Staff is improved. more activities have been added. Exercise classes are challenging which is good for seniors. Pool is now opened. Breakfasts are looked forward to with addition of bagels added
That was a very lovely Juneteenth celebration. I thought the food was really excellent. I think we should use that caterer more often! Outstanding barbecue, and the chicken was excellent!

Prior to our moving in residents were friendly and approachable to my wife and I during our tour and wished us well. The vibe that we’ve felt cemented our joining the OC community!
I move in 3 weeks and very excited to make new friends. I’ll see my new home next week to measure for current furniture. This my first move alone but feel with new friendships it won’t be so bad.
This resident community is a great place to live. There are fitness classes six days a week and a small workout center to workout on your own. The activities are many and a good variety so residents can choose what fits their interests.
The residents and office staff are welcoming and nice. The grounds are well kept. Events are always planned. The living environment is enjoyable for all.
I don’t think of my residence as a place or apartment, I think and refer to it as my home. Friends are always welcome to stop by. Would not have it any other way to enjoy reading a good book, enjoy a sunset dinner on my balcony.
Our move had to be quick. My husband came out of rehab on Christmas Eve. He had never seen our new home. He really liked our place. He knows he will be ever to move around with his scooter and NO sTAIRS!

It's fun at Overture Crabtree. We have activities every day that you can participate in or you can cool in your apartment. The residents are very friendly and I have made some good friends over the past 4 years.
This is a lovely community. I’ve been too busy to go to many activities or do many things with the group, but I think eventually I will enjoy meeting people here.
Overature Crabtree is ideally located near shopping, restaurants, medical facilities, and recreational areas. The apartments are available in a varity of sizes and floor plans. They are bright and modern with ceramic tile baths and marble counter tops, and in unit full size washers and dryers. Pricing is reasonable for the accommodations and amenities. Certainly worth investigating.
Making the choice to live here is the best thing I have done for myself. I love it here. I feel safe. The maintenance service is excellent. It just enough room for me.
The community is looking good these days! From a congenial management team to new furniture in the courtyard to open and respectful communication...things are definitely improved around here! Love my community!
My experience with Overture has been nothing but good. The office staff as well as the maintenance department including Diana, has been nothing but remarkable.
A very friendly group of upbeat people. Cheerful greetings everyday. Always welcome to join in. Genuine concern when illness happens. A variety of activities open to all with snacks and a smile.
I am preparing to move in. My move-in date will be around the end of July. I am moving from a farm in Orange County. I am looking forward to living at Overture!
This is an amazing place to live! Management has been so good to us and have been so easy to work with. The residents we have met thus far are very friendly. We love our new apartment and look forward to settling in!

Up to the last couple of months I was dissatisfied with the way management was running things. Now I am very happy. The staff are happy as we. This influences how us residents feel. It was very disheartening to see other Overture 55+ getting actvities and other perks.
I've been here for over 2 years. I made a lot of friends and had a lot of fun. It's all the events we have. I invite anyone to join us in our community. You will have fun and make friends.
Would not want to live anywhere else. So many new friends recognize my nickname of sparkle. Everyone enjoys seeing me embroider or paint. I come down often from my apartment or home and join in festivities. The office personnel take an active interest in my well-being and that is a wonderful thing.
I like all of the emails that I received from overture they keep me well informed and Wright up-to-date on everything even though I haven’t moved into our apartment yet. I also like the way it was treated in the move-in process. I was helped along and guided all through the process

