I love living here but I would like to see security cameras put in the two parking garages. Also I noticed we no longer have 24 hour security. I felt very safe here with that! Also the coffee and latte machine stays down and the decaffeinated part is not working. I pay a lot to live here and these were the things I saw here that made me sign my lease.
New manager, Octavia, is exceptional. Love the maintenance team who are responsive. Elena keeps things clean and is very friendly. This is a great place to live!
I have not moved in yet, But what i can say after Miss Taylor took me on the tour I loved everything I seen. The inside of the building was nice and clean. Some of the residents looked happy as they were sitting in the community room chatting with each other. The apartment she showed me is beautiful. I can't wait to move in and be active with the residents.
Hard to believe that I have been at Overture Buckhead almost 2 1/2 years! I love how absolutely quiet the apartments and floors are, and how the Scene downstairs is generally teeming with activity and events, resident- or management-led. Love all the exercise classes too!

This place is such a dream come true! I can't wait to be with my fiancé and live my best life. I have ever amenity I'll ever need. Right here. The staff are incredible and get things done! I never believed this was possible.

I am enjoying my stay here. Staff & Maintenance response to my concerns quick and complete. Everyone is eager to assist. I have been here 4 + years. The amenities are a great asset to the overall living experience.
This is a great place to live. The amenities are beautiful, activities and social events are top notch and our maintenance and management team are the best.

My experience has been nothing but great. I love this community. Always something to do and everyone is so friendly and nice. The apartments are beautiful.
I was not going to stop at Overture Buckhead South but I saw the sign that said "come on in" and there was a parking space right in front me. So I said to myself, OK, let's get this off the list and move on. Much to my surprise Taylor gave a great tour and the longer I was there the more Ilike the idea of moving in. What sealed the deal was the Mardi Gras party the following week which I attend and met so many wonderful folks. I applied that night. What I like best about living here, I hope, is the ability to meet people and pets, but still have my private space. I also was only looking at places on the North-South MARTA line so I could go to the office and the airport and keep the car in the garage.
Great complex. Amenities are wonderful. Professional friendly staff. Building is beautiful and well lit. Love the access to everything in walking distance. Neighbors are very friendly. Love the location of our unit in the complex

Living at Overture has been my best living experience ever. The staff is amazing. The residents are awesome. My apartment is fantastic. And I have ABSOLUTELY NO COMPLAINTS.
As I am approaching my first anniversary stay at Overture, I have to say I am very happy and still enjoying the community as a whole. I enjoy the activities, the staff and neighbors as well as the convenience of nearby shops, restaurants and being so close to my new church home. I’m enjoying living at Overture Buckhead South. I’m enjoying all the amenities and activities provided and neighbors. The staff have thus far been amazing and helpful. Because of my love for the community, a dear friend has recently moved here also and is enjoying herself.
I enjoy living in this community because for the most part, everyone is cordial; however, I have become quite concerned by the turn-over of managing staff and property management. In one year, I've seen 3 property managers come and go.
Well, I have not moved in yet. However I feel so welcomed and I can not wait for my move in date to get here. I am packed and ready for a new adventure.
Thus far I am enjoying my apartment community. I enjoy the community activities I’ve experienced and the various community members, including residents and staff members. This community offers various activities that reflect the varied interests of the this diversified community.
I am happy to find an active, fun loving, warm, community at Overture. I have felt welcomed even before I moved in! I was invited to and attended a “casino” games night before I even signed a lease. That was so much fun and a few residents were so welcoming that it helped me make up my mind to be part of the Overture community.
Staff is friendly and knowledgeable like the activities love the location people are friendly and they care about each other it's like a big family here it's a lot of activities to do and you can have you could start other activities if you like and go to the office and ask and ask about doing other activities maintenance is wonderful when you have a problem they come right out and take care of it and you don't have any other problems housekeeping is wonderful everything looks so clean sterilized and she does a wonderful job I love the chair exercise and the fitness room that's very very helpful for me and other activities I love the real room because I love movies and the celebration for the birthdays mostly like all the activities

