I’m thankful to live here. For 6 of the last 7 years it’s been my home. I believe the rent is too high but I know that’s from “Corporate” and it’s not the fault of anyone here — we have the absolute best ever Office and Maintenance Teams … Maricela! Michael! Lori! Maria! Ricky! Jesse! They are the “bee’s knees” and I thank God for them, each one, and together they are just the best! I’m grateful for all they provide (fun things, informative things, great communication, appearance of things, and opportunities for building community) and for the way they handle everything here. Thank you!

Things are going good. Everyone is still very friendly and helpful. Lori, Michael, and Maricella are doing a good job and listen to our suggestions and try to rectify things that need to be fixed and addressed.
I am still settling in but the people I meet in the hall are always friendly. I look forward to taking some of the classes and making friends along the way.
I have lived at Overture since 2020, and I like living here. We have a wide variety of creative activities that are a lot of fun. I like meeting new people moving in. The manager and assistant manager are respectful, responsive, fun people. My apartment is perfect for me. Who could ask for more?
I still love it here — except for the old Property of the Year sign from 2021! out in the front yard! — my 6th Thanksgiving and Christmas holidays! The office and maintenance staff are terrific! Great neighbors! Great place to live.
A great location and beautiful property. Most residents are active as advertised. The management is great as are the activities. I particularly fond of the gym with all the equipment an elderly needs to better their life. The weekly get togethers are good and the food is also good. The activities director is very creative and our weekly bingo games and bunco are fun.

This community has a safe and welcoming sense about it. We feel very at home here. We moved here in December 23, and residents immediately gathered us in to activities and events here at Overture. The maintenance response is on point. We respect the staff and their efforts to meet the needs of this community. They genuinely want to work through any issues that anyone might have with our input and involvement. It’s a great team!

With one exception, my wife Karen’s and my experience at Overture has been wonderful. I’m a retired English and Creative Writing teacher and columnist and the author of eleven award winning books of fiction and nonfiction. Several of our new friends told me they would like for me to teach an ongoing workshop about memoir writing. I mentioned it to the manager and said I’d like to do it here and maybe at other Cortland properties near by. I told her I have taught workshops for years and was always paid. She said she would look into it. We started the class, which meets once a week two months ago and I have a great group. After the first two weeks I asked the manager about the stipend and she said it would be best for the participants to pay me directly. There is no way I will ask my neighbors to pay me anything, and I don’t see why other vendors who teach exercise classes and other things are paid and I, a professional in my craft, should not be.

During Hurricane we lost power for 51/2 days. Overture rented a bus so we could cool down and recharge our phones. After we got power maintenance worked on the air conditioners in the apartment and
helped reset clocks. For residents appreciation there was a week of special activities.
Excellent service! Beautiful surrounding and nice people. All the activities are great. There’s so much fun in games. The food is awesome. I’m having a great time.
Great place to call home. Don’t like the 2021 property of the year sign and find it embarrassing and beneath the quality of Overture Sugar Land. Time to remove.
Very quite n beautiful n people living here are very nice. A lot activities. The staffs here are 1st class. We love it a lot! Surrounded by lakes. Just a perfect place to live.
Really enjoyed our visit and first meet and greet last Wed night! The St Patty’s day party was a blast. The nice to meet our future neighbors!

So many things to do! Bingo, Cocktails and Concoctions, a birthday party, watching the “bowling league” in action, game, movies, trivia, etc. What’s a resident to do? Too many decisions! Can’t even decide what to do next or whether to just chill in my apartment and just sit on my patio with a neighbor.
I love it here! And because I like it so much I referred a friend here who signed a lease. I conduct be more grateful for my home and community. Great staff at every position. Overture is a well planned beautifully decorated complex, and it is kept spotless. The staff is first class and always ready to help and answer your questions. I have only been here a month, but I am very pleased with everything.