Having resided at Overture Crabtree for over 3 years, my satisfaction has vastly improved. Tiffany has been our assistant manager for close to 3 years providing continuity, which is important for active seniors! She is well supported by Liz and Andrea. Our new vending machine provides a wide variety of snacks as well as protein drinks and healthy options. I appreciate our coffee area having a nice variety of seasonal teas.
Having the fitness center is a wonderful opportunity to work out, day or night. I enjoy being able to get Tubi and you-tube at our on-site theatre, and our vending machine has movie sized snacks!
Package deliveries are occasionally a problem and staff appears more receptive to delivering large over-sized packages to our doors.
Our Event Calendar has also improved and I look forward to a painting event.
I anticipate staff will continue to be receptive to resident’s needs and wishes.
Enjoying the puzzles. Getting to talk to residents while engaged in this activity is good. I have met at least 5 new friends this way. But the lighting of the area could be better.
My morning is not complete without a smile and a “good morning , Sparkle when recognized coming for coffee by residents also enjoying chatting and coffee. All of rooms from the moment you walk into building are bright and airy.
So far I’m enjoying my apartment living. Everyone seems friendly. Getting adjusted to new administrative staff takes awhile. There has been several new staff members since I first moved in.
Overture is a great place to reside. The residents are nice, and are willing to help one another in any way possible. The maintenance team is the best ever. They are always there when you need them. They are very knowledgeable and professional. We have an office staff that's very considerate. They are always there for us. Our manager is never too busy . Regardless to how busy she is, she will come out of her office, to address our concern.
I love it here. Plenty to do and I can choose things I would like to do. I like the schedule they have monthly and appreciate that management values our options,
The property is well maintained and managed, with courteous and friendly staff. Maintenance staff responds quickly, solves the issue, and, if necessary explains what needs to be done within a given time-frame.
Management is most helpful and open to questions at any time. The office is always staffed, ready to be of assistance.
Our apartment is lovely, quiet, and spacious. When we moved in, we found it clean and ready for us.

There lots of steps to finish before your move-in but there is always someone in the office ready to help you. I had lots and lots of questions about everything about my move but they never seemed to mind when I called for answers.
I had a problem with my freezer not dropping to zero degrees. I submitted a work report before 7am and maintenance was at my apartment when they began their workday. It took several hours for repairs to be completed. Maintenance then stopped by a few hours after completion to do a final check on the freezer. Excellent work ethic.
I am planning to move to Overture Crabtree in a couple of months, from out of state. My experience has been great navigating the process over the phone and online. Tracy has been very helpful, returning my phone calls and answering all of my questions. I am truly looking forward to moving to this community.

I love living here. I enjoy being around people and meeting new people. I made a lot of friends since I've been here. It's better than living by myself. I'd like the maintenance people they're really friendly and helpful. The staff will help you if they can.
My experience so far has been very good. The residents are very warm and caring, they seem to always have your back and give great information not to mention the activity that we are involved in.
Things are running as should at this point. Tuesday breakfast is great, Tuesday taco was awesome, and Wednesday wine down with Zeak is a hit. Our events hear are knock outs.

I am enjoying the increase of recreational, social and educational programs and activities from which I can participate. I have noticed the other residents seem more optimistic about living here.
I love my apartment. It is quiet here and when I want to be around people I just go downstairs. There is always something to do and someone to talk too.
I have been living here four years. I really enjoy the special events, and especially the music on WDW (Wine Down Wednesday). Recently we had the 50s party as well as Elvis celebration.
Location is perfect for shopping, grocery shopping and many other conveniences. Many shops, doctors and speciality stores within 10-15 minutes.
I am glad I made the move to Overture almost 3 years ago. My 4th floor neighbors are now my good friends and we go out for dinner several nights a week and socialize almost every evening.

If you are active 55+, come and take a tour. I have a one bedroom because my family lives nearby. However, I can use the rental suite for out of town guests.

I enjoy living at Overture Crabtree because I feel safe and secure. I am still in my neighborhood where I lived for many years so I can visit all the same places nearby. I love my apartment. It is spacious with many closets and storage places. Also very sunny! Everyone is friendly and the atmosphere is peaceful. . . a good place to be!