Simply put, I LOVE IT HERE❤️! I love the residents and staff. Everyone is so welcoming. The events that are held for the residents encourage and promote an active community. It’s just what I was looking for. It’s just what I needed. It’s “home”. ?
Since moving I a month ago, I have been thoroughly enjoying my new place of residence. I love this community, the staff and have met some really amazing neighbors. I’m happy to be a part of this community.
A lot of activities for those who want to participate. Great neighbors who are very kind and friendly. The amenities are good. A lot of choices for floor plans.
Everyone is so helpful here. All our questions and any issues were resolved promptly and the move went smoothly. Everyone is friendly and genuinely wants to help with any questions or concerns. This property is beautiful, and we are looking forward to meeting our neighbors

Good management activities are good maintenance is wonderful I give it a five-star rating if I knew somebody that needed to live in a place like this I would recommend it but right now I don't know anybody in that category I don't know what else to say everything is going good so far thank you for your service off

Loved this apartment and the community when I moved in four years ago, and still love everything. The common areas have been upgraded and daily resident activities have been continued and increased. This is the best community for our "Over 55" residents in Buckhead!

Security concerns are on the top of my list.
Activities for a very diverse group of people could be reviewed. Some of the activities are scheduled without consideration for those who work.
Being a resident at Overture has been a delightful experience, I have enjoyed my stay here
And would stay longer if it wasn’t for the rent increases every year. I can’t afford anymore increases so this will probably be my last

from, I can call some of my friends we just get on the elevator meet in our common area and socialize. I like our Staff and our Maintenance Man. My children are happy for me here.
The joining of this community was amazing. From being referred by a family friend, Angel Edwards, to having a tour by Tatiana, I was sold. Thank you Overture for my experience.
I think that in order to charge as much rent as what is being charged, the community needs to be upgraded to a degree, especially in the common areas downstairs.....the tables in the scene are very scarred, and it's easily noticeable whenever there are no table clothes (which are added mostly with events). Also, the cloth materials on the sitting chairs and benches need to be changed to a a different (washable) material because the chairs and benches with the cloth material look horrible because they are dirty. The worst one is the cloth bench right at the front door area to the building. It's the first thing that guests (or anybody) see upon entering the building. Unfortunately, it seems that this aspect living in the community is getting ignored, and it is bothersome to me.

My experience here at Overture Buckhead South has been great just signed my new lease, I'm going into my 5th year and looking forward to more. My wish list is 24/7 Security and I think they are working it.
Everything looks luxurious. Takes a bit of practice to navigate the hallways. Terry and Taylor are terrific. They helped to make our transition a special one.

Irate overture Buckhead South a top five of any community I have ever been involved with the resident agencies are one of the top of the world. I would consider anyone over the age 55 to take a look at this property one of the highest quality area that I have ever been involved with me and my father took a look at the property and we nearly had tears of serenity of been in the environment of the resident agency. I thank God for directing me in the path to this location I would always be grateful and be a great resident and it's a great start for me and my wife to live our long lasting marriage life together there I thank you so much overture Buckhead South.

I’ve been a resident for about two years now and love the the different types of activities that’s going on around the community.. The new management team and maintenance team are working really hard to bring everything together.
I absolutely love living at The Overture! It’s everything I could ever imagine. I enjoy all of the daily activities we have that’s prepared by our professionals and kind staff.
I have said times before Overture Buckhead South was and still in my Happy Place, and I will say in the pass few months things has gotten ever better, however, as I always say we need 24/7 Security.

Things are looking up here at Overture Buckhead South. A new management team has begun to take care of the property in a good way. The maintenance team is awesome,
I love living here..but..as with just about all experiences, there pluses and minuses. The elevators here are in constant disrepair, sometimes two of the three are down. False fire alarms are another negative.
I love living here. Except someone bust out the windows near the first floor exit. I'm concerned about my safety now! I'm concerned about my Lexus and other high end cars getting stolen.
The residences at Overture are welcoming. WI have made many friends. I am sorry that Silvia is leaving as she has been extremely efficient and caters to our very needs.

