Perfect. Everyone was so helpful and friendly! The residents who came into the leasing office were very friendly as well. It will be a pleasure to be a resident at this very clean building.
It has been a very positive experience today. I appreciate the fact that it is well taken care of my maintenance and cleaning personnel. Another top plus is how secure the building and area feels to me.

Modern luxury apartments in a quite over 55 community. Located near restaurants, grocery store, movie theatre and medical center. Lots of community programs to join if you chose to get involved.
We have been here 4 years and still enjoy living here. We utilize the heated pool and hot year round. The work out facility offers class instructor, self videos and free weights and machines.
My wife and I just signed onto another year here at Overture. The staff has been nothing but exceptional since we moved in back in January 2024.

There are wonderful people who live here who are interested and interesting and they are active and engaged. The staff are committed to making the environment and activities the best possible, but they often confront limitations from Greystar management.
Love my experience here. The ladies in the office are always so friendly and welcoming.
Looking forward to getting settled in and joining all the activities available.

The willingness of staff to address questions or issues with expedience and professionalism is impressive and consistent.
Moving in was expedited by use of a designated elevator.
I am new to the building. The staff are incredibly pleasant, knowledgable, friendly and helpful. So far I like the apartment community. I like all the activities offered in the building. The building is organized and clean.
My daughter and I visited a few weeks ago and I rented a one bedroom. We worked with Leslie and she was wonderful and so patient. I am really looking forward to living there.
I'll be moving in to 9CO Overture soon and am looking forward to getting acquainted with the residents and all the activities there. The location is perfect and everything I saw when I visited makes it look like an ideal place to live.
Great place to live right in the middle of east Denver close to downtown. The resident community is very diverse, very friendly and involved in organizing and participating in everything from card games, exercise programs, book clubs and social get-togethers. Staff is wonderful and helpful, and the facility is clean and well maintained. One of the feature I like most is how soundproof the apartments are so I can crank the volume up on my music and no one complains (at least so far) -John (a 4 year resident)
Experience was good. Living in Denver is expensive. This community is well run. I have enjoyed living here. I would like to stay and continue the relationship.
I had problems about my lease carpet cleaning. I gave the cleaning company a minus 10,000 points. Emily listened to me and together we agreed on a solution.
We're very pleased with our neighbors (with a few thoughtless exceptions); the dedication of Cacee and Emily; the amenities; the activities options. Only exception: The Denver Post occasionally missing on Sun. and Wed.; either some tenant believes the paper's presence is a "freebie" for him/her; or the Post delivers one edition too few on those two days.

I really enjoy living here. The staff is so helpful and professional. They have great activities on any given day. The building is clean, quiet, and safe. I would recommend Overture on 9th to anyone looking for a quality active senior community.
The Super Bowl Party was a stimulant to interact with my neighbors and cheer for my choice------even tho we lost the last quarter.
And the trip to Mardi Gras and enjoy an exceptional meal wine and conversation in that French atmosphere!!!
Great place for active adults to live. So many activities to join if you like to get involved. The year round heated pool and hot tub are a favorite. Water volleyball, water aerobics, Yoga, aerobic classes and weight room are a real plus to have on site.

Here’s the cool thing about living here, you can get involved in as much or as little as you wish. People are very friendly and a variety of activities are abundant here, if they tempt your interest. You can join in on Happy Hour, Bingo, Holiday Celebration’s …Our social calendar is always posted monthly with things to do. Great views from the top floors! Location is great near restaurants, groceries and movie theatre. Plenty of activites if you want to get involved. Movies, card games, pot lucks, water volleyball and exercise groups.

Great 55+ apartment living. Very clean and well maintained facilities. Spacious apartments, friendly involved residents, professional helpful staff, wonderful amenities that include a reasonably large outdoor swimming pool that is open and heated all year long. And the location is next door to a top notch hospital, diverse shopping and convenient driving distance to downtown Denver.

Best part of living here, is the community. Pot lucks, happy hours, brunches, card games, art classes, gym classes, water aerobics, water volleyball to name a few events to get involved with.
Overall, I would rate the Overture as very good. My only complaint is noise late at night. Someone is playing music after 11:30pm nearly every night and it is hard to get to sleep.

I am generally happy with my experience at the Overture. My only issue is noise in my unit. I am woken up fairly often with people using the trash chute very late at night or very earky in the morning. Also, I hear music playing after 11:00pm at night which is when I go to bed. This happens nearly every night.

I have a noise problem. My next door neighbor plays music and/or TV sometimes until 2:00 or 3:00 in the morning. It totally interferes with my sleep. This is very disturbing - I have spoken to him and the Overture office about this. It is totally unacceptable.