The management team has been excellent in providing me with information which allowed me to select Overture to be my home for the next 15 months. In addition, they truly show their welcome to me upon my move in.
Great place to live. I love all the activities with the other residents and staff. The social part of living here has made me so much happier than living in my house. Having exercise every morning except Sunday, has made a huge difference in my physical health.
Enjoy the variety of activities and friendliness of everyone. The staff is professional, helpful and friendly. Maintenance problems are taken care of in a timely manner.
Lori did an excellent job of conducting our first tour. Her friendliness, answered questions, and expertise sold us on Overture. Michael is helpful and friendly during interactions. His calendar of activities is amazing! Becky is friendly and helpful. Allowing us to view several apartments helped us make our decision to come to Overture.
Great & helpful staff! There are many opportunities to meet your neighbors & participate in fun activities. Brunch on Friday is a nice amenity & Mix & Mingle Wednesday is a nice way to get together with your neighbors. I especially enjoy exercising three days a week.
Every aspect is professional and effective I am well satisfied The maintenance is something I have had several occasions to need all work completed in a timely manner my location is exactly perfect for me
We are very nearly moved in completely and filled a dumpster full of flattened boxes. We enjoyed our first Christmas in our new home and look forward to meeting new friends.

It's a great place to call home! The grounds are pretty, the people are friendly and fun, the office staff is wonderful, and the maintenance team is superb! It's in a great location and overall it's a blessing to live here!

Residents are extremely friendly and helpful. Staff is also very helpful. I have just recently moved in and found everything to be quite impressive.
I love living here! There are so many opportunities to be involved and to meet people. My only wish is that hours and numbers of visitors were a little less restrictive. When my grandchildren visit, I have more than 4 visitors. I can understand limiting it somewhat so that others are not bothered, but I believe some kind of compromise could be made. As I said previously, though, I do love living here!
We have been here for two months now, it has been great! We wish that during summer time the pool can be available for longer time in the evening. We bring our grandson on weekends but between 3pm - 5pm is too hot, hopefully can be extended to 8pm or so.
I have lived at Overture Sugar Land for 5 years. There have been 4 separate different office staff leader in charge. I believe the present property manager, Becki, to be the most capable.
Our apartment with its view of the bridge, creek and green space out our many windows is one of the many reasons for enjoying my time here. Another reason is the short walk across the hall to our attached garage, very few apartments complexes have this luxury. The exercise sessions, either in the pool or indoors, are an amenity I have appreciated.
The maintenance staff has changed many times during our five years and they have each done their best, in my opinion, to do their job and pleasantly attend the needs of the residents.
It is a shame rents increase as residents live in a building longer. This annual rate hike means moving on becomes financially the right choice. Therefore, losing the bonds with people in the community at a time, as seniors, when friendships can be a comfort.
Love the people, the staff is awesome and the location is amazing. The activity are entertaining and l look forward to all the event. I will definitely refer my friends and family.
I love love love living in this community. Everyone and I do mean everyone from the staff to the residents have been so accommodating, welcoming and friendly. It makes me feel like I’m with my family. This place is GREAT!!!

Great assistance in helping me to adjust from my past apartment home. It was a little scary at first but the staff made it easy for me. This is my first time on the southwest side of town
Great place to live. Love the atmosphere. The landscaping, the professional people in the office in the residents are very nice too. The activities are wonderful. I enjoy the exercise classes. The ability to exercise when I want this pool is wonderful and i enjoy every moment here at overture

I love living in my apartment. The price goes up a lot each renewal and anticipating that takes away from the perfect score. Good staff. Great location. Special place to me.
Great friends and neighbors,
There is a real sense of community here and people care about one another. Residents are also fun people and are always good for a good conversation or a bit of humor. Often there is food, desserts, household items and dog/or treats, etc. left by residents for residents (or their pets).
All in all, it is a very good place to live!
Cameras need to be put in certain areas like near the elevators and back doors since there is no security on site. Residents privacy should be confidential.