I've been living at Overture Crabtree for almost four years and I am very happy here. The building is attractive, clean and safe. Maintenance is reliable and prompt. There are many activities available that all residents can participate in or not. The location is very convenient. It is close to medical care and shopping. Covered parking is provided for residents and visitors.
I enjoy living at Overture. I especially like the covered parking, WDW, and social time.
I would like more entertainment such as Elvis impersonator and other live performers. I would like daily breakfast and more food trucks.
Overture at Crabtree is a lovely place to live! I really appreciate not having the maintenance and stress of owning a home. My favorite amenities are the pool (just wish it was open year round!) and the fire pit.
I am very happy living here, but I am concerned about the rise in rents that I have heard of. I am definitely not ready to pay $100 or more per month, considering that we have had to deal with construction going on right outside our living room and balcony for a whole year!
Well, I will see when the renewal of my lease comes up in a couple of months.

I’m enjoying my stay at this 55+ facility. The staff is very professional. Breakfast that is served once a week is very good. The maintenance department keeps the physical aspect clean. Would appreciate after hours security.

I have been here almost a year now. It has been an adjustment for sure to go from living basically alone in the country to apartment living in NC. I am doing what makes my family happy. I am making friends, I am keeping busy, I am adjusting to this new way of life. Overture Crabtree has helped me get to this point. I love the exercise classes, both inside and in pool. I appreciate the social activities offered to keep my mind active. I am making friends and stepping outside my comfort zone. If one has to reach this point in their lives, I'm grateful I have the opportunity to do it here.
I ENJOY ALL THE ACTIVITIES. They have improved with the new management. Nicholas goes above and beyond to schedule events of interest. I love being an ambassador.
We took the tour with Tracy and she did a great job of showing us the facilities. She explained everything and we decided to apply. We were accepted and hope to move in on or about May 1, 2024.
I have been able to make so many incredible friendships here and for that reason, I am forever grateful. It just proves that one can always find good in something, no matter what the circumstances.
Lots of great people who are friendly and welcoming. Good location and close to stores, a mall, and lakes for hiking. Many activities both within and outside the complex.
In the week I have been here I have felt like this is a great place to start the next chapter of my life. I am living with a lot of people but it is still very homey. I am also living only 15 minutes from my daughter and her family and I was looking forward to being near at least one of my children. This residence has a lot to offer and I am glad I chose it. I will find a lot of activities to keep me busy as well as a quilting guild nearby.
My apartment has a few things that need to be taken care of, but other than that I love everything thing about Overture thus far. The residents are very kind and the staff have been super great to us ! We pray this will be our forever home.

Gym, exercise class, games, breakfast, Wine down Wednesdays, and more. The food trucks always a surprise as well as the various organizations that contribute information that we find useful.
I tend to follow my own agenda throughout the day. Walking, exploring the many places nearby...parks, railways, restaurants, towns. Even the zoo and museum , the farmers market and so much more
I do enjoy community events but lately the food doesn’t meet our expectations. It’s cold and often not enough for all. Residents assist but are often seen eating behind the counter and then serving us.
Overture Crabtree is a great retirement community. I have made a lot of friends in the 2 years I have been living here. There are always fitness classes and other activities to join and lots of social activities.
I love living at Overture apartments. It's a beautiful building in an upscale area of downtown Raleigh. Although I haven't had any driving experience in the city, I don't think it would be any worse than the traffic area around Detroit and its suburbs. Almost any restaurant with specialty foods can be found in this area.
The best part of living here is the fact that they allow you to have pets. The other best parts are all of the activities available. The building is chock full of very nice people. I know this is not a handicapped building but the only complaint or improvement I wish would be made is automatic doors be installed. It is hard to carry packages and your animal too.
It really has been a pleasure of overall living and serving the community here at Overture. Even thru Covid I could see that the staff worked hard to make things as best as they could for the residents. There was about a year or so during my tenancy that I lost confidence in the staff's ability to properly communicate and serve the residents in a respectful and caring manner. Other than that time period, the office staff have been great. My only complaint regarding staffing is that they still have not obtained the level of excellence in maintenence that they once had when I first moved in during 2020. But it is a work in progress. If there was anything that I would change it would be the following establishing a PA system of some sort to make critical announcements, reducing the price of the guest suite, making the apartments more sound proof and for the office to be more aware of the elderly residence that need assistance with anything especially community updates and calendars.
I really like it here, the people are so friendly, the place is clean and there is always something going on.i highly recommend it. You will not be disappointed.
Well maintained & very friendly and competent staff. A lot of us residents would like some afternoon or early evening classes -please not everyone is a morning person and or if they have other important things, they must take care of in the mornings. Thank you for your consideration.
Things have improved since 2020. This staff is more welcoming to older people. We have more activities than before.More vendors coming in who have services that we can use . the pool has opened earlier this year, more exercise classes have been added.
Mostly my experience here has been very good. I have a lot of friends, there are many activities that I participate in, and the staff has been very helpful. Some of the planned special events with catered food have been a mixed bag. Often there isn't enough food for the people at the end of the line but they are working on it. The location of this community is excellent and close to different stores and restaurants.
The very best thing about living at Overture is the community of friends I've made here. There have been some property issues over the past few years, but things are definitely getting better with new management. The location is super convenient and I really enjoy some of the events.