I like where my apartment is located but have encountered issues that were quite difficult to resolve. Also apparently staff is not able to complete work that was told would be done. Still don’t know what will or will not be done.
I love the community of like minded individuals. The feeling is great living around mature people.People are really very nice and warm. I think I see people concerned about the overall quality of life here. We look out for each other.
Our manager turnover rate is high. The building is well kept. The present stafff is very good, but so has the old staff been good. The staff provides great help and the new entertainment is great.
I am very happy at Overture Buckhead South. They are dealing with the ongoing problem of parking deck #2 leaking. It has been an extensive repair process also involving the supermarket parking lot above it. It's getting done. Another plus for this apartment in my experience, once an individual unit maintenance issue is reported, it is dealt with immediately.
I love the people here! I gave 4 stars because it takes a long time for common area amenities to get fixed, for example: 4 months to repair coffee machine and 4 months and still going for garage gate to get fixed.
Very nice and clean environment! The people are friendly and engage in varied activities. There is a variety of amenities to take advantage of at all times.

I owned three houses in my life so far. The Overture Buckhead is a great place. The Staff is on point. The contractors are keeping up with the big and small items that come with a building.

It’s all about the community for me. I love the people here and the friends I’ve made. The activities that bring us together are fun. Overall there’s no place else in Atlanta I’d rather live.
I continue to enjoy my time here at Overture Buckhead South. Maintenance is a standout here. Something goes wrong in your apartment..report it. It's done extremely quickly. There are things that can be improved upon as far as the building is concerned. The 2nd story parking deck leaks like a sieve. Whenever it rains, the roof of the deck leaks at ALL seams. Some seams like a waterfall. We've been told it would be corrected. It has not. Also, I have pointed this out on many occasion. The entrance gates stay open way too long. No explanation has been given why this has not been corrected.
The community is BEAUTIFUL, hope to be moving in December 2023. Have not moved in yet. I love Everything that I have seen. The staff is very Professional, I like that. The community is very clean. I don’t know about Security, but I hopping it well secured, especially the parking garage.
I love living at Overture! The new office team is great and the community is top notch. I’m happy you are bringing new amenities to us, like the valet trash service, to make life a little easier. Please consider adding a resident business center with printers that we can use without having to request to use the office printers. So far so good haven’t gotten out much but everything I’ve seen so far looks pretty interesting. Look forward to meeting my neighbors and engaging in activities with him.