OvertureSugarland is a lovely, well run and well organized property and offers nice grounds and amenities to residents, which is what's expected at the price. Maintenance is spot on top of things.
Feel safe & secure. Love the nearby outdoor walking trails & that Constellation Field is across the street. Also, appreciate the nearness to grocery stores, gas stations, the post office, etc. Excellent location.
Since this property is 55+ I would like to see more than 1 handicap reserved parking per building in the parking lot, maybe 10 or more per unit.
I would like to see the property with backup generators when the elevators go out due to storms or any other issues that would cause the elevators to stop working. This will help the healed residents down to level one instead of taking 4 flights of stairs down.
We've been through a rough patch, what with some of the elevators having been knocked out by a storm, but now they're all back up and running. The staff here has been great about keeping us up to date and pushing hard to make the fixes.
Two thoughts for improvement: 1. See that no one parks in front of front door that is meant for pick up. 2. See that furniture is not moved in public places for private party when public activity is being held. Private parties should be held in apartments or in special room that can be reserved. This is a community, where all people who live here pay.
As an older resident here, I appreciate consistency. In general the scheduled events do occur and as they are described to be, but there have been disappointments.
Also if planning outtings then a bus or van is preferred to car pooling. Also residents can be assisted. Thjs is due to opposing many older people's driving.
Overall, experience at Overture as been going. There are some issues, including management communication, that can improve.
Residents also need to be more responsible in some areas as well.
The facility is very nice and always clean, except for the pool. One thing that brought us to this facility was the idea of year round pool use. But it's hit or miss on cleanliness and the hot tub is rarely useable. If it IS clean, it way above normal hot tub temperatures. We tried to use it a couple of weeks ago and we literally scalded ourselves. But the staff is always friendly and polite.
Would like to feel that staff would think residents who have handicaps, but stand in foof lines at independent residence came first. food lines came first
The concept of an active senior apartment community is a very good one. We have many common interests and experiences, and value social interactions. The execution continues to need work.
The new apartment manager has finally addressed some problems, but needs support from upper management and funding to address additional problems. Cheap appliances seem to have repeated problems. The paper on particle board cabinets are wearing poorly. Since the apartment complex has been around for a while, furniture, paint, and flooring need refreshments. My apartment really needs some paint updates.
I would also like healthier choices for food at brunches and mix and mingle.
In all, positive experience. Only down is the elevator being unreliable. Even though independent living ,we are all over 55 and need elevators for carrying things up.
Suggestion that parts are kept by management, even if Shindler doesn't. The other thought is that Otis elevators be installed, and parts might be kept locally for them.
The active senior apartment concept is a very good one. The social activities lead to developing strong relationships the foster good health.
There are some problems with the pool not being operational, frequent breakdown of a certain elevator, and the furnishings looking a bit worn inside and out.
Overall decent place. Apartment is beautiful. Very quiet. Amenities are hardly ever used so you get the place to yourself. There are lots of disabled people around who seem to want and need help, so there's always someone to assist like opening doors, etc. Most of the residents are very nice and friendly although I occasionally run into one or two who display bizarre behavior most likely associated with dementia. The staff is very nice and seems to try really hard to make the place enjoyable.
As I always say, the active senior apartment concept is a good one but execution could be better. Some areas like inside apartments, and balcony railings, and apartment does, need to get painted. Routine maintenance should be done on gym equipment, elevators, hvac, etc, but only get attention when broken.
I live on the 4h floor, and cannot get a very very noisy vent repaired or windows cleaned.
Those of us who have lived here for 5-8 years are paying way more for rent, and apartments that are turning per ever year are getting painted, new appliances, etc
The active senior apartment community is a good concept but would be much improved with some changes.
Upgraded appliances would be much appreciated as dealing with ovens that cannot adjust to a set temperature or maintain that level for the duration of the baking time is frustrating. The refrigerator ice maker has been replaced many times, as has the tubing, etc, and continues to have problems.
The once hotel or spa like feel of the public rooms, now includes broken draperies, scared , chipped, and stained furniture.
Many long term residents would like some interior painting and carpet cleaning or stretching. This would be automatically when a resident moves out. So residents who have been in there apartments, with ever increasing rents, do not get that upkeep. Our floor hallways need painting as well.
The active senior living concept is as good one. Many of us live alone and this is a real boost to our social lives.
The reality could use improvement. The cheapest level of appliances in the apartment are a regular problem. Some things would not break down so often if regular preventative maintenance was done, such as for the gym equipment.
The residents that move in that are not active I think could put the rest of us at risk.
The social aspects of living at the Overture Sugarland are really engaging. I moved here from elsewhere in Texas and only knew my kids and their families. I have since made a number of friends here, that I have traveled with, play games with, dine with, and just visit with here.
The amenities include a swim pool, exercise classes, and many interest groups such as games, writing, bible study, and cooking class with a chef.
Things that could be improved include scheduling routine maintenance for gym equipment, touch up painting and carpet cleaning in the apartments, and selecting better appliances that do not have so many problems.
The social aspects of The Overture are the reason to live in an active senior apartment community. Moving to the area to be close to children is a lonely situation for peer friendships, so the opportunity to have interactions and fun is great. The apartment could do better with upgraded appliances, updating paint and carpet, and furniture in common area, etc.
Some things are improving with our energetic new apartment manager. Despite that, my elevator was out for a week. I cannot count the number of times and days this elevator has been out of service. Many times a storm can knock it out, but it has also gone out on a clear day. This is an excessive amount of time out of service compared to the other 3 elevators in this complex. I am on the 4th floor at the end of this wing, so using another elevator is a hassle.
Disappointed that the pool was down for so long. Also now 2 elevator are not working. Very inconvenient especially since I get home late at night.