The residents are very friendly and helpful and there is always something to do. Learning new games is a fun way to meet new people. As in any apartment building there is a certain amount of noise from your neighbors, but not a game changer. There are lots of outings and reasons to gather in the great room as well as a variety of fitness classes for every age and ability.
I've lived here for almost 5 years now and I must say this last year had been the best as far as office personnel and communication. I have always loved living here for its location, apartment amenities and style.
I am having a very good experience with my apartment community. The residents are very friendly and many are very active. They lead various activities in the community. It is fun to work alone side other residents to celebrate holidays or other recognitions. For example, there was a recognition for breast cancer awareness which included a “walk” and spaghetti and meatballs luncheon with all the trimmings and decorations. The same was true for Black History month which included presentations, games and food every week during the holiday. These are the events I have enjoyed. Other regular activities include an excellent weekly breakfast and weekly wine Don with heavy refreshments which are staff led. There are also organized games and activities which are resident led.
These are the things that create “community.” These are the things that active residents love.
My overall experience living here at Overture has been exceptional. The apartments are modern and spacious and the property itself is absolutely beautiful.

As usual, the best part of living in a 55 plus community are the awesome maintenance men headed by Brian and Mike. They truly do their best to please residents and explain how to prevent further problems.
Tiffany and Steven are responsive, kind, and welcoming at the front office.
There are the usual challenges with package deliveries and I would appreciate signage in English and Spanish that not all elevators reach the top floors.
With a new lifestyle coordinator, our activity calendar is a bit improved, and I think all residents should be surveyed before large sums of money are spent on activities.
I am glad to see gospel music as a resident led event.
With so many widows and widowers, it would be wonderful to have a nearby church do a grief share program or an occasional non-denominational Sunday service.
I am thankful for the residents that do look out for each other and avoid the cliques.
I did renew my lease as I hope to see more unity in our community!

There is an adjustment period when moving into an active adult community. With Brian and Mike heading maintenance, Tiffany, Traci, and Steven running the office, and Mallory as our lifestyle coordinator, challenges improved!!
With seniors, it is attention to small details that make a difference. Getting a phone call before maintenance walks in can make a world of difference in our day.

After a few years, the Events Calendar tends to be repetitive and I am thankful for residents who lead their own events. Juneteenth, a tea party, and Friendsgiving were some recent highlights.
The majority of people here are retired, so you will be seeing your neighbors frequently when retrieving mail and packages or walking the halls for exercise. A simple greeting lets others know that they are seen and respected.
My experience is that living here is a lot like a college dorm, finding your tribe that shares your interests is key!
It’s a great place to live the residents are friendly and helpful it’s like extended family. The activities are increasing/improving being provided by the management company and fellow residents.
Have loved living here, by 8 pm the halls are quiet and you can get a full nights sleep. I can go down stairs and play cards, do WDW or exercise for a while. Do not have to drive or dress up to get there. No worry about the weather

Maintainence comes promptly when needed and fixes the problem easily.

