older adults who still want to be socially active and who don’t want to live in an assisted living facility . The Overture management staff have made this a facility where active adults Want to live.
I am a brand new resident and LOVE IT! The staff is so helpful and the other residents are so friendly. I felt welcome and at home from the first day! I cannot get over the quality and abundance of the amenities and events.
I’ve lived in Overture @fair Ridge for about 6years and have found it to be a well run well kept community. The staff is friendly, there are always events and affairs going on. Transportation to various places, for shopping and entertainment etc. I would recommend it to any senior who’s in the market for housing!!
Wonderful neighbors, apartment and location.
The grounds are well kept, the activities are well planned, and the residents are very friendly.

I just want to say what a wonderful staff we have here. They are working hard to improve the community and meet the needs of the residents. The landscape is looking beautiful and we have been having some awesome activities. Today’s 4th of July celebration was great fun and we had some delicious food.
Not yet moved in.
However, the Overture staff, specifically Mariela Bettancourt, was exceptionally helpful to me. She was very knowledgeable and answered all my questions. I look forward to living at Overture!
I enjoy the people. I enjoy the current management staff. The place is well maintained. Lots of fun activities. Good shuttle service.
I would only prefer longer lease options and lower rent.
Love living at Overture. The staff is fabulous and responsive and the residents are friendly. The apartments are lovely with modern features and large closets. We get a delicious breakfast three days a week and have wonderful events. This week we had a Mardi Gras event, a tea for Valentine’s Day, and a piano event just to name a few.
Amanda is doing a great job in getting this community back to being number one in Overtures senior living. Her open door policy has made the difference! She is the best thing to happen here in a long time!
Since our current manager, Amanda, arrived living here is a pleasure. I always enjoyed my neighbors, many of whom have become good friends, but the vibe here is just so positive . Just about everyone is happy, the office is warm and welcoming, and concerns are addressed immediately.
You continue to love and care for children regardless of the disturbance they create messing an occasion. Overture is the like to me. Withe some ups and downs of the quality of amenities and events that are termed complimentary, over all you like the community.

Wonderful new manager and fabulous staff! The community is looking better each day! Lots of activities and fun things to do if one chooses to participate ?
I’ve been a resident for 3 months now so have had a chance to experience several activities, such as a patio BBQ, Bingo, new resident orientation, ice cream and more. Anytime I’ve reached out with a concern, maintenance or just a suggestion, I’ve not felt unwelcome. As a still active senior who retired and then jumped back into my industry, leasing listened & appreciated the feedback and suggestion to reprogram coffee start-time to an earlier hour. Many senior rise early and some, like me, work. Great to grab a cup to go on the way to work. A small change goes a long way! Mariela, Elton & maintenance are awesome. I’m so hoping changes in leasing will maintain & even improve services here. It’s pretty great right now but there’s always room for improvement. But but we shall see. Keeping hope alive.
Very good service. Beautiful environment. Friendly neighbors. I’ve searched senior living around this area for months, Overture is the best. I’m happy to find my new home here.
Love Overture Fair Ridge. Great place to live. Grocery Store very close. Doctors, dentist and eye doctor are within walking distance. This is a apartment complex for Active Adults 62 and older. Not an easy complex to get around if you are not an active person.
The building and amenities are very nice and maintained well. It's also nice that it's very quiet. The staff are friendly and helpful. The location is very convenient.
Pretty good experience living in this community. But there is much difference between initial satisfaction and of the present. As the number of residents going up so is the sliding downward of the overall services and care. I have submitted request of renewal of the lease through the Resident Portal on November 12, and a reminder email earlier this week without a response till December 12. My lease is to expire on February 28, 2024
I've lived at Overture since it first opened and I'm very happy with the building, amenities, and staff. It's also conveniently located close to shopping and restaurants. I only wish that the valet garbage service was optional because I never use it.
Nice place but rent is too high. Pool and outdoor common areas are great. Great game areas and movie room.Great place for active seniors . Conveniently located to grocery, restaurants and small shops and urgent care.
Overture is a convenient place to live. The community is well managed and offers a good value for the money. There is an above average number of activities and social events provided for the community. Public areas of the community are beautiful and well maintained. There is excellent security provided for residents resulting in a feeling of a safe and secure place to live.
We have been residents since 2019. The facilities and amenities that attracted us to the Overture Fair Ridge community has eroded very steeply over this period while rent increased at the maximum. We are waiting to see how much rent is going to go up. Almost made our mind not to go for the renewal this time.
The only complaint I have with the Overture is the Breakfast . It's terrible. cold food, burnt food. This needs to be fixed. Either a contact with another server or an improvement in service.
The front office should be more responsive. It feels like comments and questions are ignored. However, some issues are fixed without notice. It’s confusing.
Have enjoyed and participated in the Strength and Balance classes and the yoga classes offered at Overture. It is also great to have the treadmill and other equipment accessible to all!