Every resident is worried about their rent increase. No one understands the reason for itemized items such as cold water-hot water, etc. So many residents have moved out and plan to move outl. Overture placing ads will do no good since residents have talked with family, friends, and strangers and COMPLAINED about their rent increase and high service fees. Management cannot counter residents feelings and anger. Something else is people placing their trash out before 6 pm. Corridors look like trash filled alleys! DISGUSTING!
I like the residents and enjoy the conversations. I also enjoy cooking for pot luck and for some of my neighbors. I conduct a trivia session after the happy hour on the third Friday and enjoy the fun. It is relatively quiet here. Some residents are unaware of the process for disembarking the elevator before anyone enters. It's kind of like getting off a plane or a bus.
A major concern I have is SAFETY of residents. The mail room has been broken into, two residents were robbed in the garage, one at gunpoint, There continues to be a presence of homeless sleeping the the areas on the east side of the building. One resident while walking his dogs saw people with guns on the east side of the building. Homeless continue to go in and out of the garage next door. I saw two with roller suitcases yesterday leaving that area. as I mental health professional, I have seen a number of people walking by our building who I would describe as schizophrenic or demented.Not enough characters to end review
Living here has been a very nice experience, meeting some wonderful people and participating in numerous activities. The lower rating has most to do with security. Living in a building that is next door to a massive empty facility that is frequented by homeless people is unnerving at times.. After the robbery of a couple in the basement garage, and the lack of a visible security, one feels insecurity while trying to travel to and from one's car. And because there is no visible security, our possessions in cars are constantly at risk.
The addition of Cacee Crone to the staff has brought an elevated enthusiasm of the residents. Her work to improve the amenities and expanding the participation by that improvement is a definite plus. I think things will improve with her guidance.
We love our friends here and I especially live Trivia night and the movies Jim hosts in the Reel Room. We love our apartment, the neighborhood, and the view. It is great being close to The Sky Lounge, and we love how quiet the building is.
After our downsizing move to Overture we are very happy with our decision to take the next step. Overture is a welcoming community and we are getting involved with some of the activities and becoming acquainted with residents.
Great location. Management seems to care about community and always looking for ways to improve the experience. Wish we had more visitors parking spaces.

Great neighborhood. Wonderful residents, many that are very caring! Potluck dinners bring out many great chefs, great food and wonderful conversations.
We have lived in Overture for 2 years now. We love the amenities that the building offers. The 9th floor room for private rental is Great and have reserved it a few times. The pool area is lovely and we enjoy the fire pit in the evenings.
On another note, I have noticed that the building needs to have a “freshen up”. The many of the baseboards throughout the common hallway areas are scuffed and chipped. The floor that we live on (4th) needs to have the tile outside the elevator entrance cleaned more often.
Overall we ate very pleased and the residents are all very friendly and helpful.
We enjoy living here. Good neighbors and bright, attractive apartment. Our floor is quiet with no barking animals - we love that.
Don’t care for the fact that trash is sometimes left in the entry garage area near the elevator. Also trash sometimes in the stairwell.
Also concerned that packages recently stolen from mailroom area.

