The location is perfect for our situation since we have family very close. It's also close to Old Town Scottsdale, downtown Phoenix and the airport since we travel a lot.

I am grateful I chanced upon this place which I may decide to call home. This place feels safe, secure, peaceful. Quality of management & maintenance has been very good & seamless even with recent turnovers. Residents are all amiable - but also respectful of privacy. There are social & fitness activities - available at one’s leisure. Location is so optimal: walking or short driving distance to green spaces, library, grocery, pharmacy, hospital & medical offices, church, post office, airport, restaurants, ASU, a wide variety of shops, services & businesses. Immediate neighborhood is safe & pleasant. Such a livable place!
Overture is our "home"! We were one of the first families to move in almost three years ago. The community of other families and people make it such a great place to live.
The amenities are another wonderful part of living here...pickleball, swimming pool, outside cabanas and workout facilities to name a few.
The theater offers a great place to watch movies and sports with likeminded people.
Very kind staff and management, awesome and helpful residents, and beautiful place to live. This is the first time we are living in a 55+ community and are really enjoying it!

This is a review of the wonderful decorations for the holidays. The club room and entrance were so festive; lights, trees, menorahs! It was wonderful to walk through the room, sit for a coffee, attend a function in such lovely and tastefully done surroundings!

I had been going through some personal issues the last couple of months and the staff has been very encouraging and supportive of me. I truly appreciate the relationship Overture has with the residents and how they go way out of their way to make sure we’re okay. Great place to live.

I thought I could afford it there but I just couldn't handle it is nice for those than afford it.
I liked it alot. Coffee anytime, Thursday light breakfast, Saturdays Beagles or donuts. The nice dog run and locked parking..
55+ units provide the opportunity for residents still working & those that are retired. Lots of activities to chose from which resident wants to participate & be active & or socialize.
We have lived at Overture Arcadia for about two years. We chose to try this type of community living and found that between the facility, the staff, and the friends we've made we definitely made the correct decision. In fact this is the reason we renewed our lease for a second year.
The complex has pickleball, community gardens, exercise rooms and equipment, a tv -movie room, billiards, a stocked library, a swimming pool and others I've probably forgotten.
You choose your participation level for one or all of these amenities. The thing is they are always there whether you choose to use them or not.
Mark and his team do a great job. Do like we did and try it out. You won't be disappointed.

We love the community of friends that you normally wouldn’t get in a traditional neighborhood. The resident led events at extraordinary! Always great food, drinks and fun!
Every day there is some kind of activity such as rummycube, social dice, bingo, LCR to name a few.
The theater is a great place to catch a movie or watch sports.
I have lived here since the opening of Overture Arcadia, I consider this to have been the best decision I ever made. I love my apartment, and the amenities are awesome. I take every opportunity to spread the word.
One of the many things I love about Overture Arcadia is the friendly atmosphere I’ve found here. From the very day I moved in people have been welcoming and helpful. I feel I’m home.

Everything went smoothly with no hiccups. What a nice experience. Staff is very nice and incredibly helpful. The other residents I have met have been very friendly.
My husband and I are thrilled to be here. Overture Arcadia provides a beautiful, welcoming community that meets all our needs. We love swimming, exercising, making new friends, and feeling safe. Thank you for offering these wonderful amenities and more!
Would like venues scheduled offsite. I would happily contribute to shared cost of transportation. Maybe Overture corporate could investigate getting funding for a senior resident van that could be used on scheduled basis to Grocery Store & offsite venues. The van could be shared with other Overture properties with a roving driver assigned. Plenty of free admission locations in the valley.

Yes, the amenities are great, the apartments are really efficient. The thing that takes Overture over the top is the people. It’s very cozy and very much a family.
The community is great. The office staff is very welcoming and friendly. Had a couple of things i needed fixed in the unit when i moved in. Maintenance was fast. All the residents are extremely nice and friendly.
We love the social life, the amenities and the awesome staff.
The pickleball games with an Overture resident coaching, teaching and playing is a blast and great exercise!
Eve's workouts help to keep us in shape both physically and mentally.

Not there yet but it seems good, people are friendly told us what to expect, showed us around, answered out guesions and showed us the guestroom and what the charge is. All the people at the front desk so friendly.

Water bottle stock in short supply. Install RO (reverse osmosis) under sink with spout in community area for residents to refill their own vessel.
Suggest substitute something for Saturday AM other than serving all pastries, e.g., apples, oranges, berries, even occasionally pancakes. Most 55+ residents don’t need the extra sugar & carbohydrates.
Loving this community and all it has to offer. Just moved in but have found so many fun ways to engage. Everyone is so friendly!
I started last week getting more involved in the fitness programs, meditation circle and really enjoy the variety of opportunities.
Location is great! Close to Shopping, airport, Paradise

Overture is just the right size - Not to large and easy to get around on the property.
Love the place and the people. Just renewed our lease for another year. The greatest room accommodates large resident gatherings including the Casino Night event Friday night.