I am pleased to be here. Service has been pretty good. Would like a bigger pool, but the gym is fantastic. Happy hour three times a week is great. I met my new bride there.
Great place to live. Beautifully kept property. Plenty of amenities. Good responsive staff.
Plenty of activities for the residents. Overture Fair Ridge is located close to all types of stores. Fair Lakes and Fair Oaks Malls are just minutes away.
I've lived here since the beginning and am happy with the nice facilities and quiet living environment. Would appreciate a more permanent fix for the kitchen sink garbage disposal that keeps breaking down and the bathroom sink that keeps getting clogged
The only problem I have is that some problems have not been fixed that were promised. Birds built nests in the garage and peck at insulation so there is constant bird droppings and insulation on the floor and cars.
When we took the Overture residentship in June 2019 it was different experience. Things have gradually changed as the resident crowd grew in numbers.. Complementary breakfast gradually squeezed to three days a week from initial six.Cleanliness of the elevators movers use to bring in our take out arriving and departing residents is failing. But still I love the community.
I like the quiet. I wish more events could be at 5pm or later.
I wish there was better communication from staff regarding maintenance issues (that affect the entire community), faster snow removal.
Coffee and sparkling water machines are empty half the time I go to use them.
Better signage for deliveries when doors are locked. Garages need more clarity.
When I moved in my shower was filthy. And the fridge. I told 3 staff members and entered it on moved in sheet but no one seemed to care. I'm still scrubbing mold and dirty soap scum from shower.
I do like living here but it's not as "active" as I expected. Pictures in hallways are depressing.
We are going to complete five years of our residency next June and hopefully step into our sixth year. Amenities aside our main consideration of living in this community is.the proximity of the residences of our two daughters. We have witnessed the slashing of facilities, to mention singularly, is the breakfast compliments. Rent soaring with every renewal of the contract at a rate the management decides. The clause that specified the rate of rent to be raised was deleted at the time of first renewal very subtly without our prior knowledge. We are now left at the mercy of the management. Our take this time is an eight percent increase of rent. On my fervent appeal to the management staff I was assured reduction of rent increase from eight to six percent and we are yet to get the contract documents for our signature almost after two weeks. At the last renewal we faced some odds signing the contract.for a technical issue. Hopefully delay will not pose as a problem this time

Things have gotten a lot better since our new community manager Amanda Gorman arrived recently. All the exterior lights are now working, security has improved with the repair of all exterior doors, she has outlined upcoming plans for interior common spaces to be renovated, landscaping outside has been greatly improved, she holds monthly manager's update meetings (which never occurred before), she recently had all furnace filters and smoke detector batteries replaced.
We finally got a new manager. The old one came in late, left early, and did very little before or after her long lunch break.
The new manager comes in early, leaves late, and works very hard all day.
We do have a problem in that the last manager let things go downhill for three years. Lots of things need to be fixed. With a little help from corporate, we expect great improvement.
Did I mention that we now have a great manager.
our new manager Amanda has really improved our resident life. She has many plans for facility improvements over the nest year. The new landscape contractor has been clearing the recent snows very quickly from all off our walkways so we can walk outside without the worry of slipping or falling.
Needs more attention to details
Eg: carpet in hallways needs replaced or at least cleaned
Paint and repair walls
Furniture not needed should be gotten rid of
More card tables
Clean cloth chsirs in game room and the cork
Phones and messages are answered two days later. No staff available on holidays or weekends, they should have someone on call to take messages and calls from residents.

The residents appear to be inviting and friendly. I love the variety of activities that are available. There are some concerns that I am working on with the manager. He has been generous with his time and has been a good listener.
The location and the people here are the best. Communication with the leasing office has improved sine Amanda arrived. However, I would not be giving this only a three star rating if problems in the building were taken care of.
Overture has a pleasant atmosphere! Attendance at functions are more than the area can handled as there isn't enough seating. Preparations by the Overture staff are too much for what they do. Maintenance department could use more people as Overture is 6 years old and needs upgrading although condition of the amenities are OK. The concerns of the residents are valid as presented by the committee. The outside grounds are fine. Even though Overture is a smoke-free facility if an area or enclosure had been provided when Overture was built there wouldn't be any empty apartments! One thing Overture is located in the best location for shopping within 3 miles.
Since my last review...most of the outside lights were repaired and working, however several rows of lights failed after the electricians left thus presenting a dangerous situation for elderly residents returning from an evening outing or dinner. The intercom system still does not work to let someone into the building. Security has improved somewhat, but several of. the outside doors often don't lock from he outside.