Residents are cool…. Many and varied backgrounds… staff are pleasant and very helpful! I have enjoyed living here these past few months. Look forward to many more encounters!!
The residents are what makes this a great place to live. It is the perfect concept for really active seniors!!
The amenities are wonderful from the community room, pool to the beautiful Tranquil Garden.
In general the Overture is pretty good. But, I have one major complaint. Someone is playing music after 11:00pm at night and it makes it difficult to go to sleep. I have reported this to the office many times. The office suggested I call Security and report it which I have done several times in the last 2 months. Apparently Security cannot figure out where it is coming from either. I have walked the hallways at around 11:30pm and cannot identify where it is coming from either. The doors to the hallway are pretty soundproof.
Everything is good at the Overture except for the noise I hear from the trash chute. My bed is close to the trash chute and when folks throw stuff down the chute late at night or very early in the morning it wakes me up and then sometimes I have difficulty in getting back to sleep.
Things have gotten much better with maintenance. The maintenance supervisor and his assistant do a great job around here. There are a few problems with valet trash service. We pay a mandatory fee of $25 a month and they don't always pick up.We also pay a second trash fee, why?
I also think that rent increases should be based on Social Security increases when you're on a fixed income. The rate increases for rent here are often well over 15%. Maybe Greystar can look into keeping rent increases between 3% to 7% for those of us seniors on fixed incomes since this is a 55 and over community and there are lots of retirees living here.
The trash and rent increases seem to be the only concerns I have at this time. I really do like living here and I would hate to be priced out due to high rent increases.
The events coordinator that we have now is doing a great job and I do enjoy the events and the pool area very much. Thanks for reviewing my review and I hope it helps in making a few changes.
My rating is based on the issue with the level 1 garage door being broken for several months and the fact 24 Security has not been provided, or at least seen, in the past month, which leaves the residents open for anyone to be in the level 1 from the community and in violation of the Lease Agreement. And, residents not being notified Security was not being provided.
2. No Community organizer for months until recently.
I've here going on three years. There are some great and interesting residents here and I have gotten to know many of them. I enjoy cooking Cajun food for the resident potlucks and I have been leading the trivia game monthly for 11 months. I also have been involved in getting a volleyball net for the pool and participating in the games 2-3 times per week.
There are some things which have been problematic since I moved in. the toilets and sink in the community bathrooms have never worked properly although many have complained. The gate break down way too frequently and support for some events has dropped off. I have gotten lots of help with trivia postings.
It does seem that the staff are often overwhelmed with responding to resident requests and managing the building simultaneously. I know it is important to get new residents, but it is also important to keep the ones you have.
The resident community is participatory and kind.
Management is getting a little bit better at responsiveness however, at a corporate level they do not provide adequate services, including maintenance and security. Services slow down or stop when someone goes on vacation, even though Greystar is the largest owner of apartment units in the United States.
The community needs to update patio furniture cushions. The cushions are old dirty and some of them stained and torn. The hallway carpets are dirty torn and wore out the community needs new hallway carpet throughout. Things don't look as glamorous as the online gallery pictures.
I like the building and location. I think the customer service from the office is poor. The communication with residence can be greatly improved. For instance, we get an email stating the pool is down until further notice. There was no explanation on why the pool is down and how long they believe it will be down. We receive new trash cans outside our units. No explanation until after the fact and then no instruction as to do what to do with the old ones. Coffee machine is down often because it needs to be p emptied or refilled. It takes them days to do this. I can go on and on about the very poor service from the front office. I wonder if this neglect is because we are elderly.
The community is wonderful. The local staff are friendly and helpful.
Greystar, not so much. We’ve experienced numerous security breaches, including armed robberies, car, mail and package thefts.
I love my apartment so I am content. I really haven’t utilize much of the amenities for various. Maintenance is very responsive. It is a nice place to live.
The residents are wonderful but many of the activities are resident generated. They constantly change based upon Greystar’s monthly profitability. For example, the garage gate protecting our vehicles has been broken for well over a month. Someone was held up at gunpoint when Greystar discontinued security for unknown reasons why the garage door was supposedly being fixed. It’s still not fixed.
Wish that paper copies of calendars and event flyers could be provided (through a one-time, in-person sign up at the office) to residence who don't use internet. I am filling this out for my mother and I don't have time to monitor all of these communications.
The local staff is awesome— Emily, Nikki, Bethany, and Juan.
Unfortunately, they are significantly limited in their service to residents due to the unreasonable policies of Greystar management. For example, it took me six months to get them to build a shower seat in my supposedly ADA compliant apartment. It took a week with a loud buzzing noise coming from my refrigerator for them to get someone to fix it. The excuse they used was that one of their maintenance man was on vacation. Be prepared to be wowed by the local staff and routinely ignored by regional management.
I find that staff does not respond in writing to my inquiries in a timely manner most times. I wish they would as the written responses would help us track my information better.
I am tired of the paperwork for assistant animal, spotty trash pick up (for which we pay, but no refund is given on no-show and holiday no-service), no drop off area for recycles on non-pickup days, parking lot and gate issues, and elevator breakdowns.This is a pretty place but the prices for storage, rent, parking and other fees keep going up. folks are moving out. I don't want to move but I may not have another choice in a year or two.
My experience at the Overture has been good except for one thing and that is the noise from the trash chute coming into my unit. When people throw out things into the trash chute, many times it makes a lot of noise in my unit as it is right behind the shower in the master bath and close to my bed. I have been woken up at 11:30pm and as early as 5:00am in the morning. I think all '13 units should get a rent rate reduction due to the noise disruption from the trash chute.
being w/o car I am horrified with filth on garage floor by elevators, animal urine by elevator and at entrance of garage. I am overwhelmed. It is a disgrace for the rent we pay.
We have a great community here, but landlord Greystar should be avoided at all costs. They save money by cutting security and jeopardizing our safety. There were two robberies in the garage at gunpoint due to gray stars inferior Security measures, which they ultimately terminated altogether while the garage door was in operative leading to the armed hold ups.
The residents are great here. And the building and neighborhood are lovely.
Greystar is a horrible landlord however. I am a retired real estate attorney and have managed many apartment buildings. Greystar is NOT even close to meeting industry standards. Everything with the staff requires multiple follow ups to get work done and questions answered. .The maintenance staff is incompetent. It took 5 followips to get my apt door lock fixed, creating security issues. And 3 follow-ups to get my toilet flushing properly. These are just the most recent examples.
The landlord is charging above market luxury rents and delivering sub par services.They are the subject of several class action lawsuits for misrepresentations of lease charges. It took the threat of a lawsuit on this property to get them to provide adequate security after an armed robbery and car theft in a supposedly secure area of the garage.
Rent is raised to high! Being on fixed incomes you have priced several friends of mine out. It appears this does not stop you from raising the rent as it is obvious this makes you happy as you can bring in a new resident at a higher rent Overture puts on very few events.
The office staff is not helpful (Cascee is exceptionally helpful and always professional).
If I could find some other apartment with comparable amenities I’d move tomorrow.

Protecting residents security and personal property is a continuing serious issue. Management passively aggressively sweeps thefts under the rug. I hope the prospective purchaser knows about Greystar’s negligence!
I was given the monthly rate for apt # 906 $1,661.00 a month on March 4th by Emily. A few days later Whitney wanted me to sign a lease for $1,974.00 a month for apt #906. A whopping $313.00 a month increase before I even moved in. I e-mailed Whitney for an answer but no response.