I love my apartment and the social life my community offers me. Lately residents have been coming forward with event ideas that have added to our community lives. I’m so glad I chose this place to live.
Living at the Overture Arcadia has been a wonderful gift for me. This community of residents was built even before the building had opened. Our manager, Mark Loss, planned fun and creative events prior to the move-in date so future residence could get acquainted. Many of us had become good friends before we moved in with our furniture. You might think that we now have cliques of friends but I find that not to be true at all. It is a very welcoming diverse community. Lots to do to keep me busy or I can just enjoy time in my apartment. It’s a great place to live!
Overture Arcadia has been my oasis. The place I dreamed of retiring to without knowing exactly where it was. I arrived and all my dreams were fulfilled. I am busy, productive and happy. I get to be as uninvolved or involved as I choose I am never criticized for choosing either.
I love my apartment, the layout is perfect for a smooth transition from a large house. Having exercise classes in the wellness room and access to exercise equipment, plus a beautiful pool makes my life challenging and healthy. To top it all off the wonderful staff and neighbors and planned activies is fantastic for active living. I am enjoying my life living here.
We absolutely love our community! I never dreamed I would be so involved in the social activities and interaction with the other residents.
The wellness and workout classes are just what I want in my life. The classes are structured so no matter what your fitness level you are able to get a good workout. I was able cancel an expensive gym membership!
If you are like me you might really dislike when someone gives a compliment and then adds ‘but’. There truly are no ‘buts’ about living here at Overture Arcadia. The apartments are lovely, the management staff is outstanding and best of all the residents are the very best. How wonderful it is to have so very many new and fun friends all living here and joining in for all of the available activities. It is pure happiness!

I enjoy getting together with the residents and play games, watch sports and go to the pool and spa. It is fun watching the residents dance to the music during the various parties that are provided.

Our social director is awesome. She is always there to answer questions and help with any needs. We have had some great entertainment and fun games. I especially like how she encourages us to come to her with ideas for new social events.
I’m new so I can’t say much but I was treated professionally & warmly by Devon during my tour and it was a very pleasant experience!

The moving company you suggested was great it made my move easy. The people that I am meeting are wonderful. Love the exercise actiities. I am so glad that I have moved here.
After a huge storm and power outage it was comforting to see Matt from Maintenance here onsite. I heard he had spent the entire night. I was able myself to clean up the water that got into my apartment. It was good to know he was here to aide others who were not able to handle all the mess from the storm. I always appreciate the efforts of the Overture management staff. They do the best they can.

Best decision I ever made! I stepped out on faith and have relished my choice. I explored many other communities, had quite a few virtual tours. I decided on Overture and have not looked back. It’s family, it’s busy and most of all it’s home.
The staff is super responsive! The facility is beautiful. The surrounding area is full of nature. I am moving I, in 2 weeks. Phil Bedel. I am not very wordy, can’t submit.

We moved in a week ago and couldn't be more impressed with everything so far! Every amenity is wonderful and the staff and residents couldn't be nicer.
My wife and I have been here two months and we are really enjoying living at Overture Arcadia. The staff is great and they listen when you have concerns.
There are always activities available that are either planned by the staff or the residents. Happy hours every Friday are a great way to meet new residents and talk with the friends we’ve made since we moved in.
Exercise groups with trainer’s occur most days. It’s great not being sedentary anymore.
You need to come visit the apartments to see what’s it’s like. We are certainly glad we did.
The apartment is nice and new, but it is the amenities that sell my community. I love, love the pool. The movie room is great. And everything is available 24/7. The coffee is wonderful and we are just learning about all the things available to us. ?.

Fantastic management, services & resident perks that are totally unexpected but greatly appreciated. For the rental rate & amenities there is no better 55+ active adult option in Maricopa!
So far, as one of the first residents to move in, everything has been going smoothly. The staff is great, the residents are amazing and my apartment is spectacular! I made the right choice to move here snd encourage others to do the same. Life at Overture Arcadia is wonderful!

its been fun living here and there is still a couple of bad apples that wreck it for the rest of us but a 8 out of 10 would be my rating. should have more things to do like a pin ball machine ,slot machine ,then all profits would go to what ever function we are having for the month or week. then people dont have to stay in there rooms being board
Overture Arcadia has everything I could want: I've lived here a year now and it's especially great now that we have Nick and Ashley planning so many fun events!
My first five days have been amazing. Got to meet quite a few residents from many different walks of life. I look forward to enjoying the events and participating when available.

I haven’t officially moved in yet as the process is taking longer than I anticipated but so far everyone is so friendly and it is so quiet!!! I am coming from a neighborhood with more Airbnbs than residents and an area that theft and vandalism is increasing. So nice to know my packages won’t be stolen and my car won’t be vandalized and best of all- no new occupants next door every three days!!
This is home to me. I have lived here since the beginning and I know almost every body here. The staff is great my neighbors are great and I love my apartment. I work from home so it’s very comfortable for me. Best place I ever lived. Thank you Overture Arcadia.

