The best thing I like are the residents here. Have been here almost 9 years now, met a lot of them, most are older like me, from mid 70’s to mid 90’s or more and we have great time doing pool exercise (summer) , yoga and fun community activities. Office people and maintenance group are always friendly and helpful , only thing none of us like are the new furniture, referring to chairs , that are mandatory in all Greystar properties…definitely not for seniors….. Have lots of dogs, I take my kitty for walks in the hallway, he thinks he owns it, loves dogs and people alike .

Very well kept hospitable residents management t professional.Very impressed..maintenance personnel promptly repaired amenities.Community recreation is always a plus affording a chance too meet and greet neighbors,However,missed out on the Saturday movie experience looking forward too attend the upcoming g showing.

We’ve had a very good experience over the last two months with the Overture festivities scheduled by staff. The quality of food and services have improved greatly. Last night (11/21/25), the Thanksgiving dinner, the service, the DJ music was wonderful.

Overture is a very good and pleasant over 55+ apartment community, that offers many events, and fun activities. It is conveniently located near stores and transportation.

Awesome place to live!! This place it's like living at a fine resort. The pools are sparkling, the community rooms are absolutely gorgeous with huge TVs a piano lots of community fun events. But if you're not into community sharing there's a wonderful library and computer Center The landscaping is gorgeous. It is so peaceful here and the maintenance is fantastic. It's fast clean and there's no waiting to get something fixed. I can't recommend this place enough! Everyone that works here is so nice and kind compassionate respectful. It is a joy to be living here.

I've been a resident of OSM for 4 years. The apartments are well maintained and management is very friendly and helpful. All maintenance are taken care of in a timely manner and professionally.

I was very pleased with way Maggie assisted me to sign my lease for the next 12 months. She was kind and patient. I am pleased with the staff in general. I am happy that now there are people here who will do their best to assist the residents with their concerns.

I have lived here since 2018. I lived in several places prior to this and nothing was as good as living here at Overture. Are these small problems? Sure, no place is perfect but this is a relatively quiet complex with a lot of great people. Shopping is close by and there is also a park that one can walk through. Bus stops right in front of the building and goes to Escondido or the other direction which can take you to the Sprinter where you can ride to Oceanside. The apartments are just the right size for me and I have enjoyed all of my time here. Front office works hard and maintenance is fantastic.

My husband and I have truly enjoyed our life here. The staff has always been very supportive. We have both had many medical problems but have always had a lot of support. The matinance have always responded quickly when ever requested The activities have always been a lot of fun and well organized. Like I have said we truly enjoyed our life our life here.

When I moved in I did not know what to expect. I had not lived in an apartment for more than 50 years and it took awhile to acclimate. I have been to several community events and attend exercise classes so have met a few people who are very welcoming and friendly. I had to call maintenance twice and both times my issue was resolved within hours. I am pleased with my decision to move to Overture.

Hacienda Valecietos is our home for Fifteen years now. Mom and I wouldn't want to move to any other place. We love it here because the neighbors, and staff are wonderful.

It is a great experience mostly living here. It is quiet and the people are friendly. If I have one comment to make otherwise it is that communication though slightly improved, is not great. We are not always notified of actions to be taken during the week. They are very good at putting out paper notices but only text or e mail a few select residents. This is something that needs to be worked on but it doesn't take away from this being an excellent place to live if you are over 55. The building has now been freshly painted and looks so much better. Landscaping is great as well.

Thanks for cleaning out the drain channels along the northeasterly property line. I would suggest that the tall weeds between our Fire Lane and the Knob Hill Elementary School be cut down since we are entering a dangerous fire season. Fuel for dangerous wild fires!

I absolutely LOVE living here! The entire complex is spotless and gorgeous. Also, the staff is very nice and respectful as well as responsive! I recommend it to people all the time.

Still the best place I've found to live. Prices are high everywhere and that will continue. This complex is far above the average apartment building. Maintenance is top notch. Staff is friendly and the grounds are kept up. It is generally quiet and there are activities for the residents. People living here are respectful and friendly to each other. It is true that there isn't as much parking as anyone would like but we have to accept that.

Kristen is the best Community Manager this community has seen since I have been here. I think she is a Regional Manager candidate. Over all our resident experience has been very fruitful. We have been here since 2021. We have met and established great friendships and neighbors. We are so close to our resources and shopping venues. The only negative comment I can make is ; there has been such a turnover in our office management that it has become a distraction and disappointing .

Nice friendly and helpful neighbors. Clean outdoor areas with nice plants. Great free holiday meals to meet other people. The free haircut day was pretty good even with them learning how to cut hair. Friendly staff. Convenient bus stop nearby.

The property is very nice. Enhancements needed are the swimming pools water not cleaned enough. The shower area at the pool is dirty and rusty and dirty. The pool table needs new cloth I been here five years and has never been changed. The staff on bard now are very good and responsive.