This is my first experience living in a 55 plus senior community and there are more pros than cons.
While I do enjoy having an activity calendar, not everyone enjoys Wine Down Wednesday, thus recent events including a tea party, hat fashion show, and a dedicated place to work puzzles increased my satisfaction.
Staff has turned over multiple times, though Steven as manager and Brian as head of maintenance are both awesome in their attempts to help and reassure residents.
Getting text messages to alert of important issues or events currently going on are greatly appreciated.
Community living will always have challenges, so I appreciate when staff is attentive and listens to our ideas as to what improvements we would like.
What I miss the most at Overture is a small business center or at least a community printer. Many would be willing to pay the office for a copy or having a notary.
Overall, changes have been excellent and I look forward to new purchases and events!
Generally good-no complaints. First time in apartment for years. People are friendly. The exercise program is great-Alex does an excellent job. Pool is very nice and I like the planned social events
Mgmt shows great interest in residences requests and always have time to converse with us. Work orders are completed within a reasonable amount of time and if a part needs to be replaced, it is ordered ASAP.
Love the family atmosphere. Many activities available, but my favorite is WDW because I really enjoy Zeke, music and social time. Always new faces to meet and greet.

The apartments are beautiful. Modern fixtures and appliances and the apartments have an abundance of natural light access. The biggest concern is that I hear my neighbors and I am sure they hear me. Its normal to have some noise in apartment living, however I can here when my neighbor shuts cabinets and flush toilet as well as TV noise. It seems that there are no sound barriers between walls and floors.
As with many apartment complexes staff turnover is inevitable. I have experienced 3 different sets of office personnel within my 3 years here. The services of the current staff has been improving steadily. The amenities/services have decreased over the last 3 years but the rent continues to increase.
Overall I do love living here and appreciate the willingness of the staff working to make the community better.
I was glad to see more GOOD activities on the latest calendar, along with an online copy of daily events. That that has been the most wanted things for the long time renters as we are used to that
There are plenty of activities to fill my time and residents are starting to create activities that they enjoy which makes for a wide variety of choices.
While I love the friends I have made here, I find some of the property issues more than a bit concerning. The second floor "Toss It" room was piled so high with someone's trash and thrown out items that you couldn't even enter the room, much less drop off trash. But what upsets me the most is I have recently heard from a knowledgeable source that all recyclables we separate and place in proper colored trash bags and place outside our door are NOT actually being recycled. The trash folks themselves have told us that everything gets thrown into regular trash bins on site. THIS IS UNACCEPTABLE! We pay $33.00 a month for trash service. The least you can do is make sure it's placed in correct bins! I will be contacting management to see that this issue is addressed!
Do Not agree with your policy of rental increases when coming up for lease renewal, especially this year when rentals are going down and there is abundant rentals available at lower cost.
A car is a necessity or one is confined to Overture. I was sad to discover that there is absolutely nothing within walking distance. Those who enjoy Overture have cars and the physical ability to walk around the very hilly block or use the gym. The residents who are the happiest here have excellent health, a vehicle, and a family who checks on them. Keep in mind that this facility is for very “Active Seniors,” and is not “Independent Living.” I would suggest staying in the guest suite, checking the “walk score,” and the “noise levels,” prior to becoming a resident. While my personal experience may not be stellar, those who love lots of activities, parties, games, and have transportation love it!
Events are getting better because I feel they are more resident driven. Attendance at events that do not have any food is usually low which is a shame.
I love it at Overture Crabtree. Friendship is great and it is fun. Management is great and are making many improvements. The opportunity to interact with great people is alway here