I love it here. I’m concerned about management change on a regular basis. We have no emergency contact number. Once the phone rings and no one picks up it goes in to a voice message. The message was left by a lady named Sharon.
The previous manager was working on it.
Please know we need an emergency contact list with current employee contact numbers.
Overall, Overture Buckhead South is a satisfying community for people over 55. It affords the opportunity to be as active or not as a person chooses. The Resdents are pleasant and it’s enjoying to socialize at events in the scene.
Our Manager, Octavia is efficient, and a great communicator. Christina is a welcome change to our community activities. Azah and Shaquaya are very good additions to the office staff.
Glad to see the pool functioning again and the painting project is ongoing and actually isn’t all that disruptive.
If/when replacement furniture is replaced in the Scene, it will be a vast improvement.
I love living at Overture Buckhead South and I would like to continue to live here in spite of the changes that have occurred such as no grocery store near by and our furniture is not up to par. I also think the rent is too high.
My other problem is the constant changing of manager and the lack of support for the current manager that have really been doing an excellent job. The support staff do not seem to have any consequences for their performance.
Initially I thought Taylor just did not like me but interacting with other residents I get the same reaction from many other residents. A lot of us find her to be disrespectful and doesn’t try to help us find solutions. I wondered why she is the only person who has been here all the years I have been here since she does not seem to like her job.
I think my contribution to the community shows that I am a good fit but find the rent to be too much and the facility is not up to par. Please do not raise my rent and reduce the extra charges.
This building seems to have a problem keeping a stable management team. Complaints that are made under one manager never seem to make it to new management. Transition is not good and residents are not notified of significant changes. Communicate better with the residents please.
Although I’ve only been here a year, I have experienced three managers and several other staffing changes. What I can say is many things have been addressed that were taken lightly before. My only hesitation is about the safety from the hours of 11 to 7 in the morning as it was decided that there was no need for it because of prior surveys.
Living in this 55+ retirement community has been a generally positive experience. The neighborhood is usually quiet, and many of the residents are friendly and respectful. It provides a peaceful environment that is well suited for retirees who appreciate a slower pace of life and a sense of community.
At the same time, like any community, there are areas where improvements could be made. Communication about community matters and responsiveness to residents’ concerns could sometimes be more consistent. Continued attention to maintaining common areas and encouraging resident engagement would also help strengthen the overall community experience.
Overall, it is a comfortable place to live, and with continued attention to resident feedback, it has the potential to remain a welcoming and supportive community for adults 55 and older.
I have really enjoyed living here but I’m concerned about the situation with the elevators. They are constantly breaking and that primary elevator has been down for weeks.
There are several concerns at Overture Buckhead South. The manager has been away for 2 weeks which she may be due but it left the office with only one staff member for several days, which is unacceptable.
The phone number listed for the office is rarely answered and switches to an automated message system which does not always answer concerns.
Would appreciate if the monthly calendar has less errors and could the print be more legible. Many residents are unable to read the light colored print.
The large chairs in the Scene are very difficult to move and many requests have been made to improve the mobility. Please remember that the population at overture is over 55 and many over 75.
Seems the Conservice statements are hit or miss and rarely accurate. Can’t believe we pay for that service which is unreliable.
The maintenance team was very prompt repairing the elevator problems on New Years Eve. They are always on top of issues here. Thank you.

Too many last minute cancellations. Inexperienced and rude staff. Promotions not honored or very very slow. I have been waiting since June and it’s now December. Upgrades are not happening.

the scene interior is deplorable, with sign of wear and tear,
the exterior front of the building and around the pool area have dead plants/flowers, the floors including the scene has a musty smell,
this is not a 55+ Active Adult facility. The social activities are none - happen during the day hours, interested in at least monthly social events that is consistent,
can we have outdoor outing & trips, what happen to the Resident Committe Board?, just want what is being advertised on the web-site. Looking for fun activities other arts & craft/dancing.
This 55+ apartment community is not as advertised. Especially they lack adult activities unless it involves arts & craft. Need a life style Coordinator, that encourages resident led activities. Staff turnover is constant - Administrators, custodians. Overall friendliness of staff is not present. I was encouraged to renew early, as a result, was given a small kitchen appliance. The amount of rent includes outrageous fees. I cannot invite friends/ family to consider moving here, when other 55+ adult community offers more for the price of their facility.
The common area (Scene) is a daily sitting Room for residents, crocheting as if this is a nursing facility. I cannot /will not refer anyone here because what you advertise is not true in most cases.
Staff turnover has made it difficult to engage with any input. Changes/updates are not communicated with residents. Only certain residents… who speaks for all ( unofficially)
There are no adult activities that are planned or provided by the staff advertised. Staff turn-over is ever present, every 2-6 months.
The common area is occupied daily by residents that knit & crochet. invitation to recruit new residents for me is non, as my visitors notice that presence immediately.
the calendar is full of art and crafts activities, no social engagement onsite and there is no outside offerings.
Our activity coordinator is non-visionary unless it involves assisted living engagement.
Also the common area obeisance is not appealing. There is a musty smelling as well as wear and tear of the furniture.
There is a $2,500 offering for referrals; will or is there any offering for residents who have longevity - never been late in payment of rent.
the web-site offers $500 cash; 1-3 months rent to move in.
I have not been offered any incentive sense moving in here 4 years ago. completing renewing my lease.