Overture has a really friendly community. There are numerous activities to participate in every week. Overture does a great job in planning special activities such as Casino night, catered breakfasts and margarita bingo.

I love the peace and quiet here, but don't like worrying about having a parking space every day. There are more units than parking spaces. They refused to allow me to pay for a space because I am not handicapped.

Many activities occur during my work hours and parking availability is often questionable. Otherwise, the location is great, people are very friendly, especially the staff, and the rent is very reasonable.

Overture San Marcos is pretty much what I expected and by and large I’m happy. I do notice that the three people in the sales office aren’t there often and are not very helpful. When I was scouting this place I would call and for 2 or 3 days the recorded message would say “Sorry, but no one is available to answer the phone”. When I did leave a message it would be at least 2 days to hear back and the same could be said about email questions.

The overture apartments is an amazing place to live. The landscaping is beautiful, the property is well maintained, the staff is friendly and everyone seems very nice. If you are looking for a beautiful luxurious place to live, this is definitely it!

I have lived here just one year and have met many friendly people! I enjoy using the gym and the laundry facilities are very good. I have attended the yoga and craft classes also. I often have trouble finding a parking spot though. When I call the office, usually no one is there to answer so I would like to have more connections with office staff The maintenance staff have been very helpful several times.

I am all together satisfied living here in Overture, everyone is helpful and nice. Only complaint I have that the community get together could be better if the food is better organized, not just crackers , salami and cheese, but big salad and fruit , boiled eggs, potatoe salad, celery sticks…. that would appeal to me more , also more nutritious.

Overall a good community, building is very scrupulously maintained and the maintenance department is made up of very qualified, friendly and professional people. Housekeeping is phenomenal; Monica is just a total whirlwind and keeps the buildings immaculate.

Thankful for window cleaning, but with tree trimming and pool deck jackhammer After, not good. Pool is closed 6 weeks in SUMMER. carpets need dog piddle spot removal on all floors. Communication is still slow on all things.

I particularly like the tenants and how friendly they are. Due to the company having a lack of money, activities are a lot less than in prior years. The jacuzzi and grills have been broken for months.

Maintenance staff is just AMAZING, any repair requests are always immediately addressed, and they are very experienced and skilled at repairs and maintenance. Carlos and Bill are very pleasant to be around, so it's not uncomfortable to have them in my apartment. Monica, the housekeeper, works extremely hard and keeps the building very clean. It's not an easy job to keep our buildings clean, and she is a very dedicated cleaner, and always has a smile.

Cleaning is not even considered , dirty carpet and frequently dogs left over. Regular or even some time cleaning is missing and never any message to the call center is returned.

The office staff is mostly unhelpful and at times downright hostile. Maintenance is FABULOUS! They are always so quick to respond and great about following through with repairs.

I feel caged in because of limited parking. According to the description it is an active community but one cannot be active if they have to be home to scramble for a parking spot. The rent is high.

I can't believe they tore up all the community garden boxes without any communication to the residents. Before they tore up mine I went to management and they told me to put my crop in a box. ??‍♀️ Obviously not gardeners! I tried but everything died. Newly planted cucumbers and eggplant that were thriving. I've complained about not enough parking for two years, but they have shown no interest in resolving. I even offered to pay for an uncovered space (my van wouldn't fit in covered parking). They said that since I was not disabled they could not offer me a space. First that's reverse discrimination, and second, what does being disable have to do with anything? The space was not closer and would not benefit a disabled person in any way. ??‍♀️ I just wanted to know I had a space everyday. I've had to park across the street in another apt building many times. They raise the rent each year and I've finally given my notice.

There are many problems living in the apartment complex. The residents are difficult to be around and it is like being in high school with all the drama. There is very little community spirit unless you like to drink. The community activities are done so cheaply, it is embarrassing. The facilities are so poorly managed just look at how filthy the carpet are, you regularly see dog poop on them. Many residents are embarrassed on how the apartments look and refer to them as a “dump”. My car has been vandalized twice and keyed 3 times. The resident parking lot is open to anyone and there is no security. Parking is always a problem because so many nonresidents park in the lot. The Overture staff does just the basics, don’t expect anything exceptional from this organization. Your rent will be raised every yearly, about $200 a month. Nothing good is happening here.

Your rent will increase every year you live here by $200 a month after your first year lease is up. Parking is always a problem because there is not enough spaces. The resident parking is full with cars of family, friends or just being stored in the lot. My car has been keyed twice and I have had my tire punctured. You also have to deal with panhandling and homeless people daily. Avoid any apartment by the laundry room, elevator or doors because they are always being used and are very noisy. Not a lot of positive things happening here.

Parking is a nightmare after 5pm. The roof is scary, toilet issues. I like a caged bird that cannot leave the nest.. Just a few. Residents and staff are very friendly and helpful.

Parking is an ongoing problem here. It has never been addressed by management. The grounds used to be beautiful but now weeds are everywhere.