The social aspect of this active senior apartment complex makes all the difference. Especially for those of us that live alone, we have neighbors to share activities, some sponsored by Overture, others resident planned events.
Living at Overture continues to have pluses and minuses. The pluses are living with other seniors who are interested in social interaction and activities. The minuses include power outages, elevator not working , problems with cheap appliances, and other problems related to building construction and repair.
Since moving in some promised activities and improvements have not happened. Our rents are going up, as I am sure the expenses for the facilities are as well.
Pool has not been operational for the past 8 months since moving here...very disappointed that this amenity (which is included in advertising) has not been available.
I like my apartment, but the elevator is down too often and my upstairs neighbor sounds like they're moving furniture many nights. The water fitness classes are nice.
I’ve lived in two Overture communities. Two years at Overture Arboretum Austin and now 2 years this month at Overture Sugar Land. After 81 years in Austin I moved to the Houston area to be close to my many grandchildren! When I discovered this Overture I was thrilled and moved here. Overture is the perfect place for seniors. As a widow I enjoy meeting new people and the people here are so friendly and made me feel welcome. I have a community! This is a great place to live. We have a wonderful staff, many amenities, activities, etc. I wouldn’t live any place else!
The concept of an active senior apartment is great. The reality of problems at the property need improvement. Gym equipment that have been broken for a year, swimming pool heaters repeatedly being broken, oven that has a non functional thermostat, and elevator problems. The social aspects are what keeps m here, despite the above issues and rent increases.
I reported hearing water dripping above my ceiling here on the fourth floor. That was 2 weeks before Hurricane Beryl, when water started leaking from the ceiling in my hallway. The ceiling has leaked at least twice more with heavy rain. No report on when repair will be made.
For four days after the hurricane hit here, we had little if any communication from the management. Emergency lights in halls and stairs worked for 4 hours the first day. Power was not restored until late on day 4. No services were provided, like ice, etc.
Really was not an acceptable response by management.