I especially enjoy our special events. My favorites were our pool party that had great good, a wonderful DJ and of course our favorite bat tender. Everyone danced the night away.

Arcadia advertised as 55+ Active Seniors but resident mix has become more handicapped, walker & wheelchair bound. I am very aware of Federal Fair Housing guidelines that prohibit discrimination & that’s a hurdle for leasing.
it is fun to live here and i enjoy it a lot there is people on the second floor that should all get letters on how to walk on the floors above the people on the first floor ,they make lots of noise at night for no reason at all .no respect for other people trying to sleep like the rest of the people. lot of people just stay in there rooms unless there is free food .it must feel like there in jail or something ,i dont get that way of living .its like there waiting to passaway which is very sad just my 2 cents worth

There’s information that needs to be shared/explained when someone is new and not just by sending an email. Items such as receiving packages during off hours, package concierge, butterfly app, details about the gatherings such as is food provided or are we expected to bring something to share, how to get issues addressed, etc. I believe a welcome meeting that would explain these to a recently moved in group would be helpful

As a person who has a reserved handicapped parking space I find it totally unfair and possibly illegal..
This is a nice place to call home. Comfy atmosphere, great public spaces, well maintained. Love the activities & friendliness. Convenient location, helpful staff.
The fitness classes here are varied and top notch. We have made many good friends during our time here and always look forward to the resident led social events. The reason I deducted a star is because there are not enough restaurants and stores you can walk to.
I moved in the first month of the property opening. Met all of the residents as they moved in. Have some great new friends here. The staff is wonderful and very attentive. The facilities are world class and the neighborhood is very accommodating. Overall, I made an excellent choice in moving to Overture Arcadia.
Love the location the gym the pool and the theatre the clubhouse and the pool table. The conference room has been useful for private calls. The event calendar is awesome. Love the activities and the community.

Great to be part of the family at overture, great atmosphere and fun people to hang out with ,hopefully it continues ? ? ? the theater is always going on with sports and a other few shows and movies which is awesome. Also all the beautiful dogs that are around are great to see and treat them with kindness and treats . As for some other tennents they should act there age and see how wonderful this place is
Fitness classes are the best from aqua fitness to strength training and everything in between. Social activities are top notch including resident led ones. Only received 4 stars due to the location of the community..

So far since my move in April 4th things have gone pretty well for a brand new community. The staff has been amazing and the residents are great. I have made some really good friends here. I am very glad I made the choice to move here. One of my best decisions in my life. Let’s keep up the good work overture !
I just have an observation and suggestion. Artificial turf is extremely hot here from June through October, and it is too hot for dogs to go on. The cement is burning hot, the stones are hot, and the turf is hot. There is literally nowhere for dogs to go to the bathroom!
Is it possible to have just a small area of real grass in a corner of the Bark Park? Either that, or can artificial turf be treated to mitigate AZ summer heat? Thank you.
People who live on the second floor should use common sense when they walk around there place not like being in a marching band, if you want to move something doing during the day not at night . Thank you

Building maintained well; very convenient location; staff turnover is not a good sign, though of corporate stability. Residents are not notified of changes so are unaware of who’s responsible for what.
its been a great experience and i have enjoyed my stay at the overture .there is great people with so many stories to tell .its a fun place to do a lot of things to do . there is always room for improvement and it will come true when this place is running smoothly .
its been great so far, the people are great and is fun to be around . the tv outside near pool needs to be fixed .there is some bad apples living there but i avoid them as much as possible. they think its a hotel and walk around with no shoes on . take things that not theres, dont clean there messes up.its common scents to clean up after your self and not look like a bum.there is some work to be done and hopefully it does
Proposed parking fee for covered parking is outrageous and has given me a different view of Overture Arcadia than I previously had; this makes me wonder how many extra fees will be added on in the future.
The resident led events for Christmas Day and NYE have been phenomenal and fun. We all got together to help decorate for each event and clean up for each event. The food was potluck style for Christmas and hors d’oeuvres for New Year’s Eve. So much fun lots of singing lots of dancing. Looking forward to 2025 at Overture! We are like family here
In general, things are going down hill here. Changes in happy hours. Not as accommodating as you were in the beginning. You got us in here and now we're getting charged for covered parking when renewing our lease. Our rents are going up a lot when renewing. Manager is here more infrequently. Activity person seems like she's doing bare minimum, as are the other 2 staff members. They just don't seem happy working here.

I was however was disappointed that covered parking is not available and not included in the rental package as it is in almost all communities in the Scottsdale area
Hall carpets need to be cleaned more often, too many dogs in building
Very happy with Luis to repair the many problems I had in my apartment

Pet owners are required to pick up after the pet at all times. Pets must be leashed at all times unless they are inside Barks and Rec. Use of Dog Park is at Owner' s own risk. All pets must be at least 1 year in age and weigh less than 65 pounds.
